Lodha Elanza Apartments in Sarjapura Road

Lodha Elanza is a new launch apartment project by Lodha Developers in Yamare, near Dommasandra, off Sarjapur Road in East Bangalore. It received its Karnataka RERA number in December 2025, with 698 homes planned in six towers. This guide covers who the project suits, the location, the towers and homes, prices, the RERA position and the checks before booking.

Who the Project Suits

Lodha Elanza is planned almost entirely as three bedroom homes in three sizes. It fits a family that works along Sarjapur Road or the Outer Ring Road and wants a tower home from a national developer. The registered completion date is in September 2031, so the purchase suits a household that is settled for the next five years.

Buyers who need a home soon, or a two bedroom flat, will find the project a weak fit. Towers of 33 floors with more than 100 homes each also mean busy lifts at peak hours. A buyer who pays rent and instalments together needs a budget that holds until handover.

Location and Connectivity

The exact location of Lodha Elanza is Yamare village, Sarjapura Hobli, Anekal Taluk, pincode 562125. The land is on the Varthur to Sarjapur road near Dommasandra, with Yamare Lake on its western side. Sarjapur Road is about two minutes away by car.

Sarjapur Road has no metro station today. The Red Line planned along it, from Hebbal to Sarjapur, was awaiting the Union Government's approval in early October 2026, and a station is proposed at Sompura. Until that line is built, every commute from the project is by road, and the stretch towards the Outer Ring Road is slow at office hours.

Schools are the strongest part of the neighbourhood. The estimated travel times by car in normal traffic are listed below:

  • Oakridge, TISB, Greenwood High and Inventure Academy: 5 to 15 minutes
  • Hospitals on Sarjapur Road, including Motherhood and Manipal: about 15 minutes
  • RGA Tech Park, Wipro and Embassy Tech Village: 20 to 30 minutes
  • Market Square Mall and the large stores on Sarjapur Road: about 25 minutes

Towers and Homes

Lodha Elanza has six towers, named A to F, each with 33 floors. Four towers hold 119 homes each and two hold 111 homes each, which adds up to 698 homes. The registered land for the six towers is about 6.76 acres, or about 103 homes an acre.

That density is high, so the open space and the podium plan deserve a close look on the sanctioned drawing. Homes on the western side of the towers have the view of Yamare Lake. The main registered home types and their average carpet areas are listed below:

  • 3 BHK Optima: 172 homes, about 872 sq ft
  • 3 BHK: 318 homes, about 1,066 sq ft
  • 3 BHK with study: 173 homes, about 1,249 sq ft
  • 4 BHK and 4 BHK with study: 15 homes, about 1,430 to 1,680 sq ft
  • 4 BHK penthouses with study and terrace: 12 homes, about 2,560 to 2,970 sq ft

A few homes with private gardens make up the rest. The clubhouse plan includes a temperature-controlled swimming pool, a gym and a banquet hall. Basketball and paddle ball courts, a children's play zone, a yoga garden and an amphitheatre are also planned.

Home Plans and Prices

Lodha Elanza prices start at Rs. 2 Crore for the 3 BHK Smart plan and go up to Rs. 3.4 Crore for the 3.5 BHK Premium plan. The three plans on sale, with their saleable areas, are shown in the table.

Home TypeSize (sq ft)Price
3 BHK Smart1,500Rs. 2 Crore to Rs. 2.1 Crore
3 BHK Luxe1,800Rs. 2.5 Crore to Rs. 2.75 Crore
3.5 BHK Premium2,200Rs. 3.1 Crore to Rs. 3.4 Crore

The price per sq ft is about Rs. 13,300 to Rs. 14,100 on saleable area at the lower end of each band. The saleable area includes a share of the common areas, so the carpet area of each home is smaller. Ask which registered home type each plan belongs to, and work out the rate on its carpet area as well.

These charges are added to the price of a home under construction:

  • GST on the agreement value
  • Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
  • Floor-rise and lake-view premiums, which add up quickly in a 33-floor tower
  • Car parking, clubhouse charges and the maintenance deposit

On a Rs. 2 Crore home, stamp duty and registration come to about Rs. 15.2 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan.

RERA, Possession and Stage of Work

The Karnataka RERA registration number of Lodha Elanza is PRM/KA/RERA/1251/308/PR/191225/008353, granted on 19 December 2025. The promoter is Lodha Developers Limited, and one registration covers all six towers. The Anekal Planning Authority approved the building plan on 12 December 2025.

The registered construction period runs from 1 February 2026 to 30 September 2031. Earthwork and foundation work were scheduled through 2026, with the towers due to rise from 2027. Progress is reported every quarter on the Karnataka RERA portal, where the work done can be compared with each payment demand.

At the end of June 2026, 297 of the 698 homes were booked. More than half of the homes were still open at that point, so buyers had a wide choice of towers and floors. Sales in one tower had barely begun, which suggests it is being released in stages.

About the Developer

Lodha Developers, formerly Macrotech Developers, is a listed real estate company based in Mumbai. Its Bangalore projects are spread across Thanisandra, Bannerghatta Road, Hosa Road, Sarjapur Road and Sadahalli. All of them are under construction, so a visit to an older Lodha site in the city shows the pace of work.

Checks Before Booking

A five-year build on a road that depends on a planned metro rewards a careful start. These checks cover the main points for Lodha Elanza:

  • Match the RERA number, the home count and the completion date on the Karnataka RERA portal
  • Ask for the carpet area of the exact home and the registered type it belongs to
  • Study the sanctioned plan for the open space, the podium and the distance between towers
  • Ask how many lifts and car parks serve each tower
  • Read the possession and delay clauses in the agreement against the September 2031 date
  • Drive from the gate to the workplace at office time on two weekdays
  • Ask for the water source and the expected monthly maintenance per sq ft
  • Pay only into the project account named in the RERA registration

Availability changes by tower and floor as bookings progress. Ask us for the homes open at Lodha Elanza and the latest price sheet.
