Ask how many lifts each tower will have before you fall for a 40th-floor plan.

Getting around from Brigade Belvedere

Brigade Belvedere stands on Budigere Main Road at Cheemasandra Village, Bidarahalli hobli, Bengaluru East, pincode 560049, on land that was once part of Hoskote taluk. That history tells you something: this is the eastern edge of the city, where farmland is turning into apartment corridors. The developer has not published distances to Whitefield's offices, the airport road or any school or hospital, so none are quoted here.

Budigere Main Road will carry every journey you make, so drive it at the hours you would use it. Time the run towards Whitefield or the Old Madras Road in the morning and the return in the evening. Ask the sales team which point on the road the main gate will open onto, since a 10.7-acre plot can have more than one frontage.

Judge the surroundings as they are now, not as they will be in 2030. See whether the road is fully surfaced and lit, where the nearest bus stop is on foot, and how far the closest grocery, pharmacy and school are today. The neighbourhood will fill in over the years before handover, but the plot's position on the road and the width of that road will not change.

Brigade Belvedere offers five layouts, all quoted as built-up area; carpet areas have not been published, so ask for each one's RERA carpet figure. The entry 1 BHK works out to about Rs. 13,500 per sq ft. In a 43-floor tower the floor-rise can carry a unit from the bottom of its band to the top, so ask for a unit-wise list.

Because the homes are under construction, GST is charged on top of the base price. Stamp duty and registration follow on the full consideration. Ask for a cost sheet that shows:

  • Base rate, and whether it is charged on built-up or carpet area
  • Floor-rise and any premium for facing or view
  • Car parking and the number of bays included
  • Clubhouse membership, maintenance deposit and corpus fund
  • GST as a separate line
  • Stamp duty and registration, and the milestone schedule the payments follow

Paperwork and approvals for Brigade Belvedere

Brigade Belvedere has no RERA registration number published by the developer, and that gap comes before every other question. An under-construction project in Karnataka cannot lawfully be marketed without one. Ask Brigade Group for the number, then open the entry on rera.karnataka.gov.in. Read the sanctioned plan, the declared completion date, the approvals on file and the quarterly progress updates the promoter must post.

Before you book, ask to see:

  • The RERA certificate and the project page on the portal
  • The sanctioned building plan for your tower, with the unit marked
  • Title documents and an encumbrance certificate for Sy. 17/1 to 17/5
  • The land conversion order and the plan sanction from the local authority
  • A draft agreement for sale stating the handover date and the milestone payment schedule
  • The allotment letter and the cost sheet, signed by the developer

Pay each instalment only against a milestone certified by the project engineer, and keep every receipt. Handover cannot lawfully take place before the occupancy certificate is issued, so do not accept keys without it. At handover, collect the registered sale deed, a copy of the occupancy certificate, the khata transfer into your name and the maintenance and warranty documents for the flat.

Brigade Belvedere rises in five towers of 43 floors from a 10.7-acre plot, with 1,750 homes between them and the shared life of the community at ground level. Stacking that many homes vertically leaves more of the plot open than a low-rise plan would. The developer has not published the open-space share or the tower positions, though, so ask for the sanctioned master plan. Every image at this stage is a render as planned by the developer.

A day here, once built, could start in the activities and yoga area or on the jogging and cycling track, then move to the gymnasium or the swimming pool. The clubhouse holds the indoor games zone and the mini theatre, and the multiple sports courts outside fill the evenings. The landscaped and zen gardens are the quiet corners, and the retail spaces inside the campus should cover the small daily shop.

Working parents will notice the creche next to the kids' play area, and the multipurpose party area handles birthdays and festivals. With 1,750 households, the practical questions are about capacity: how many lifts each tower has, how the pool and courts are booked, and what the maintenance charge per sq ft will be. Ask which facilities open with the first handover and which follow with later towers.
