Bluejay Signature

Bluejay Signature Overview

Bluejay Signature is a ready-to-move plotted development by Bluejay Enterprises Pvt. Ltd. at Tippenahalli, off Tumkur Road, in west Bangalore. It is a BDA-sanctioned layout within the BBMP area, which is what gives it a city khata, city water and a city tax bill. The developer says the plots can be registered now, so there is no handover date, because there is nothing left to build before you take title. Plots start from Rs. 66 Lakhs. It suits West Bengaluru buyers who want to build their own house inside the city limits, rather than on farmland an hour out.

The layout occupies Survey Nos. 17 and 19 in Gangondanahalli, on the main road through Tippenahalli facing Siddhartha School, pincode 560073. How big it is depends on whom you ask. Property listings speak of roughly 9.6 acres carrying around 226 plots, one listing says 90, and the developer publishes neither figure. Ask for the sanctioned plan with the plot count on it and treat listing numbers as hearsay.

Three sizes are priced. Rs. 66 Lakhs is the starting figure for the 600 sq ft site (20 by 30 ft), Rs. 88 Lakhs for the 800 sq ft site (20 by 40 ft) and Rs. 1.44 Crore for the 1,200 sq ft site (30 by 40 ft). That is roughly Rs. 11,000 for every sq ft of land on the two smaller sites and roughly Rs. 12,000 on the largest. Listings mention sites as large as 1,800 sq ft, which the developer does not confirm.

Choose this layout if you work in the Peenya or Tumkur Road belt, mean to build within a few years and would rather pay for a sanctioned layout with a khata than save on a site outside the city. Pass on it if you want a plot larger than 1,200 sq ft with certainty, need a home you can move into now, or are uneasy about a project whose RERA status needs sorting out. The premium here buys legality and location, not views.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Bluejay Signature

Bluejay Signature stands at Survey Nos. 17 and 19 in Gangondanahalli, on the main road through Tippenahalli, facing Siddhartha School, pincode 560073, in the Tumkur Road belt of west Bengaluru. Being inside the BBMP limits shapes daily life in quiet ways. The khata comes from the city corporation, water is city supply and the tax bill arrives from the BBMP rather than a village panchayat.

The commute has a rail leg. The developer measures Nagasandra metro station at 4.9 km, and from there the line runs alongside Tumkur Road to the city centre. Your morning would begin with a short drive or auto ride to the station and continue by train. Test that first leg at 8.30 on a weekday before you assume it is quick, because Tumkur Road carries lorries as well as cars.

Closer in, Delhi Public School is roughly a kilometre from the gate by the developer's measure, and the Radha Soami Satsang Centre is a 3 km trip. Peenya Industrial Area and the NICE Peripheral Ring Road are mentioned too, though without distances, and Peenya matters if that is where your work is. Stand on the main road outside the entrance, look at what occupies the neighbouring land, and find out what is intended for it.

Homes and prices at Bluejay Signature

Bluejay Signature has no floor plans; you design the house, and the developer sells the ground under it. Starting prices run Rs. 66 Lakhs for 600 sq ft (20 by 30 ft), Rs. 88 Lakhs for 800 sq ft (20 by 40 ft) and Rs. 1.44 Crore for 1,200 sq ft (30 by 40 ft). Every figure is land, not built-up area. Listings mention sites as large as 1,800 sq ft; ask whether any remain.

Per sq ft of land that is roughly Rs. 11,000 on the two smaller sizes and Rs. 12,000 on the largest. A 30 by 40 ft site is what most family houses in the city are built on, with parking in front; the 20-ft-wide sites take narrower, taller homes. Expect corner and park-facing positions to cost more, and ask for pricing keyed to plot numbers rather than one starting figure.

