Five Township-Scale Apartment Projects in Bangalore Compared
Large apartment projects on 8 to 30 acres are often sold as townships, with a big clubhouse, open space and many towers. This comparison takes five such projects in Bangalore and sets out what their Karnataka RERA registrations show: land, homes, towers, completion dates and progress. The figures were read on the RERA portal on 3 October 2026. They let a buyer compare the projects on the same terms before looking at prices.
What Counts as a Township
The word has no legal definition for apartment buyers. Sales material uses it for any project with several towers and a clubhouse. A true integrated township has its own school, shops and offices on a site of 50 acres or more.
Four of the five projects here are large gated apartment communities, and only one is part of a wider master plan. The useful measures are the same for all of them: how much land, how many homes, and how many years until the last tower is finished.
The Five Projects at a Glance
The table uses the registered land and home counts for all phases registered so far. Homes per acre is the home count divided by the land, rounded.

DSR The Address
DSR The Address is an apartment project by DSR Infraprojects at Thigalachowdadenahalli village in Sarjapura hobli, next to Dommasandra. It was registered on 5 September 2024 with 702 homes. A modified plan approved in April 2026 raised the count to 1,372 homes in the same six towers. Five towers have 30 floors and one has 12 floors, all over three basements.
The land measures 13.67 acres, and the registered completion date is 12 June 2029. The latest quarterly update shows the project 42% complete. The near-doubling of homes on the same land is the point to study here. Buyers should ask for the modified sanctioned plan and check how parking and amenities were scaled up with it.
DNR Parklink
DNR Parklink is on Hennur Main Road, on land in Byrathi and Chikkagubbi villages, pincode 560077. The promoter is DNR Corporation. Phase 1 has 356 homes in Blocks A and B, each of 22 floors, with completion registered for 31 December 2027. Phase 2 adds 428 homes in Blocks C and D of 22 floors and a nine-floor Block E of 1 BHK homes.
Phase 2 has a later date than Phase 1: 31 May 2029. Progress in the latest updates is 65% for Phase 1 and 46% for Phase 2. Prices start from Rs. 1.49 Crore for a 2 BHK with a study. A buyer should confirm which phase a home belongs to, because the handover dates are 17 months apart.
Assetz Canvas and Cove
Assetz Canvas and Cove in Begur, pincode 560068, has been built in stages by APG Habitat, an Assetz group company. The first stage has four wings with 723 homes on 7.31 acres. Wings C and D received their occupancy certificate in August 2025, and Wings A and B are registered for completion by April 2027.
The second stage, sold as Canvas and Cove 2.0, is on an adjoining 9.52 acres. It has three blocks: A with 28 floors and 244 homes, B with 20 floors and 162 homes, and C with 25 floors and 211 homes. Blocks B and C are due by 31 October 2028 and Block A by 30 April 2029.
At about 65 homes per acre, Canvas and Cove 2.0 is the least dense of the five. Its three-bedroom homes start from Rs. 1.85 Crore.
Pavani Mirabilia
Pavani Mirabilia is at Seegehalli on the road from Whitefield to Hoskote. The promoter, Sai Sravanthi Infra Projects, has registered it in three phases with ten towers of 19 floors over two basements. Phase I has 1,108 homes on 13.41 acres after a modified plan, Phase II has 456 homes and Phase III has 239 homes.
The phases finish years apart. Phase II is registered for December 2026, Phase I for May 2028 and Phase III for March 2031. The July 2026 updates showed Phase I at 84% and Phase II at 45%. Residents of the early towers will live beside construction for some years, which is common to every phased project on this list.
Nambiar District 25
Nambiar District 25 at Dommasandra, off Sarjapur Road, is the only project here planned as part of a wider township. Three phases are registered so far, with 2,814 homes in 20 towers of 32 to 38 floors. The registered land for these phases adds up to 28.89 acres within a master plan of about 100 acres.
Completion dates run from 26 January 2030 for Phase 1 to 29 February 2032 for Phase 3. The developer plans a clubhouse of 2,50,000 sq ft and a commercial zone. Prices start from Rs. 1.70 Crore for a 2 BHK. The scale brings more amenities, and it also means the longest wait of the five.
How to Read These Numbers
Three comparisons matter more than the brochure headline. Each can be checked on the RERA portal in a few minutes:
- Density: fewer homes per acre usually means less crowding at lifts, parking and the clubhouse.
- Phasing: the date for a buyer's own tower matters, not the earliest date in the project.
- Plan changes: a modified plan can add homes after the first bookings.
- Progress: compare the percentage complete with the time left to the registered date.
Open space figures in sales material are harder to compare, because developers measure them differently. Ground coverage on the sanctioned plan is the firmer number. We are glad to share the current price list and the RERA details for any of these projects.
