Godrej Regent Park

Godrej Regent Park Overview

Godrej Regent Park is a new-launch apartment project by Godrej Properties on Sarjapura Road, east Bangalore, at Gopasandra in Kada Agrahara, pincode 560099, on the south-eastern edge of Bengaluru. It offers 2 BHK and 3 BHK homes priced from Rs. 1.44 Cr. It suits anyone shopping for a new-launch flat off Sarjapur Road who wants a registered project from a large developer, in a fast-growing corridor with tech offices spread along it.

The project has just been launched, and possession is given as December 2031 onwards. That makes it a long wait, so this is a booking for the future rather than a place to move into soon. On the plus side, a RERA number has been published, which lets you check the declared dates yourself.

Two high-rise towers of 33 floors stand on 7.5 acres and hold 518 homes. There are three plans. A two-bedroom near 1,200 sq ft opens at Rs. 1.44 Crore. The three-bedroom Premium, near 1,500 sq ft, opens at Rs. 1.80 Crore, and the three-bedroom Luxe, near 1,800 sq ft, at Rs. 2.16 Crore. All three work out to about Rs. 12,000 per sq ft at the opening price, so a larger plan does not bring a lower rate.

This suits a working couple or a young family who wants to buy early in a new launch, can budget Rs. 1.44 Crore to Rs. 2.16 Crore plus extras, and does not need the keys before 2031. Pet owners and families with small children will value the pet park and play areas. It is not the right pick if you need a home within the next few years, want four bedrooms, or are uneasy about living high up in a 33-floor tower.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Godrej Regent Park

Godrej Regent Park sits at Gopasandra in Kada Agrahara, pincode 560099, reached from Sarjapur Road on the south-eastern edge of Bengaluru. Homes have spread quickly along this road, following the tech offices, and the main road is where you will find schooling, medical care and groceries. The developer has not published distances to any of these, so we give none.

Daily life here depends on Sarjapur Road. Most trips to work, school or a hospital will use it, and it is busy at office hours. Sarjapur town and Dommasandra are reached by road, which helps for weekly shopping and errands. For work further into the city, a car or cab will be your main option, so factor fuel and time into the real cost of living here.

With handover years away, the roads you see today may change by 2031. Still, visit now at your normal commute hour and time the drive to your office. Look at the approach road from Sarjapur Road and imagine it serving 518 homes. Revisit during construction to see how the area and its access roads develop.

Homes and prices at Godrej Regent Park

Godrej Regent Park offers three plans, with built-up areas quoted. The two-bedroom covers near 1,200 sq ft and opens at Rs. 1.44 Crore. For three bedrooms there is a Premium plan near 1,500 sq ft opening at Rs. 1.80 Crore and a Luxe plan near 1,800 sq ft opening at Rs. 2.16 Crore. Carpet areas have not been published, so ask for them in writing.

Each plan works out to about Rs. 12,000 per sq ft at its opening price. In towers of 33 floors, a higher floor or a better view usually costs more, so get the price of the exact unit rather than the plan.

These homes are yet to be built, so GST applies on the construction portion. Stamp duty and registration come due when you sign the sale deed. Ask for a cost sheet listing:

  • Base rate and the area it is charged on
  • Floor-rise and view premiums for your unit
  • Car parking charges and bays included
  • Clubhouse membership and maintenance deposit
  • GST as a separate line
  • Stamp duty and registration estimate

Paperwork and approvals for Godrej Regent Park

Godrej Regent Park is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/150726/008810. Look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The entry shows the promoter, the approved plan, the number of homes and the completion date the developer has declared.

At the new-launch stage, ask for:

  • A copy of the RERA registration certificate
  • The sanctioned building plan showing your unit
  • Title documents and an encumbrance certificate for the land
  • An agreement for sale with the handover date and delay compensation
  • A construction-linked payment schedule

Compare the completion date in your agreement with the one on the RERA website, and ask about any gap. Before each instalment, check that the linked milestone has actually been reached on site. When the homes are finished, collect the occupancy certificate, register the sale deed in your name and apply for the khata.

Living at Godrej Regent Park

Godrej Regent Park places two towers of 33 floors on 7.5 acres, with 518 homes in all. The share of land kept open has not been published, so ask for the sanctioned site plan to see how much ground surrounds the towers. Every image in the brochure is a render as planned by the developer.

The centre of the community is a clubhouse of 18,475 sq ft spread over a ground floor and three upper levels, with indoor games inside. Mornings could start on the outdoor yoga deck or the jogging and skating track, followed by the outdoor gymnasium or a swim in the pool. Children have kids' play areas, and the multipurpose sports courts suit older ones and weekend players.

Dog owners have a pet park, and the flower gardens make a pleasant evening walk. The amphitheatre court works for a community event, and the multipurpose party area handles birthdays. In a 33-floor tower, the number of lifts matters as much as any facility, so ask how many serve each tower and which amenities open with the first handover.
