Godrej Woods in Kogilu: Buyer's Guide (October 2026)

Godrej Woods is a mid-rise apartment project by Godrej Properties in Kogilu, near Yelahanka in North Bangalore. It has been registered with Karnataka RERA since November 2025 and has 558 homes in ten towers on about 6.9 acres. This guide covers who the project suits, the location, the homes and prices, the RERA position and the checks before booking.
Who the Project Suits
Godrej Woods is planned for buyers who want a home from a national developer in the north of the city without living in a 30-floor tower. It fits couples and families who work around Manyata Tech Park, Hebbal or the airport road and are comfortable waiting until late 2030. The 2 BHK suits a first purchase, and the large 3 BHK suits a family that needs room for parents or a study.
Buyers who need a ready home or a 3 BHK under Rs. 2.5 Crore will find the project a weaker fit. Ten towers on a compact site also mean that some homes face another building, so the choice of tower matters more than usual.
Location and Connectivity
The exact location of Godrej Woods is survey numbers 106/9 and 106/10, Kogilu village, Yelahanka Hobli, Yelahanka Taluk, Bengaluru Urban, pincode 560064. A 24.2 m wide road runs along the eastern side of the land. The project is often advertised under the Thanisandra name, so confirm the site on a map before a visit.
Kogilu is between Yelahanka and the Thanisandra and Hennur belts, east of Bellary Road. Manyata Tech Park is to the south, towards the Outer Ring Road. Yelahanka, with its schools, hospitals and railway station, is the nearest established neighbourhood.
The Blue Line metro to the airport is under construction along Bellary Road, with a station planned near Kogilu Cross. Until it opens, daily travel is by road through Kogilu Main Road, Thanisandra Main Road or Bellary Road. A trial drive to the workplace at office time, on two weekdays, gives a fair picture of the commute.
Towers, Homes and Open Space
The registered plan has ten towers with two basements each. Nine towers have a ground floor and 13 upper floors, and one tower has 14. Each tower holds 52 to 66 homes, with four or five homes on a typical floor.
The towers cover about 22% of the land, and the plan works out to about 81 homes an acre. Shorter towers bring shorter lift waits and fewer neighbours on each floor. The trade-off is that ten buildings share the site, so the gaps between towers deserve a close look on the site plan.
The registered plan includes these shared facilities:
- A clubhouse of about 17,700 sq ft
- A swimming pool and a gymnasium
- Indoor and outdoor sports areas
- Landscaped parks of about 30,000 sq ft
- 644 covered car parks and 104 open ones
Home Plans and Prices
Godrej Woods prices start at Rs. 1.62 Crore for a 2 BHK and Rs. 2.95 Crore for a 3 BHK. The two plans on sale are shown in the table.
| Home Type | Size (sq ft) | Starting price |
|---|---|---|
| 2 BHK, two bathrooms | 1,190 | Rs. 1.62 Crore |
| 3 BHK, three bathrooms | 2,180 | Rs. 2.95 Crore |
The price per sq ft is about Rs. 13,600 for the 2 BHK and about Rs. 13,500 for the 3 BHK on saleable area. The registered mix is 226 two-bedroom and 332 three-bedroom homes. Carpet areas average about 728 sq ft for the 2 BHK and about 1,120 sq ft for the 3 BHK.
The registration carries five 3 BHK layouts, with average carpet areas from about 1,026 to 1,205 sq ft. A smaller 3 BHK may therefore be open in some towers. Ask for the carpet area and floor plan of each layout before comparing prices.
These charges are added to the starting price of a home under construction:
- GST on the agreement value
- Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
- Floor-rise and facing premiums
- Car parking, clubhouse membership and the maintenance deposit
On a Rs. 1.62 Crore home, stamp duty and registration come to about Rs. 12.3 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan.
RERA, Possession and Stage of Work
The Karnataka RERA registration number of Godrej Woods is PRM/KA/RERA/1251/472/PR/121125/008248, granted on 12 November 2025. The promoter is Godrej Properties Limited, and one registration covers all ten towers. The BBMP approved the building plan on 4 November 2025.
The registered construction period runs from 25 November 2025 to 30 November 2030. By the end of June 2026, 274 of the 558 homes were booked, which leaves a fair choice of towers and floors. Progress is reported every quarter on the Karnataka RERA portal, where the work done can be compared with each payment demand.

Checks Before Booking
A home that is five years from handover rewards a careful start. These checks cover the main points for Godrej Woods:
- Match the RERA number, the home count and the completion date on the Karnataka RERA portal
- Confirm the site address and survey numbers in the agreement, since the project is sold under more than one locality name
- Find the tower on the sanctioned site plan and check the distance to the building opposite
- Ask for the carpet area of the exact home and work out the rate on carpet area
- Get a full cost sheet with GST, premiums, parking and maintenance shown separately
- Ask for the water source and the expected monthly maintenance per sq ft
- Pay only into the project account named in the RERA registration, and keep every receipt
