It suits buyers hunting for a ready plot with roads laid and neighbours already building; every plot that changes hands now does so between private parties.

The layout lies at Bluejay Sunshine Hills, Karihobanahalli, on Andrahalli Main Road at Tippenahalli, pincode 560073, on the west side of Bengaluru. It covers 15 acres and was cut into 300 plots, which is a large layout by the standards of the area. Twenty plots to the acre leaves a fair slice of the land for internal roads, parks and the amenity block, all of which you can inspect on foot rather than on a drawing.

Two plot sizes were sold: 30x40 ft, which is 1,200 sq ft, and 30x50 ft, which is 1,500 sq ft. Because the developer is out of the picture, there is no list price to quote and no booking form to fill. The number you negotiate with the seller is the price. Test it against what comparable plots in the layout have actually sold for, not against what the developer charged seven years ago.

This layout suits a buyer who wants to build a house in the west of the city within the next few years and prefers a settled layout to a launch. It suits an investor less well, because the easy gains from a completed layout are usually already in the seller's asking price. If you need a bigger plot than 1,500 sq ft, or a layout with a clubhouse that is still being built to your taste, look elsewhere.

Getting around from Bluejay Atmosphere

Bluejay Atmosphere sits at Bluejay Sunshine Hills, Karihobanahalli, on Andrahalli Main Road at Tippenahalli, pincode 560073, in the Tumkur Road belt of west Bengaluru. Tippenahalli is also where the developer's later plotted layout, Bluejay Signature, was built, so a visit to one is a chance to see both.

The developer has not published distances to the metro, to Peenya or to any school or hospital, so measure your own journeys. Drive from the layout gate to your workplace at the time you would normally leave, then come back at the evening peak. Tumkur Road carries heavy industrial traffic, and the difference between a good day and a bad one on that road is what you are really testing.

Handover happened in April 2019, so you can also read the neighbourhood as it stands. Count how many plots have houses on them and how many are fenced and empty. A layout that is mostly built has shops, autos and a bus stop nearby; one that is mostly empty may not for a while. Walk Andrahalli Main Road itself at dusk and see whether the street lighting and the approach road are in the state you would want to live with.

Homes and prices at Bluejay Atmosphere

Bluejay Atmosphere has no floor plans, only plot sizes, because each owner builds their own house. The layout was sold in two dimensions: 30x40 ft, giving 1,200 sq ft of land, and 30x50 ft, giving 1,500 sq ft. Neither size is available from the developer any longer, so the only route in is a resale from an existing owner. What you can build on either size is governed by the sanctioned setbacks and floor limits. Ask the local planning office or an architect what a 1,200 sq ft site allows before you fall in love with a design.

No current price can be quoted, since the developer no longer sells here. Treat the seller's asking figure as an opening position. Ask a broker active in the layout for recent registered values of similar plots, and adjust for corner position, park frontage and whether the plot already has a compound wall or a borewell.

On a plot purchase you pay stamp duty and registration on the sale value; GST does not apply to land. When you later sign a construction contract for the house, GST applies to that contract. Before you agree a price, ask the seller for:

  • The plot number, its dimensions and its position on the approved layout plan
  • The current maintenance charge and any arrears owed to the owners' association
  • The latest property tax receipt
  • Whether water, power and sewage connections are already at the plot boundary
  • Any transfer fee the association charges when a plot changes hands

Paperwork and approvals for Bluejay Atmosphere

Look it up on rera.karnataka.gov.in by project and promoter name; if an entry exists it will show the plot count and the approvals uploaded. For a resale plot in a layout completed in 2019, though, the RERA entry is background. The documents that protect you are the ones that trace the land from the original owner to the person selling to you.

Ask the seller for:

  • The approved layout plan from the planning authority, with your plot number marked on it
  • The release order confirming the plot was released for sale after roads and parks were handed over
  • The land conversion order permitting residential use for the survey numbers under the layout
  • The seller's registered sale deed and the earlier deeds in the chain
  • An encumbrance certificate covering the years since the seller bought

Confirm that the name on every document matches the person signing the sale deed, and have a lawyer give a title opinion before you pay more than a token advance. At registration you take the sale deed in your name, then apply for the khata transfer and a fresh tax assessment. Keep the association's transfer acknowledgement with your deed.

Bluejay Atmosphere is a plotted layout, so the picture of daily life depends on how many neighbours have built. The plan divides 15 acres into 300 sites, with the roads, the landscaped parks and a common amenity block between them. Nothing here is a render: the roads, drains, parks and buildings were finished before handover in April 2019, so what you see on a visit is what you get.

A morning could start with a run on the track and finish in the gymnasium, both shared by the 300 owners. Children have a dedicated play area, and the outdoor courts are there for a game after work. The games room and the activity area handle the indoor hours, and the party area is where a family function or a layout festival is held.

What to check is upkeep, not design. Ask the owners' association who maintains the parks and the amenity block, what the monthly charge per plot is and whether there are arrears. Look at the drains before and after a spell of rain, and at whether the parks are watered and lit.

Position within the layout matters more than in an apartment block. A plot on a corner has two open sides; a plot facing a park has a permanent view; a plot backing onto the boundary wall has the least traffic past its gate. Ask the seller for the plot number and find it on the approved layout plan before you visit.
