Brigade Xanadu Bonito

Brigade Xanadu Bonito stands on Chanakyan Main Road, Annamalai Avenue, in Mogappair West, on the Nolambur side, pincode 600095. This is a settled residential part of western Chennai, so shops, schools and clinics are already around you rather than promised for later. The developer has not published distances to specific offices, stations or hospitals, so none are quoted here.

In an established suburb, many errands can be handled on foot or with a short auto ride. The daily commute is the part to test. Drive from the gate to your workplace at your usual hour, and try the return trip in the evening peak too.

With 680 homes in seven blocks, the approach from Chanakyan Main Road and the main gate carry real traffic when schools open and offices empty. Ask how many parking bays come with your flat and where visitors park. Walk from the gate to the block you like, since a block near the entrance gets more noise than one further in. Visit once after dark to judge lighting on the approach road.

Brigade Xanadu Bonito offers four plans, quoted as built-up area; carpet areas have not been published, so ask for them. The plans and their published starting prices are:

• 2 BHK with two toilets: about 1,062 sq ft, from Rs. 84 Lakhs
• 2.5 BHK with two toilets: about 1,288 sq ft, from Rs. 1.05 Crore
• 3 BHK: about 1,657 sq ft, from Rs. 1.34 Crore
• 3 BHK: about 1,878 sq ft, from Rs. 1.54 Crore

That is about Rs. 7,900 per sq ft for the 2 BHK and about Rs. 8,100 to Rs. 8,200 for the larger plans. The project is completed, so no GST applies once your block has its completion certificate. Stamp duty and registration are always payable. Ask for a cost sheet that lists:

• The base price and the area it is charged on
• Floor-rise or facing premiums for your flat
• Car parking and the number of bays
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value

Brigade Xanadu Bonito has no RERA registration number published for this project. Ask Brigade Group for it and check the entry on the TNRERA portal of Tamil Nadu. The entry shows the promoter, the approved plan and the declared completion date.

Because the flats are finished, you are buying a completed home, and the paperwork should be complete too. Ask to see:

• The completion or occupancy certificate for your block
• The approved building plan showing your flat
• Title documents for the land and an encumbrance certificate
• The property tax assessment for the flat, once issued
• A draft sale deed stating your undivided share of land

Check that the flat number, block and area are the same across the approved plan, the cost sheet and the draft deed. If the certificate for your block is still awaited, get the expected date in writing and ask how GST will be handled until then. After registration, take the sale deed in your name and have the property tax and electricity accounts moved to you.

Brigade Xanadu Bonito arranges seven blocks of six floors around shared gardens, with 680 households in all. Low blocks mean shorter waits for the lift and more homes close to the ground, but also more blocks to walk between. The developer has not published the land area or the open-space share, so walk the site and see how the blocks and gardens divide the ground.

A morning could begin on the jogging trail or in the gymnasium, with a swim in the pool on the roof to follow. Children have a play area and outdoor courts for after school, and the games room covers wet afternoons. The landscaped gardens are the natural place for an evening walk.

Family functions go to the party areas, and the amphitheatre suits a community event or a small performance. The clubhouse is the shared living room of the project, and retail spaces inside the gate cover everyday shopping. Since handovers began only in September 2025, ask which of these facilities are already open, which are still being fitted out, and what the monthly maintenance charge will be.
