You pay in construction-linked instalments over several years, GST applies on the construction portion, and the neighbourhood will change before you move in. The developer has not yet published a RERA number.

Four layouts span an unusually wide band. The 1 BHK is about 685 sq ft at Rs. 82 to 85 Lakhs. Brigade Citrine stands at Survey Nos. 23/2, 23/4, 23/6A and 23/6B at Nimbekayipura in Bidarahalli, pincode 560049, a pocket reached from Old Madras Road near Budigere Cross. This is the eastern edge of the city, where the road runs out towards Hoskote. Your commute is by road: Whitefield in one direction and KR Puram towards the city in the other. Neither distance nor drive time has been published, so time both yourself in the morning rush.

Daily errands lean on Old Madras Road, where the developer says schools and everyday shopping are available. Expect a short drive rather than a walk for most of them until the retail spaces planned inside the project open. Ask the sales team which schools and hospitals residents of the neighbouring Brigade projects use, since the same developer already has completed communities in this belt.

A 2029 handover means the streets around the plot will change before you move in. Judge today's approach road, its width, its drainage and the turn off Old Madras Road, and ask what road work is planned. Two 30-floor towers will bring 420 households through one gate, so the morning queue out of the site deserves as much thought as the distance to the office.

Paperwork and approvals for Brigade Citrine

Brigade Citrine has no RERA registration number published by the developer for this project. Ask Brigade Group for it before you pay anything and search it on rera.karnataka.gov.in. On a project due in 2029 the RERA entry is the document that matters most. It holds the sanctioned plan, the declared completion date, the quarterly progress filings and the approvals uploaded so far. If the developer cannot give you a number, do not pay a booking amount.

There is no occupancy certificate at this stage, so the papers to ask for are the ones that show the towers may be built and sold:

  • The RERA certificate
  • The sanctioned building plan showing your tower, floor and unit
  • Title documents and an encumbrance certificate for Survey Nos. 23/2, 23/4, 23/6A and 23/6B
  • Khata for the land and the current tax receipt
  • The commencement certificate
  • A draft agreement for sale, with the handover date and the milestone schedule written in

Have a lawyer read the agreement before you sign, paying attention to delay compensation, area variation and what happens if a tower is delivered later than the other. When your tower is complete, ask for the occupancy certificate before you take the keys, then register the sale deed and apply for the khata in your name. Keep the handover file for warranty and defect claims.

Living at Brigade Citrine

Brigade Citrine is two slim 30-floor towers on 4.5 acres, with the ground between them given to the pool, the courts and the gardens. Building tall on a small plot is how the developer keeps open ground, but it also means many households share a few lifts. Ask how many lifts each tower has and what a peak-hour wait might look like on the 25th floor. The open-space share has not been published; ask for the sanctioned site plan. Every image you are shown is a render as planned by the developer.

A morning could start on the jogging track, in the gymnasium or with a swim, all before the lift gets busy. After school, the children have their own play area and an activity area, and the sports courts take the evening game. The indoor games zone covers a rainy afternoon, and the retail spaces at the base of the towers mean milk and bread do not need a car.

Weekends are where the mini theatre earns its place, a screening room inside the community rather than a trip to the mall. Family functions go to the party area, and the landscaped gardens are the after-dinner walk. Ask which of these will be ready when the first residents move in and which follow the second tower, and ask what the monthly maintenance is likely to be with 420 homes sharing the bill.
