Lodha Developers FY26 Results: What They Mean for Bangalore Home Buyers

Lodha Developers reported its results for the financial year 2025-26 on 27 April 2026, with pre-sales of Rs. 20,530 Crore and a net profit of Rs. 3,428 Crore. The company also added 12 new projects during the year, some of them in Bangalore. This article sets out the figures, where the company is building in Bangalore and what a home buyer should take from them.

The FY26 Figures in Brief

Pre-sales for the year to March 2026 rose 16% over the previous year. The January to March 2026 quarter was the strongest in the company's history. The main figures are listed below:

Three of these terms are easy to confuse. Pre-sales are the value of homes sold during the year, whether or not they are built. Collections are the money buyers actually paid, and revenue is booked in the accounts only as projects reach completion.

New Projects and the Plan for FY27

The 12 projects added in FY26 have a combined sales potential of about Rs. 60,000 Crore. They are spread across the Mumbai region, Pune, Bangalore and the National Capital Region. Five of those land parcels were added in the October to December 2025 quarter alone.

For the year to March 2027, the company has set a pre-sales target of Rs. 24,000 Crore, about 17% above the FY26 figure. A higher target needs more launches, and Bangalore is part of that pipeline. The company's first project in the National Capital Region is also planned for the second half of the year.

Lodha in Bangalore: A Short History

Lodha Developers, formerly Macrotech Developers, is based in Mumbai, and most of its sales still come from the Mumbai region and Pune. Bangalore is its newest large market, and the company has been selling in the city since 2023. Reports that describe FY26 as its entry into Bangalore are out of date.

The record on the Karnataka RERA portal shows the pace. The Lodha projects registered in Bangalore, in order of registration, are listed below:

  • Lodha Mirabelle, Thanisandra, near Manyata Tech Park: registered on 13 October 2023, with a second phase on 23 April 2025
  • Lodha Azur, off Bannerghatta Road: three registrations between 22 March 2024 and 20 September 2025, with 576 homes in five towers
  • Lodha Haven, Hosa Road: registered on 28 May 2025 and 26 March 2026, with 452 homes in six towers
  • Lodha Elanza, off Sarjapur Road: registered on 19 December 2025, with 698 homes in six towers
  • Fiorana at Lodha Beaumont Estate, Sadahalli: first phase registered on 20 July 2026, with 540 homes in five towers

That is five locations in three years, covering the north, the south and the east of the city. Every one of these projects is still under construction. The earliest registered completion date is June 2028, at Lodha Mirabelle, and the latest is March 2032, at Beaumont Estate.

How the Bangalore Projects Are Selling

The quarterly returns filed for 30 June 2026 give a view of demand. At Lodha Azur, 514 of the 576 homes were booked. The first phase of Lodha Haven had 205 of its 304 homes booked, and Lodha Elanza had 297 of 698 booked about six months after registration.

Later phases had more stock open on that date. Haven Phase 2, registered in March 2026, had 13 of 148 homes booked. A buyer who wants a wide choice of floors and facings will find it in the newer phases, with a longer wait for handover.

What the Results Mean for Home Buyers

Strong results say something useful about the seller. A developer that collects more than Rs. 15,000 Crore a year and keeps its debt low has the cash to keep construction moving. Stalled work is the risk that hurts buyers most, and a listed company publishes its accounts and its debt every quarter.

The same results say little about the price of a single home. Lodha's Bangalore homes are priced for the premium segment, with most three bedroom homes above Rs. 2 Crore. The fair price of a flat comes from recent registered sales nearby, and the company's pre-sales total has no bearing on it.

Company strength is also separate from the record in one city. Lodha has delivered many projects in Mumbai and Pune, and its Bangalore towers are still being built. Buyers in the city are relying on the registered timeline and on the progress they see on site.

The long build periods bring one more point to weigh. Homes booked in 2026 carry completion dates between 2028 and 2032. Buyers who pay rent and instalments together need a budget that holds through that period, with room for a delay.

Checks Before Booking a Lodha Home

The checks for a home from a large listed developer are the same as for any other. These points matter most:

  • Match the tower to its RERA number and completion date, since each project has several registrations
  • Ask for the carpet area of the exact home and work out the rate on that figure
  • Read the latest quarterly update on the Karnataka RERA portal for the stage of work and the homes booked
  • Get a full cost sheet with GST, premiums, parking and maintenance shown separately
  • Read the possession and delay clauses in the agreement for sale
  • Visit an older Lodha site in the city to see the pace and quality of work
  • Pay only into the project account named in the RERA registration
