Godrej Reserve in Devanahalli: Buyer's Guide (October 2026)

Godrej Reserve Plots in Devanahalli

Godrej Reserve is a completed gated plotted development by Godrej Properties in Lakshmipura village, Devanahalli, North Bangalore. The layout was registered with Karnataka RERA in two phases in November 2018, and its completion certificates are dated August 2020. Every plot from the first sale is taken, so a purchase today is a resale from an existing owner. This guide covers the location, the plot sizes, the registrations, the cost of a resale and the checks to run before paying.

Who the Project Suits

The layout suits buyers who want land in a finished, gated community on the airport side of the city and plan to build a house to their own design. Roads, parks and services are in place, so the plot, the street and the neighbouring houses are there to be seen before any money changes hands. It also suits owners who are comfortable holding land for some years before they build.

A plot earns no rent until a house is built on it, and construction is a second budget on top of the land. Buyers who need a ready home or a monthly rental income are better served by a finished apartment or villa.

Location and Connectivity

Godrej Reserve is located in Lakshmipura village, Kasaba Hobli, Devanahalli Taluk, Bengaluru Rural district. The site is north-west of Devanahalli town, and the terminals of Kempegowda International Airport are to the south. Nandi Hills is further north, and a drive to each of these places at the usual travel hour shows the real commute.

Work and daily needs around the layout come from four places:

  • Kempegowda International Airport and the business parks growing around it
  • The KIADB Aerospace Park and the other industrial areas of the Devanahalli belt
  • Devanahalli town for schools, clinics, banks and daily shopping
  • Bellary Road (NH 44) for the drive south to Yelahanka, Hebbal and Manyata

The Namma Metro line to the airport is under construction, and its route follows Bellary Road rather than the villages west of the town. A car stays essential for a household in Lakshmipura. The peak-hour drive to the office is worth testing in both directions before choosing a plot.

Plot Sizes and the Layout

The two phases together hold 950 residential plots on 37.5 hectares, which is about 92.7 acres or roughly 10 plots an acre. Most plots follow five regular sizes, and the rest are odd-shaped plots at corners and edges:

  • 30 x 40 ft plots of 1,200 sq ft: 192 plots
  • 30 x 50 ft plots of 1,500 sq ft: 201 plots
  • 30 x 60 ft plots of 1,800 sq ft: 99 plots
  • 40 x 60 ft plots of 2,400 sq ft: 82 plots
  • 40 x 80 ft plots of 3,200 sq ft: 90 plots
  • Odd-shaped plots, including six of about 2,100 sq ft: 286 plots

The largest regular plot is 3,200 sq ft. Figures of about 2,006 to 4,366 sq ft that appear beside the project name describe reference house designs, so they measure a built house and not the land.

The community has two clubhouses with a swimming pool, a gymnasium, a spa, a library and a book cafe. Outdoors there are cycling and jogging tracks, curated parks, an organic farming area and a forest zone of 2.4 hectares, with about 40,000 trees planned across the site. A retail plaza and a convenience store are part of the plan for daily needs inside the gate.

Prices and the Cost of a Resale

Godrej Reserve plots now change hands between owners, so the layout has no single price list. Each owner sets a price by the plot size, the facing, the road width and the distance from the clubhouses and parks. Note the plots on offer and their asking prices, and compare two or three plots of the same size before making an offer.

The buyer's costs on a resale go beyond the agreed price:

  • Stamp duty of 5% plus cess and surcharge (5.6% in all) on a value above Rs. 45 Lakhs, and registration of 2%
  • Transfer or membership fees of the owners' association, where they apply
  • Khata transfer and legal fees
  • Maintenance charges from the date of purchase

On a sale deed of Rs. 1 Crore, stamp duty and registration come to about Rs. 7.6 Lakhs. Land carries no GST, while the later construction contract does. Banks treat a loan for a plot differently from a home loan, so ask the lender about the loan share and its conditions before fixing a price.

RERA, Approvals and Completion

The Karnataka RERA registration numbers of Godrej Reserve are PRM/KA/RERA/1250/303/PR/181122/002158 for Phase 1 and PRM/KA/RERA/1250/303/PR/181123/002192 for Phase 2. Phase 1 was registered on 22 November 2018 and Phase 2 a day later. The registered promoter is Sai Srushti Onehub Projects LLP, and the layout carries the Godrej Properties brand.

Phase 1 has 439 plots on about 36.8 acres, and Phase 2 has 511 plots on about 54.8 acres. The completion certificates for both phases are dated 3 August 2020, well ahead of the registered completion date of 31 October 2021. Phase 1 is marked as completed on the Karnataka RERA portal.

The seller's papers show which phase a plot belongs to. The plot number, its dimensions and its boundaries should match the approved layout plan of that phase.

About the Developer

Godrej Properties is a listed national developer and the real estate arm of the Godrej group. Its Bangalore work includes apartment projects and plotted layouts in the north, east and south of the city. Godrej Reserve was among its early plotted communities in North Bangalore, and it shows buyers how a branded layout looks some years after handover.

Checks Before Buying a Resale Plot

A resale depends on the seller's papers as much as on the layout. These checks cover the main points:

  • Read the seller's registered sale deed and trace it back to the first sale by the promoter
  • Match the plot number, size and phase with the approved layout plan and the RERA record
  • Take a fresh encumbrance certificate to confirm the plot carries no loan or other claim
  • Ask for the khata in the seller's name and the latest property tax receipts
  • Get a letter from the owners' association showing that maintenance is paid up to date
  • Ask for the building guidelines of the layout: setbacks, permitted floors and the approval process
  • Walk the street at different times and see how many houses near the plot are built or under construction

Buyers comparing land across the airport belt can also look at other plots for sale in Devanahalli. For each Godrej Reserve plot on resale, ask the seller for the papers that come with it.
