Bluejay Malgudi

Bluejay Malgudi is at R K Garden, Survey No. 85, 1st Cross, Anjanapura Village in Uttarahalli Hobli, pincode 560108, on the southern side of Bengaluru off Kanakapura Road. The developer names the Holiday Village resort opposite the gate as the landmark, and that is the only nearby place it names. No distances to a metro station, an office cluster, a school or a hospital have been published, so treat any number a broker gives you as unverified.

The useful test is your own. Drive from the villa gate to your workplace at the hour you would normally leave, and drive back at the evening peak. If you have school-age children, do the school run too, because for a family on the outskirts the school choice decides whether the location works.

Because the community has been occupied since January 2018, the surroundings have had eight years to fill in. Walk the 1st Cross and the approach from Kanakapura Road on foot: count the shops, note the bus stops, and see how the road holds up after rain. Ask residents, not the seller, how long their daily journeys take and what has changed since they moved in. A settled community will give you honest answers.

Bluejay Malgudi was built with two plans, and both are 3 BHK villas on one level. The smaller measures about 1,560 sq ft of built-up area and is quoted from Rs. 1.14 Crore. The larger measures about 1,950 sq ft and is quoted from Rs. 1.43 Crore. Either way that is about Rs. 7,300 per sq ft, so the bigger house carries no higher rate. Carpet areas and plot dimensions have not been published; ask for both.

Since the homes are finished, judge the plan by walking it. Check where the morning sun falls, how the living room opens to the garden, whether the kitchen has a utility yard and how much of the plot is left as usable open ground. If the villa is a resale, ask what the owner has altered and whether any extension was sanctioned.

A completed villa with its occupancy certificate attracts no GST. Stamp duty and registration are due on the full value in the sale deed, which for a villa covers both the land share and the structure. Ask for a cost sheet or, on a resale, a written offer that separates:

• The price of the villa and the plot area it stands on
• Any premium for a corner plot, a larger garden or owner upgrades
• Clubhouse membership, maintenance deposit and the association transfer fee
• Pending maintenance dues, if any, to be cleared by the seller
• Stamp duty and registration on the full sale value

Bluejay Malgudi has no RERA number published by the developer for this community. Handover in January 2018 falls after Karnataka's RERA rules came into force, so look the project up on rera.karnataka.gov.in by name and by promoter and see whether an entry exists. Either way, for a villa that has been finished for eight years the papers that count are the ones that prove it was built legally and is owned cleanly.

Ask for these before you pay more than a token amount:

• The occupancy or completion certificate for the villa
• The sanctioned building plan for the villa and the approved layout plan for the 6 acres
• The land conversion order for Survey No. 85
• Title documents and the mother deed chain for the land
• An encumbrance certificate covering at least the years since 2018
• The khata for the villa and the latest property tax receipt
• On a resale, the owner's registered sale deed and a no-dues letter from the association

Have a lawyer compare the built villa with the sanctioned plan; an unsanctioned extension becomes your problem after registration. Confirm the name on the khata and tax receipt matches the seller's. At registration you take the sale deed in your name, then apply for the khata transfer and a fresh tax assessment, and keep the association's transfer acknowledgement with your deed.

Bluejay Malgudi spreads 68 one-storey villas across 6 acres, with the clubhouse, the pool and the gardens shared by all of them. Because handover was in January 2018, none of this is a render. You can walk the internal roads, stand in the clubhouse and see for yourself how the layout has aged, which is a luxury no launch can offer.

A day here might open with a lap of the jogging track and a session in the gymnasium, or a quieter start in the yoga garden. The swimming pool is there for the evening, and the outdoor courts give older children somewhere to play close to home. A separate kids' play area serves the younger ones.

The clubhouse carries the indoor life: a games room for a rainy afternoon and a party area for birthdays and festivals. The community also has retail spaces of its own, so a few daily needs can be met without leaving the gate. Landscaped gardens run between the villas, and each home has its own ground-level outdoor space to plant or pave as its owner pleases.

What to inspect is condition. Look at the pool water, the gym equipment and the garden lighting. Ask the owners' association for the monthly maintenance charge, the corpus fund balance and any pending repairs to roads or drains. In a community of 68 homes, the cost of a big repair falls on few shoulders, so the reserve fund matters.
