Zolaah by Houze of Jindal at Budigere Cross: Buyer's Guide (October 2026)

Zolaah is a twin-tower apartment project by Houze of Jindal near Budigere Cross on Old Madras Road, East Bangalore. It received its Karnataka RERA registration on 27 July 2026, so the project is now a registered new launch. This guide covers who is behind it, what the registration contains, the home sizes, the location and the checks to finish before booking.

Project at a Glance

The main facts of Zolaah are taken from its RERA registration and are listed below. The project is registered under the single name "Zolaah".

  • Promoter: House of Jindal Estates LLP, Koramangala
  • RERA number: PRM/KA/RERA/1251/446/PR/270726/008846, granted on 27 July 2026
  • Land: 7,916 sq m, which is about 1.96 acres
  • Towers: two, each with 2 basements, a ground floor and 33 upper floors
  • Homes: 129 apartments, with 64 in Tower A and 65 in Tower B
  • Mix: 97 homes of 3 BHK, 31 homes of 4 BHK and one 5 BHK
  • Covered parking: 177 spaces
  • Start date: 1 July 2026, with completion due by 31 December 2031

Two points differ from early marketing for the project. The registered count is 129 homes, where early material spoke of 130. The RERA number also exists now, so any note that calls the registration "awaited" is out of date.

Who Is Houze of Jindal?

Houze of Jindal is the real estate arm of a Bangalore business family whose trade goes back to the 1960s. The brand was announced in September 2026 and is led by Abheeshek B Jindal as Managing Director, with Shivek Jindal. Zolaah is its first residential project and the first that the promoter firm has registered with Karnataka RERA.

The group has spoken of a land bank of about 250 acres in and around Bangalore and a plan for homes, hotels and resorts over five years. Those are plans, and a buyer has no delivered apartment tower from this brand to walk through yet. The land for Zolaah is owned within the family, which keeps the title chain short. That places more weight on the documents, the payment plan and the construction updates filed with RERA each quarter.

Location and Connectivity

Zolaah is located at Survey No. 34/1, Bandapura village, Bidarahalli hobli, Bengaluru East taluk, pincode 560049. The plot faces the highway on its eastern side and is a short drive from the Budigere Cross junction. Some listings place it at Avalahalli, the neighbouring village on the same road.

Old Madras Road (NH 75) is the main route to KR Puram and the Outer Ring Road on one side and Hoskote on the other. The Budigere road runs north towards Kempegowda International Airport. The Purple Line of Namma Metro ends at Whitefield (Kadugodi), and the station is reached by road from the project.

The stretch around Budigere Cross has grown quickly, with several large apartment projects under construction along it. Schools, hospitals and daily shopping are still fewer than in Whitefield or KR Puram, so some errands need a drive. Traffic on Old Madras Road is heavy at peak hours, and a trial run to the office at the real commute time is worth the effort.

Homes and Sizes

Each tower has two apartments on most floors, which is a very low count for a building of this height. That layout leaves few shared walls between homes. The registered carpet areas are as follows.

Home TypeCarpet Area (about)
3 BHK1,239 sq ft
3 BHK (larger)1,433 to 1,442 sq ft
4 BHK1,808 sq ft
5 BHK (single home)3,233 sq ft

Balconies are counted separately from carpet area in the registration. Sales material quotes larger saleable areas, which add walls, balconies and a share of the common areas. Compare projects on carpet area, since that is the figure the sale agreement is tied to.

The towers are 117.4 metres tall, and the project uses a sanctioned FAR of 3.204 on its plot. With 129 homes on 1.96 acres, the density works out to about 66 homes per acre. The 177 covered spaces give an average of a little over 1.3 car parks per home, so ask how many are allotted to the unit under discussion.

Price and Total Cost

Zolaah is priced in the luxury band for East Bangalore, with 3 BHK homes above Rs. 2 Crore. Launch prices are moving as inventory opens, so ask the developer for the latest price list and cost sheet. The EMI calculator shows the monthly outgo for any price and loan amount.

The cost sheet matters more than the base rate. These are the lines to add to the base price before comparing it with other towers.

  • Floor rise and any charge for a preferred view or facing
  • Car parking beyond the first allotted space
  • Clubhouse fee, maintenance advance and corpus fund
  • GST at 5% on an under-construction apartment
  • Stamp duty of 5.6% with cess and surcharge, plus a 2% registration fee

RERA, Approvals and Timeline

The building plan was approved by the Bangalore Development Authority on 12 June 2026, under plan number BDA/7/2026-27. RERA registration followed on 27 July 2026. The registered completion date is 31 December 2031, which is the date that carries legal weight for delay compensation.

The estimated project cost on the registration is about Rs. 229 Crore, including the land. Buyer payments must go to the RERA-designated project account named in the agreement. The number can be checked on the Karnataka RERA portal, along with the sanctioned plan and the quarterly progress updates.

Checks Before Booking

A first project from a new brand, with a five-year build, calls for careful paperwork. These are the points to settle in writing.

  1. Match the RERA number, promoter name and survey number on the agreement with the portal
  2. Take the carpet area, balcony area and saleable area of the exact home in writing
  3. Ask about water supply: the registration names borewells and the Doddabanahalli gram panchayat as the source
  4. Confirm the sewage treatment, rainwater harvesting and power backup planned for the towers
  5. Read the payment schedule and check that each instalment follows a construction stage
  6. Ask which banks have approved the project for home loans
  7. Have a lawyer read the title documents and the land conversion papers for Survey No. 34/1

Who Zolaah Suits

Zolaah suits a family that wants a large apartment in a low-count tower in East Bangalore and plans to move in after 2031. Work locations in Whitefield, KR Puram and Hoskote are the most practical from this address. The small number of homes also keeps the owners' association compact.

Buyers who need a home within two or three years will find the timeline long. Those who prefer a developer with completed towers to inspect have other choices on the same road. The same applies to buyers who place piped Cauvery water and a metro station within walking distance at the top of their list.
