Mahindra Sadahalli on Bellary Road: Pre-Launch Buyer's Guide (October 2026)

Mahindra Sadahalli is the working name of a pre-launch apartment project by Mahindra Lifespace Developers off Bellary Road, near Sadahalli in North Bangalore. The developer has bought about 17 acres there in two steps, and the project is awaiting its RERA registration as of October 2026. This guide separates what is confirmed from what is still being finalised. It also covers the location, how an expression of interest works and the checks to make once the project is registered.
What Is Confirmed So Far
The confirmed facts about Mahindra Sadahalli come from two land purchases that Mahindra Lifespaces announced in 2025. They are set out below.
- January 2025: 8.2 acres off the Bangalore-Hyderabad highway in North Bangalore, bought through a subsidiary, Anthurium Developers Limited
- Planned use of the first parcel: mid-premium apartments with about 0.9 million sq ft of saleable area
- Expected sale value of the first parcel: almost Rs. 1,000 Crore
- June 2025: a further 8.79 acres at Navaratna Agrahara village, joined to the earlier holding, with an expected sale value of Rs. 1,100 Crore
- Combined sale value of the two parcels: about Rs. 2,100 Crore
- Metro: the first parcel is 1.8 km from the planned Doddajala station
Navaratna Agrahara is the village next to Sadahalli, and the project is being marketed under the Sadahalli name. The Bangalore-Hyderabad highway is NH 44, known locally as Bellary Road. The Karnataka RERA portal carried no registration for this land in early October 2026.
What Is Still Being Finalised
The number of towers, the number of homes, the floor plans, the prices and the possession date are being finalised by the developer. They become firm only when the project is registered, because the registration carries the approved plan, the unit count and the completion date.
Figures for towers, homes and a handover year are already in circulation among agents. Treat them as early indications that may change before launch. The final numbers will be the ones in the RERA registration and the sale agreement.
Location and Connectivity
Mahindra Sadahalli is located off Bellary Road, between Yelahanka and Devanahalli, on the way to Kempegowda International Airport. Bellary Road is the main route from Hebbal to the airport, and the toll plaza on that stretch is at Sadahalli. The elevated expressway from Hebbal to Yelahanka shortens the first part of the drive towards the city.
The Blue Line of Namma Metro, which will link the Outer Ring Road and Hebbal to the airport, is under construction along this road. Doddajala is one of its planned stations. The line is not in service yet, so daily travel from this address depends on the highway for now.
The airport, the KIADB Aerospace Park and the hardware and technology parks around Devanahalli are the nearest employment centres. Manyata Tech Park and the offices around Hebbal are reached along Bellary Road towards the city. The commute to Whitefield or Electronic City from this address is long.
Schools, Hospitals and Shopping
Sadahalli and the villages around it are still developing as residential areas. Daily shopping is available along the highway and in the nearby villages. The larger schools, multi-speciality hospitals and malls are mostly in Yelahanka and Hebbal, a drive down Bellary Road.
This will change as more homes are occupied along the airport road, but the pace is uncertain. A family with school-going children should map the school run and the nearest hospital before committing. Buyers who need everything within walking distance today will find older parts of North Bangalore a better fit.
Who the Project Suits
Mahindra Sadahalli suits buyers who work at the airport, in the aerospace and technology parks near Devanahalli, or in the offices around Hebbal. It also suits buyers who prefer a large gated community from a listed developer and are able to wait several years for possession. A site of about 17 acres leaves room for several towers, open space and a full set of shared amenities.
The project is a weaker fit for anyone who needs a home soon. A pre-launch purchase means paying instalments through the whole construction period while rent or another loan continues. Buyers in that position should look at completed or nearly completed projects in the same area.
How an Expression of Interest Works
Before a launch, developers and their sales partners often invite an expression of interest (EOI). The buyer pays a token amount and receives a place in the queue for choosing a flat on launch day. An EOI is a statement of interest, and it is not an allotment of a flat or a sale agreement.
The RERA Act allows a promoter to advertise, book or sell homes in a project only after the project is registered. The Act also limits the advance to 10% of the price until a sale agreement is signed and registered. These points protect the buyer at this stage:
- Pay the token amount only by cheque or bank transfer to the developer's company account, never in cash and never to an agent's account
- Take the refund terms in writing, including the number of days for a full refund
- Take a written receipt that names the project, the payer and the amount
- Treat any price, size or floor mentioned at this stage as open to change
- Keep the right to walk away if the launch price or plan differs from what was indicated
Checks Once the Project Is Registered
The RERA registration turns early indications into commitments. Once the number is issued, look the project up on the Karnataka RERA portal. Compare the registered land area, tower count, home count and completion date with the sales material.
The remaining checks are the standard ones for a home under construction. Ask for the carpet area of the chosen flat and work out the price per sq ft on that area. Read the full cost sheet, the possession date and the delay clause in the draft agreement. Pay every instalment into the project's RERA-designated bank account.
The Developer
Mahindra Lifespace Developers is the listed real estate company of the Mahindra Group. In Bangalore it has completed Mahindra Eden off Kanakapura Road and is building Mahindra Zen, Mahindra NewHaven and Mahindra Blossom. The company reported residential pre-sales of Rs. 3,405 Crore for FY26 and ended the year with more cash than debt.
