Lodha Azur

Lodha Azur Overview

Lodha Azur is an under-construction apartment project by Lodha Group at 3, DLF Road, in Akshaya Gardens, Akshayanagar, on Bannerghatta Road, south Bangalore, pincode 560076. It offers 3 BHK, 3.5 BHK and 4 BHK homes from Rs. 2.75 Crore, with handover from 2028 onwards. It suits families on the Bannerghatta Road side who have outgrown a two-bedroom flat.

It is a large site with room to breathe. Four blocks of 28 floors each stand on 10 acres and hold 550 homes, about 55 to an acre. That is a lower density than many tower projects, which usually means more ground for gardens and courts, though you should confirm the open-space figure from the approved plan.

Only three home sizes are offered, all on built-up area. The 3 BHK is about 1,900 sq ft and costs Rs. 2.75 Crore to Rs. 2.95 Crore. The 3.5 BHK is about 2,300 sq ft at Rs. 3.25 Crore to Rs. 3.90 Crore. The 4 BHK is about 3,000 sq ft at Rs. 4.5 Crore to Rs. 5 Crore. Every size is quoted as a band, a sign that height and outlook are priced separately. At the bottom of the band, the 3 BHK works out to about Rs. 14,500 per sq ft.

This suits a household with Rs. 2.75 Crore or more to spend that wants three or more bedrooms from a large national developer and can wait until 2028. The half-bedroom plan fits families who need a study or a room for a parent. It is not for buyers who want to move in soon, need a two-bedroom home, or plan to spend under Rs. 2.5 Crore. Hold off paying until you have the RERA number, which has not been published.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Lodha Azur

Lodha Azur has its address at 3, DLF Road, Akshayanagara West, in Akshaya Gardens, Akshayanagar, Bengaluru 560076. Akshayanagar is part of the Bannerghatta Road belt in the south of the city, a settled residential area with apartment complexes and layouts around it. The developer has not published distances to any office, school or hospital, so none are quoted here.

For most families, the daily question is how long it takes to reach work and school. South Bengaluru traffic varies a lot by hour and by route. Drive from DLF Road to your office on a weekday morning, and back in the evening, before you decide. Do the same for the school you are considering.

Handover is due from 2028, so the neighbourhood you see today will change before you move in. A 550-home project adds its own traffic to the approach road. Walk from the gate to the nearest main road, note where autos and cabs gather, and look at how the road handles rain. Ask where the main entrance of the finished project will be, since a large site can have more than one gate.

Homes and prices at Lodha Azur

Lodha Azur offers three sizes, each on built-up area; carpet areas have not been published. The 3 BHK measures about 1,900 sq ft and is priced between Rs. 2.75 Crore and Rs. 2.95 Crore. The 3.5 BHK measures about 2,300 sq ft, priced between Rs. 3.25 Crore and Rs. 3.90 Crore. The 4 BHK measures about 3,000 sq ft, priced between Rs. 4.5 Crore and Rs. 5 Crore.

At the bottom of its band, the 3 BHK works out to about Rs. 14,500 per sq ft. The spread within each size is wide, particularly for the 3.5 BHK, so ask what moves a unit from one end to the other.

These are under-construction homes, so GST applies on the construction portion. Stamp duty and registration are extra in every case. Your cost sheet should list:

  • Base rate and the area it is charged on
  • Floor-rise and facing charges
  • Car parking and bays included
  • Clubhouse and legal charges
  • Maintenance deposit and advance maintenance
  • GST as its own line
  • Stamp duty and registration

Paperwork and approvals for Lodha Azur

Lodha Azur has no RERA registration number published yet. Ask Lodha Group for it and check it on the Karnataka RERA website (rera.karnataka.gov.in). A four-block site is often registered in phases, so make sure the number you are given covers the block you are buying in.

At the booking stage, ask for:

  • The RERA certificate for your phase
  • The sanctioned building plan with your unit marked
  • Title documents and an encumbrance certificate for the 10 acres
  • The agreement for sale, with the handover date and delay compensation
  • The construction-linked payment schedule

Before each instalment, compare the work on site with what is being billed, and read the quarterly progress update on the RERA portal. If you take a loan, the bank's legal check is a helpful second opinion on the title.

When your block is complete, ask for its occupancy certificate before taking the keys. Then register the sale deed and apply for the khata in your name.

Living at Lodha Azur

Lodha Azur places four 28-floor blocks on 10 acres, with shared facilities for 550 households. The developer has not published the share of land kept open, so ask for the approved site plan and see how the blocks, the clubhouse and the gardens are laid out. Every picture at this stage is a render as planned by the developer.

A typical morning might mean laps of the jogging track, a yoga or activity session in the pavilion, a workout in the gymnasium and then a swim. The health centre is on the facility list for those who want a check-up close to home. Children have their own play area, and older ones can use the sports courts after school.

On a rainy afternoon, the indoor games area in the clubhouse takes over. The landscaped gardens are the natural place for an evening walk. Birthdays and small functions can go to the multipurpose party area, and retail spaces in the project cover everyday purchases. On a phased site, ask whether the clubhouse and pool will be ready when your block is handed over, or only later.

Frequently Asked Questions

Why does each home at Lodha Azur have a price range?
Each size is quoted as a band, for example Rs. 2.75 Crore to Rs. 2.95 Crore for the 3 BHK. The gap usually reflects floor height and facing. Ask the sales team what puts a unit at the top or the bottom of that band.
When is handover at Lodha Azur?
Construction is under way and handover is due from 2028 onwards. On a four-block site, some blocks may finish before others, so ask for the committed date of your own block and check it in the RERA entry and the agreement.
What is the per-sq-ft rate at Lodha Azur?
At the lower end of its band, the 3 BHK of about 1,900 sq ft works out to about Rs. 14,500 per sq ft. Higher floors and better facings push it up, so ask for the rate on the exact unit you want.
Is there a RERA number for Lodha Azur?
The developer has not published one. Request the number from the developer and look it up on the Karnataka RERA website before paying a booking amount. Confirm that the block you choose is covered by that registration.
How much GST will I pay on a flat here?
Because the homes are still being built, GST applies on the construction portion of the price. Stamp duty and registration come on top as well. Ask for a cost sheet that shows each of these as its own line.
Is the 3.5 BHK worth the extra cost over the 3 BHK?
The 3.5 BHK adds about 400 sq ft and an extra small room, for Rs. 50 Lakhs or more over the 3 BHK at the lower end of each band. It suits families needing a study, a guest room or space for a parent.
