JD Signature on Kanakapura Road: Buyer's Guide (October 2026)

JD Signature is a plotted layout with 120 sites at Somanahalli village, off the outer stretch of Kanakapura Road in South Bangalore, and it is registered with Karnataka RERA. This guide covers the layout, the plot sizes, the approvals and the timeline. It closes with the checks a plot buyer should finish before paying a booking amount.

Location and Connectivity
Somanahalli is a village on Kanakapura Road (NH 948), beyond the NICE Road junction and before Kaggalipura. The land falls under the Kanakapura Planning Authority, outside the city corporation and BDA limits. Kanakapura Road is the single main route from the layout into the city.
Silk Institute, the southern terminal of the Green Line, is the nearest metro station, on Kanakapura Road towards the city. The layout is outside walking range of the metro, so daily travel depends on the road. A metro extension further south along this road has been proposed, and it has no approved timeline yet.
Schools, hospitals and large shops are concentrated between Thalaghattapura and Konanakunte, closer to the city. A buyer who plans to build and live at Somanahalli should drive the route to work and school at peak hours. An evening visit also shows how busy the highway is near the turn-off.
Layout and Plot Sizes
The 120 plots take up 13,214 sq m, which is about 52% of the land. Roads cover about 33%, three parks cover 10%, and a single civic amenity site covers 5%. That split is normal for an approved layout, where roads, parks and a civic amenity site are reserved before plots are numbered.
The plot mix is built around one standard size, as the count below shows.
- 30 x 40 ft (9.14 x 12.19 m, 1,199 sq ft): 92 plots
- 25 x 40 ft (7.62 x 12.19 m, 1,000 sq ft): 4 plots
- Odd-sized sites (785 to 2,008 sq ft): 24 plots
More than three in four plots are 30 x 40 sites, the size most Bangalore buyers and lenders know well. The odd-sized sites are at corners and edges, and each has its own measurements in the approved plan. The largest of them, plot 98, measures 2,008 sq ft.
Internal roads in the plan are 12 m and 9 m wide. A few plots near the southern end face a road that is to be widened to 18 m. The road width in front of a plot affects both access and the building rules that apply later, so note it for the plot being considered.
Price and Buying Costs
JD Signature prices are on request from the promoter. Ask for the rate per sq ft, the total for the specific plot, and every extra charge on one written cost sheet. Corner plots and plots on wider roads usually carry a premium.
The sale of a plot does not attract GST. Stamp duty in Karnataka is 5.6% with cess and surcharge for a property above Rs. 45 Lakhs, and the registration fee is 2%. Both are worked out on the sale value or the guidance value, whichever is higher.
The cost of building a house comes on top of the land price, and on a 30 x 40 site it is often the larger of the two. Banks also treat plot loans differently from home loans, with shorter tenures and lower loan shares. The EMI calculator gives a first estimate of the monthly outgo.
RERA, Approvals and Timeline
JD Signature RERA registration number is PRM/KA/RERA/1251/310/PR/110926/008940, granted on 11 September 2026. The number can be checked on the Karnataka RERA portal, where the approved plan and the plot schedule are also filed. The Kanakapura Planning Authority cleared the layout plan in an order dated 27 August 2026.
All three survey numbers are recorded in the name of the promoter firm, with a 100% share. That means the buyer deals with one seller, without a separate landowner to trace. The project bank account is with Karnataka Bank.
Site work started on 1 September 2026, and development was at 0% when the layout was registered. Roads, drains, parks, power lines and water lines have yet to be built. The registered deadline, 1 December 2027, gives the promoter about fifteen months to finish them.
Water is planned from borewells and the village panchayat. The promoter firm has one earlier project on the Karnataka RERA portal, registered in October 2022. A visit to that project is a fair way to judge how the firm finishes its roads and services.
Checks Before Booking
With a plot, the paperwork is the product. These checks cover the main risks at JD Signature.
- Match the plot number, dimensions and boundaries on the agreement with the approved plan filed with RERA
- Have a lawyer read the sale deeds, the land conversion order and the Encumbrance Certificate for all three survey numbers
- Read the Kanakapura Planning Authority approval in original, including any conditions on the release of sites
- Pay only into the project account named in the registration
- Link each payment to work that is visible on the ground, such as roads, drains and power lines
- Ask which khata will be issued for the plot and which local body will issue it
- Compare the quoted rate with the guidance value and with recent registered sales in Somanahalli
Who JD Signature Suits
JD Signature is a fit for buyers looking for a regular 30 x 40 site on the Kanakapura Road side, with plans to build after 2027. It also suits a buyer who prefers a small layout with a single seller and a short title trail. The common plot size helps with a bank valuation and with a later resale.
Buyers who need to build at once should wait until the roads and services are in place. Those who want a clubhouse, a pool or a large developer behind the layout will find better matches elsewhere on Kanakapura Road. A long holding period is the safer plan, since resale demand this far out is still building up.
