Krishvi Statura on Old Madras Road: Buyer's Guide (October 2026)

Krishvi Statura is a high-rise apartment project by Krishvi Projects on Old Madras Road, near Budigere Cross in East Bangalore. It is a single tower of two basements and 36 floors with 176 homes, from 2 BHK flats to large duplex homes on the top floors. This guide covers the location, the homes, the RERA registration and the checks to run before buying.

Who the Project Suits
The project suits a buyer who works in the eastern part of the city and prefers a tall building with open views to a large township. The 2 BHK and 3 BHK flats fit small families, and the duplex homes fit buyers who want a very large home in a tower. A single tower also means fewer neighbours and a quieter site.
The same feature has a cost. The lifts, two pools and a three-level clubhouse are paid for by 176 households, so the monthly maintenance per home is likely to be higher than in a large community. Families who want gardens at their doorstep may prefer a villa or a low-rise project.
Location and Connectivity
Krishvi Statura is located on Old Madras Road, the highway that runs east from the city towards Hoskote. The site is between KR Puram and Budigere Cross. The same road leads to the Purple Line metro at KR Puram and to the Outer Ring Road at Tin Factory.
Whitefield and its technology parks are reached through the roads that branch south from Old Madras Road. Budigere Cross also links to the road towards the airport through Budigere. The highway is busy at peak hours, and a trial drive to the workplace at the usual office hour is the best test.
Shops and restaurants along this stretch are fewer than in Whitefield or Indiranagar. Most residents drive to KR Puram, Whitefield or Hoskote for larger malls and hospitals.
Homes and Sizes
Krishvi Statura has six flats on each of the standard floors, from the first to the twenty-eighth. The registered unit list carries the following sizes for them:
- 2 BHK flats of 830 sq ft and 870 sq ft carpet area, 110 homes in all
- 3 BHK flats of 1,206 sq ft carpet area, 54 homes in all
The upper floors hold twelve large homes, most of them 4 BHK duplexes. These are listed at 3,234 sq ft, 4,208 sq ft and 4,277 sq ft. A duplex is planned on two levels, with the living rooms below and the bedrooms above.
Area figures for a home can be quoted as carpet area or as super built-up area, and the two differ widely. Buyers should ask for the RERA carpet area, the balcony area and the super built-up area of the chosen home in writing. A price comparison with other projects is fair only on the carpet area.
Amenities
Amenities at Krishvi Statura centre on Club Statura, a clubhouse on three floors. With 85% of the land open, the ground level is given over to courts, play areas and gardens. The facilities are listed below.
- Indoor temperature-controlled pool and an outdoor pool
- Gymnasium and yoga room
- Badminton court, tennis court and basketball court
- Co-working space and media room
- Guest bedroom suites
- Creche and children's play area
- Jogging track, outdoor gym and reflexology area
- Amphitheatre and a seniors' corner
The tower has four high-speed lifts and a provision for electric vehicle charging. The structure is an RCC frame designed for earthquake resistance.
RERA Registration and Stage
Krishvi Statura RERA registration number is PRM/KA/RERA/1251/308/PR/190823/002819, granted by the Karnataka RERA authority on 23 August 2019. The project is registered under the name Krishvi BVL Statura. The promoter is BVL Estate Pvt. Ltd., and Krishvi Projects Private Limited is named as the contractor.
The building plan was approved by the Bangalore Development Authority. The plan was modified in 2021, when the number of homes rose from 147 to 176. The number can be checked on the Karnataka RERA portal.
The first completion date on the registration was 20 August 2024. It was extended to 20 May 2025 and then to 31 March 2026. With that date now past, a buyer should ask for the occupancy certificate of the tower before treating a home as ready to move in.
The portal lists three complaints against the project, filed in 2021 and 2025, and all three are marked as disposed. One of the 2025 complaints was about the delay in completion. A buyer may ask the sales team how each was settled.
Prices and Purchase Costs
The price depends on the floor, the view and the size of the home, and the large duplex homes are priced individually. Ask the developer for the homes currently available and the latest price for each. Recent sale deeds for flats in the tower are a useful benchmark for a resale.
The costs to plan for above the agreed price are listed below.
- Stamp duty of 5% plus cess and surcharge, which comes to 5.6% of the registered value
- Registration fee of 2%
- Maintenance deposit, corpus fund and clubhouse charges
- Electricity and water connection charges
GST applies to a home bought from the developer before the occupancy certificate is issued. A home sold after the certificate, or a resale between individuals, carries no GST. The EMI calculator gives the monthly payment for the loan amount.
Checks Before Buying
A finished high-rise allows most points to be checked on site. The points below are worth settling before the advance is paid.
- Ask for the occupancy certificate and the completion certificate of the tower.
- Get the carpet area, balcony area and super built-up area of the home in writing.
- Confirm the number of car parks allotted and have them written into the agreement.
- For a duplex, ask whether the terrace or sky deck is for the exclusive use of the home.
- Inspect the terrace, balconies and double-height walls for seepage, ideally after rain.
- Check the lifts, the power backup and the fire safety systems in operation.
- Ask for the monthly maintenance charge, the corpus balance and the number of homes occupied.
- Collect the title deeds and an encumbrance certificate for Sy. Nos. 42/2 and 42/3 of Bandapura Village.
Buyers taking a home loan should ask the bank for its legal and technical report on the tower. The date the home is handed over also matters, since the five-year defect liability period runs from it.
