Inside, the developer specified vitrified tiles in the living and dining areas, kitchen and secondary bedrooms, laminated wooden flooring in the master bedroom and ceramic tiles in the toilets. The kitchen came with a granite slab or provision for a modular kitchen, and sanitaryware was Parryware, Hindware or equivalent. Owners may have changed any of this since.
There is no developer price today. A figure of Rs. 4,140 per sq ft is recorded against the project, but that is history; the price you pay is whatever you and the seller agree. No GST applies to a completed flat with its occupancy certificate; stamp duty and registration apply on the full consideration. Ask the seller to put in writing:
- The built-up and carpet area in their sale deed
- The car park that transfers with the flat
- The current maintenance charge and any arrears
- Any loan on the unit and how it will be closed before registration

Have a lawyer check the chain of title from the developer's allotment to the current seller before any advance changes hands. At registration you sign a new sale deed, then apply for the khata transfer and have the association record you as the owner.