Land carries no GST; GST enters later, on the construction contract for your house. Stamp duty and the registration fee fall due at the sub-registrar's office. With sites registrable now, payment happens quickly: a booking amount, then the balance at agreement and registration. Ask for a cost sheet that shows:

  • Base price and the exact dimensions it is charged on
  • Corner, park-facing or road-width premium, if any
  • Development charges, if billed apart from the plot price
  • Clubhouse membership, maintenance deposit and corpus fund
  • Water and electricity connection charges
  • Stamp duty and registration on the full value

Paperwork and approvals for Bluejay Signature

Bluejay Signature has an untidy RERA position, so start there. A published article gives the registration as PRM/KA/RERA/1251/309/PR/200722/003488, while a property listing gives PRM/KA/RERA/1251/309/PR/220424/006817. The developer's own page carries neither. Look both up on rera.karnataka.gov.in and read the entries side by side. Note which is current, whether one is a later phase, how many plots each covers and what completion date each declares. Then have the developer state in writing which registration your plot falls under.

The layout's other credentials are BDA sanction and BBMP jurisdiction. Before you book, collect:

  • The BDA-sanctioned layout plan with your plot number and dimensions marked
  • The release order covering your plot
  • The conversion order permitting residential use on Survey Nos. 17 and 19
  • The RERA certificate for whichever registration covers your plot
  • Title papers back to the mother deed, plus a fresh encumbrance certificate
  • A joint development agreement, if someone other than Bluejay owns the land
  • The draft sale agreement and an itemised cost sheet

The release order is the one people skip. It is the BDA's confirmation that roads, drains and parks were handed over and the plot may be sold; a plot without one is not yet safe to register. Get a lawyer to read the title, have the plot demarcated on the ground, and after registration apply for the BBMP khata and tax assessment in your name.

Living at Bluejay Signature

Bluejay Signature is a plotted layout, so what you are buying is a place in a street grid plus a share of the common ground. The developer's photographs show tree-shaded roads, a gated entry and a park laid out with a deck for meditation. Two parks are mentioned, with sports-themed spaces beside them, and the clubhouse and pool have a common zone of their own. Renders are as planned by the developer; the roads and parks, by the developer's account, already exist, so go and see them.

Imagine a weekday here once the houses are up. An early jog on the trail, then a stretch on the yoga deck before work. Children head to the play zone in the evening while grandparents use the senior citizens' court, and the multipurpose courts fill after dark. Weekends belong to the clubhouse, with its swimming pool, gymnasium and indoor games room. The open-air theatre and party area host whatever the community decides to celebrate.

Ask three things. Which facilities are finished and open today, and which are still promised. Who looks after the parks and roads now, and when the owners' association takes charge. What the monthly charge per plot is, since in a plotted layout it starts low while most sites are empty and climbs when the clubhouse opens fully.

Frequently Asked Questions

What does a site at Bluejay Signature cost?
Rs. 66 Lakhs buys the 600 sq ft site, Rs. 88 Lakhs the 800 sq ft site and Rs. 1.44 Crore the 1,200 sq ft site, at the developer's starting prices. Per sq ft of land that is roughly Rs. 11,000 on the smaller two and Rs. 12,000 on the largest, before any premium.
Why do two RERA numbers turn up for Bluejay Signature?
A published article quotes one registration and a property listing quotes a different one; both are set out in full in the Paperwork section below, and neither appears on the developer's own page. Read both entries on rera.karnataka.gov.in and get the developer to confirm in writing which registration covers your plot.
Can I register a site at Bluejay Signature straight away?
The developer says so: the layout carries BDA sanction, falls under the BBMP and is described as registrable now. Before you pay the balance, insist on seeing the release order for your specific plot number. Until that exists the plot is not legally released for sale, whatever the sales pitch says.
How would I commute from Bluejay Signature?
By road to Nagasandra metro, which the developer measures at 4.9 km, then by train down Tumkur Road into the city. Peenya Industrial Area and the NICE Peripheral Ring Road are named as nearby without distances. Drive the first leg yourself on a weekday morning before you believe any timing.
How many sites does Bluejay Signature contain?
The developer has not published a plot count or a land area. Listings speak of around 226 plots on roughly 9.6 acres, and one says 90 plots, so the numbers disagree. Count the plots on the BDA-sanctioned layout plan yourself and check that the RERA entry you are relying on states the same figure.
What can I build on a 600 sq ft site at Bluejay Signature?
A 20 by 30 ft site is the smallest standard house plot in the city and takes a narrow home of two or three floors, subject to the setbacks and height the BBMP bye-laws permit. Ask whether the layout imposes its own rules on elevations or boundary walls, and have the plot measured on the ground before registration.
