Brigade Bricklane is a completed apartment project by Brigade Group on Kogilu Main Road in Jakkur, north Bangalore, beside Brigade Northridge. The project is complete and has been handed over since December 2021 onwards. That changes what a viewing means. You can stand in the flat you would buy, look at the stairwell, the parking and the pool, and see how several years of use have treated the shared areas. Nothing is a render any more, and nothing depends on a promise about a future date.

Only two layouts were built. The one-bedroom home measures about 663 sq ft and the two-bedroom about 977 sq ft, both quoted as built-up area; carpet areas have not been published. Because the developer no longer sets a price, each seller quotes their own figure, and asking rates for the same plan can differ from block to block. Compare several before you commit to one.

This project suits a single buyer, a couple or a small family that wants a compact home in an established Brigade neighbourhood, with a clubhouse and pool already built and running. It also suits someone who needs to move in within weeks rather than wait out a possession date. Look elsewhere if you need three bedrooms, prefer a new-launch price with a construction-linked payment plan, or want a high-floor view, since no block rises above four storeys. And read the resale documents as carefully as you would a builder's agreement.

Getting around from Brigade Bricklane

Brigade Bricklane stands at Survey Nos. 95 and 97 on Kogilu Main Road in Jakkur, pincode 560064, right next to Brigade Northridge, a sister development from the same builder. This is the northern edge of the city, where Brigade has built more than one community, so the immediate surroundings are shaped by those projects rather than by an old village core.

The developer has not published travel times to offices, schools, hospitals or the airport, so none appear here. The useful thing about a completed project is that you do not need a brochure to find out. Drive from the gate to your workplace at the hour you would actually leave, then come back at the hour you would actually return. Do the same for the school run if that applies to you.

Kogilu Main Road is your only way in and out, so watch how it behaves at peak times and after rain. Ask residents how long the walk to the nearest bus stop takes and where the daily shopping happens. With 749 households on one plot, the entrance can be busy at 9 am, so a block placed away from the gate may be quieter than one beside it.

Today's price is whatever a seller asks and a buyer accepts. Expect the figure to move with floor, facing, the state of the interiors and how quickly the owner wants to sell. Ask for more than one quote in the layout you want, and ask each seller what the flat cost them and when.

No GST applies to a completed flat with an occupancy certificate. Stamp duty and registration apply on the full consideration. Before you agree a price, get the seller to confirm in writing:

  • Khata in the seller's name and the latest property tax receipt
  • An encumbrance certificate for the years since handover

Have a lawyer read the chain of title before you pay any advance. At registration you sign a fresh sale deed in your name, then apply for the khata transfer and update the association's records. Keep the original allotment letter and the developer's handover papers if the seller still has them; they help with any warranty or defect claim.

Living at Brigade Bricklane

Brigade Bricklane is 8.8 acres of four-storey blocks rather than a cluster of towers. Ground and first floor homes are a flight or two of stairs from the garden, and the top floor is still close enough to walk up when a lift is out. The developer has not published the share of the plot left open, so ask the owners' association for the site plan and walk it yourself; here nothing is a render, everything is built.

A weekday morning could begin with a lap of the jogging track, a session in the gymnasium or a swim before work. The clubhouse holds the indoor life of the place: a games room, table tennis, and a spa with a sauna for the weekend. Children have their own play area, and the older ones have a basketball court and outdoor courts for the evening.

The landscaped gardens are where the community spends its evenings, and the party area takes care of birthdays and festivals without anyone squeezing guests into a 977 sq ft flat. Because the project has been lived in since December 2021, ask how each facility is maintained, what the monthly charge covers, and whether any space has been closed or repurposed since handover. Wear and upkeep vary from block to block, so look at the one you would live in.
