Bluejay Ananda Villas opens onto the Bagalur to Sarjapur road at Sarjapura, pincode 562125, on the far eastern edge of Bengaluru where the city thins into villages and new layouts. The developer has not published travel times to any office park, school, hospital or railway station, and we will not guess at them. What can be said is that this is a road-dependent address: most errands and every commute will begin in a car or on a two-wheeler.

Before you book, drive your own route. Leave the site at the hour you would normally leave for work and time the trip, then repeat it on the way back in the evening. Do the same for the school run if you have children, because the school you choose will decide whether this address feels close or far.

The wider Sarjapura Road stretch has drawn villa and apartment builders for years, and the frontier keeps pushing outward. Ask the sales team what is planned on the land adjoining the 10 acres, since an open field today can be a construction site by the time you move in during 2027. Look at street lighting, drainage and the state of the approach road, ideally on a rainy day.

Bluejay Ananda Villas offers two layouts, and both are quoted at about 1,500 sq ft of built-up area. The 3 BHK starts at Rs. 1.79 Crore, which is about Rs. 11,900 per sq ft. The 3.5 BHK starts at Rs. 1.90 Crore, about Rs. 12,700 per sq ft, and gains a half room, typically a study or a small den, inside the same footprint. Put the two drawings side by side and check what shrinks to make space for it.

Carpet areas and plot dimensions have not been published, and neither has a price list by villa number. In a villa community the number matters: a corner plot with two open sides, or a villa that looks onto the garden rather than another villa, usually carries a premium. Ask for the exact plot, its dimensions and its price before you compare.

Because the homes are under construction, GST is charged on the construction portion of the price. Stamp duty and registration are due on top, as they are for any purchase in Karnataka. Ask the developer for a cost sheet that shows:

Bluejay Ananda Villas has no RERA registration number published by the developer for this project. Since the villas are still being built, the project should be registered, so ask Bluejay Enterprises Pvt. Ltd. for the number and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry will show the declared completion date, the approvals uploaded and any complaints, which is more than any brochure will tell you.

At the booking stage, ask for:

• The RERA registration certificate for this phase
• The layout approval from the planning authority and the sanctioned building plan for your villa
• The land conversion order for the 10 acres
• Title documents, the mother deed chain and a recent encumbrance certificate
• Any joint development agreement, if the developer does not own the land outright
• The draft agreement for sale, with the handover date and the payment schedule written in

Have a lawyer read the title papers before you pay more than a token amount. When the villa is handed over in 2027 or later, take the completion or occupancy certificate for your unit, register the sale deed and have the khata transferred to your name. Keep the stamp duty and registration receipts with the deed; you will need them the day you sell.

Bluejay Ananda Villas sets 111 villas on 10 acres, with a clubhouse at the heart and the shared grounds threaded between the rows. The developer has not published the share of land left open, so ask for the sanctioned layout plan and count the parks and courts on it yourself. Anything you are shown in a render is as planned by the developer, not yet built.

A weekday morning might begin on the curated jogging path, loop past the landscaped gardens and end at the gymnasium inside the clubhouse. If you prefer stillness, there is a zone reserved for meditation and yoga. The swimming pool is there for the evening, and the multiple sports courts give teenagers somewhere to burn off energy after school.

Weekends lean on the social spaces. The multipurpose hall handles a birthday or an owners' meeting, and the indoor games zone covers a rainy afternoon. The BBQ zone and open amphitheatre are where neighbours gather when the weather is kind. Younger children have a kids' play area of their own.

Because handover starts only in 2027, ask which of these facilities will be finished when the first villas are handed over and which follow later. Get that sequence in writing, along with the monthly maintenance estimate, so you know what you are paying for from day one.
