Mahaveer Northscape suits buyers who want a compact or mid-sized home close to the airport and the office parks of Devanahalli. The mix of one, two and three-bedroom homes covers single professionals, couples and families in one community. Airport staff and employees of the Aerospace Park and the nearby technology campuses keep their commute short.
The 1 BHK and 2 BHK homes also suit buyers who plan to rent out the apartment, since demand for rental homes follows the jobs in this corridor. People who work in the south or east of the city face a long daily drive from this location.
Location and connectivity
Mahaveer Northscape is located in Navarathna Agrahara Village, Jala Hobli, in the Sadahalli area west of Bellary Road. Prestige Tech Cloud and the ITC factory are close to the site. The drive to Kempegowda International Airport is by Bellary Road and the airport interchange.
Bellary Road (NH 44) connects the area to Yelahanka and Hebbal to the south and to Devanahalli town to the north. The Blue Line metro to the airport is under construction along this highway, and daily travel depends on roads until it opens. The KIADB Aerospace Park is the main employment centre nearby.
Several large townships are being built around Sadahalli, and the area is changing fast. Schools, hospitals and shopping are still concentrated towards Yelahanka, so everyday errands involve a drive for now. A weekday visit shows the real travel time to work and school.
Layout and density
The master plan of Mahaveer Northscape is set on 3.77 acres. The buildings cover 3,595 sq m of the 15,239 sq m site, which leaves about 76% of the land open. With 238 homes, the density works out to about 63 homes per acre, a moderate figure for an apartment project.
The registered carpet area of all homes together is 15,995 sq m, an average of about 723 sq ft per home across the three formats. The balconies add another 5,027 sq m in total. Shared facilities include a clubhouse with a swimming pool and a gym, and the full amenity list is available on request.
Homes and what to compare
Mahaveer Northscape floor plans cover 1 BHK, 2 BHK and 3 BHK apartments. Ask the developer for the sizes and the latest price list of the homes still available, since both depend on the block and the floor.
Three figures matter when two homes are compared:
- The carpet area, which is the usable floor inside the walls and the figure RERA recognises
- The balcony area, which is counted separately from the carpet area
- The total price with every charge, tax and deposit included
The saleable area quoted at a sales office also includes walls and a share of common spaces. Two homes with the same saleable area often differ in carpet area, so the carpet figure of the exact unit should be in writing.
Costs beyond the price
These costs come on top of the price of an apartment in Bangalore:
- Stamp duty of 3% above Rs. 20 Lakhs up to Rs. 45 Lakhs, and 5% above Rs. 45 Lakhs
- A 10% cess and a 2% surcharge on the stamp duty, so 5% becomes 5.6%
- Registration fee of 2%
- Car parking, clubhouse, deposits and advance maintenance where they apply

RERA and completion record
Mahaveer Northscape RERA registration number is PRM/KA/RERA/1251/309/PR/191213/003063, granted on 13 December 2019 by the Karnataka RERA authority. The promoter on record is Pragati Corp, and work began in October 2019. The first registered completion date was 31 December 2023.
The date was extended to 30 September 2024 and then to 30 September 2025. The registration shows two complaints filed against the project as of October 2026. Since the final registered date has passed, the occupancy certificate is the document to ask for before any payment.

What to check before buying
A project at or near handover carries little construction risk, and the paperwork becomes the main thing to verify. Each check below is simple to do before any payment is made.
- Ask for the occupancy certificate of the block in which the home is located
- Look up the RERA number on the state portal and read the complaints listed there
- Have a lawyer review the title papers, the plan approval and the khata
- Confirm that water, power and sewage connections are permanent and working
- Inspect the actual apartment, the lifts and the clubhouse
- Ask for the monthly maintenance charge and the status of the owners' association
- Get the carpet area and every charge in writing before the agreement
