Brigade Barcelona sits at Neopolis, Kokapet, on the western side of Hyderabad. No street name or pincode has been published, so ask Brigade Group to mark the exact plot on a map before you visit. Kokapet is a large area, and your daily trips depend on where in Neopolis the site actually lies.

Kokapet has grown quickly as a western corridor, with many large homes and office launches around it. That growth brings roadworks and building sites, so expect the surroundings to keep changing until well after you move in.

The developer has not named nearby offices, roads, schools or hospitals, or given any distances, so we do not quote any. Drive from the site to your workplace at your normal hour, and back again in the evening. Time the school run too, if you have children.

With 666 homes on 4.05 acres, the gate will be busy at peak hours. Ask how many entries the site will have, how wide the approach road is, and how many parking bays come with each plan.

Brigade Barcelona lists three plans, all quoted as built-up area. The 3 BHK Lifestyle is about 2,790 sq ft, the 3 BHK Luxe about 3,354 sq ft, and the 4 BHK Luxe about 3,764 sq ft. Carpet areas have not been published, so ask for them.

Only one price is public, a Rs. 3.87 Crore starting figure, which on the Lifestyle plan comes to about Rs. 13,900 per sq ft. The Luxe plans are larger, so expect them to cost more, but get the actual figures before comparing. GST applies because the homes are under construction, and Telangana stamp duty and registration are added at the end.

Ask for a cost sheet for your chosen unit that shows:

• The base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse fee, maintenance advance and corpus fund
• GST on its own line
• The construction-linked payment plan

Compare carpet area rather than built-up area when you set these homes against others in Kokapet.

Brigade Barcelona is registered with Telangana RERA as P02400011156. Search that number on the TS-RERA portal before you book. The entry lists the promoter, the sanctioned plan, the number of homes and the completion date Brigade Group has declared.

At a new-launch stage, ask for:

• The RERA registration certificate
• The building permission and sanctioned plan, including the number of floors
• Title deeds and an encumbrance certificate for the 4.05 acres
• A draft agreement for sale with the unit area, price, handover date and delay compensation
• The payment schedule tied to construction stages
• The banks that have approved the project for home loans

Have a lawyer compare the agreement with the RERA filing, since the carpet area and the completion date must match.

The portal carries quarterly progress updates, so you can check each demand letter against the work done. At handover, see the occupancy certificate for your tower, register the sale deed and move the property tax account into your name.

Brigade Barcelona puts 666 homes on 4.05 acres in its master plan, but the tower and floor counts are not yet published. Ask Brigade Group for the site plan so you can see how much ground stays open and where the facilities are placed. Since this is a new launch, every image is a render as planned by the developer.

The amenity list is short and sport-led. A day could start with a run on the jogging track or a session in the gym. Later, you could play a set on the tennis courts or join a game of pickleball, and teenagers can use the basketball practice court.

Dog owners get a pet park, a feature many towers leave out. On a rainy evening, the indoor games lounge and the mini theatre give the family somewhere to go without leaving the gate.

No pool, clubhouse size or children's play area appears in the published list, so ask whether they are planned. Also ask when each facility will open relative to your handover, and what the maintenance charge per sq ft is expected to be.
