Krishvi E Villa in Attibele: Buyer's Guide (October 2026)

Krishvi E Villa is a gated villa project by Krishvi Projects at Manchanahalli, near Attibele, off Hosur Road in South Bangalore. The layout holds 42 villa plots on about 2.2 acres, and its RERA completion date of 15 October 2024 has passed. This guide covers the location, the homes, the RERA registration and the checks a buyer should run, most of which now apply to a resale purchase.

Who the Project Suits
The project suits a family that wants an independent house in a small gated community, at a price below the villa belts of Sarjapur Road and Whitefield. It works best for people employed in the Attibele industrial area, Bommasandra, Electronic City or Hosur. A finished house also suits a buyer who prefers to inspect the home before paying.
A house on three levels means stairs every day, which is harder for elderly residents. Families that work in the north or the east of the city will find the distance difficult. A community of 42 homes also has a smaller pool of owners to share the running costs.
Location and Connectivity
Krishvi E Villa is located 1.2 km from National Highway 44, the Hosur Road, behind the Ramee Guestline Hotel. Attibele is the last town on the Karnataka side of the highway, and Hosur is the next town across the Tamil Nadu border. Electronic City is to the north along the same road.
The Yellow Line of Namma Metro opened in August 2025 and runs from RV Road through Electronic City to Bommasandra. The stretch from Bommasandra to Attibele is covered by road. An extension of the line towards Attibele is at the proposal stage, with no approved timeline.
Daily life at this distance depends on a car. The highway carries heavy lorry and office traffic at peak hours, and the Attibele toll plaza adds to the queue. A trial drive from the villa to the workplace at the usual office hour is the best test.
Design and Specifications
The villas follow what Krishvi Projects describes as a planter box house. Planters are built into the front of the house at several levels, and the outer walls are finished in exposed wire-cut brick. A skylight of toughened glass brings daylight into the centre of the house, and the top floor opens to a terrace with a pergola.
The main points of the specification are listed below.
- RCC framed structure with concrete block walls
- Jaisalmer stone flooring
- Teak wood main door and steel window grills
- Jaquar or equivalent bathroom fittings
- Legrand or Schneider modular switches
The villas were sold as four-bedroom homes. The built-up area, the bedroom count and the plot dimensions of a particular villa should be read from its sanctioned plan and sale deed. Planter boxes and terraces need sound waterproofing, so the walls and ceilings below them deserve a close look for damp.
Amenities
Amenities at Krishvi E Villa are those of a small community. The facilities described for the project are listed below.
- Swimming pool
- Gymnasium and yoga deck
- Games room and multi-purpose hall
- Multi-purpose games court
- Children's play area
- Landscaped park and walking area
- Amphitheatre
The RERA registration covers the plots, the roads, two parks and the basic services. A clubhouse, a pool and a gymnasium are outside its registered scope. A site visit will show which of these facilities are built and in use, and who maintains them.
RERA Registration and Stage
Krishvi E Villa RERA registration number is PRM/KA/RERA/1251/308/PR/190123/005627, granted by the Karnataka RERA authority on 19 January 2023. The project is registered under the name Krishvi E-Villas, and the number can be checked on the Karnataka RERA portal. The promoter is Krishvi Projects Private Limited.
The registration is in the plotted development category and covers a layout of 42 sites. Thirty-three plots measure 10.21 m by 9.14 m, and nine measure 10.60 m by 9.88 m. The layout plan was approved by the local planning authority in July 2022, and the layout works were scheduled to end on 15 October 2024.
The layout also includes two parks of 906 sq m together, one civic amenity site of 451 sq m and 3,174 sq m of roads. Water for the layout comes through the Mayasandra Grama Panchayat. The portal carries no complaints against the project or the promoter as of 3 October 2026.
A plotted registration covers the land and its services, while each villa is built under its own building plan. This makes the sanctioned plan and the completion papers of the individual villa important documents for a buyer.
Prices and Purchase Costs
With the layout past its completion date, most villas now change hands as resales from the first owners. The price is agreed with each seller, so recent sale deeds for villas in the community are the best guide. Ask the developer for the villas currently open for sale and the prices sought.
The costs to plan for above the agreed price are listed below.
- Stamp duty of 5% plus cess and surcharge, which comes to 5.6% of the registered value
- Registration fee of 2%
- Any maintenance dues or transfer charges payable to the owners' association
- Legal fees for the title check
Stamp duty is charged on the sale price or the guidance value, whichever is higher. A resale between two individuals carries no GST. The EMI calculator gives the monthly payment for the loan amount.
Checks Before Buying
A resale villa in a small layout needs checks on the plot, the building and the community. The points below are worth settling before the advance is paid.
- Match the plot number and its dimensions with the approved layout plan.
- Ask for the sanctioned building plan of the villa and compare it with what is built.
- Collect the title deeds, the land conversion order and an encumbrance certificate for Sy. No. 161.
- Check the khata, the latest property tax receipt and the electricity bill in the seller's name.
- Ask for the date the villa was handed over, since the five-year defect liability period runs from it.
- Inspect the planter boxes, the terrace and the skylight for seepage, ideally after rain.
- Ask how water is supplied through the year and whether a borewell supports the panchayat supply.
- Read the owners' association accounts for the monthly maintenance, the corpus and the villas occupied.
A bank's legal and technical report on the villa is a useful second opinion. Buyers taking a home loan should ask the bank early whether it lends on this layout.
