Brigade Cosmopolis stands at No. 286 Whitefield Main Road, pincode 560066, in the Palm Meadows part of Whitefield with The Forum Neighbourhood Mall next door. That mall is the shape of your daily life here: groceries, a film, a meal out and a pharmacy without getting into the car. Whitefield Main Road itself carries the traffic of one of the city's busiest employment belts, so expect noise at the front of the site and calm at the back.
The developer names Wipro, Dell and IBM among the companies with offices in the area, which is why so many residents here are on short commutes. Exact distances and drive times have not been published, so measure your own: leave the gate at the hour you would leave for work and come back at the hour you would return. Ask residents which routes they use to avoid the main road at peak times.
Whitefield grew from a small settlement of European and Anglo-Indian families into the technology hub it became after the late 1990s, and the streets around the site still carry both histories. A completed project lets you test all of this before you sign, so visit on a weekday morning and a weekend evening, and ask the neighbours where the schools and hospitals they use are.
Homes and prices at Brigade Cosmopolis
Brigade Cosmopolis has one published layout: a four-bedroom penthouse of about 4,020 sq ft built-up, on an upper floor with terrace space. Its specification sheet also refers to two- and three-bedroom apartments, wired for 4 kW and 6 kW against 8 kW for four bedrooms. Smaller flats exist, then, but their areas are not published. Ask the seller for the plan and the deed area; carpet areas are not published either.
The finish was specified as engineered marble in the living, dining and kitchen, laminate wooden flooring in the bedrooms and a teakwood-framed main door. Fittings were Kohler or Bathline and sanitaryware Roca or American Standard, or equivalents. Owners may have changed any of this since 2017.
There is no developer price. A rate of Rs. 6,910 per sq ft is recorded against the project, but it is history; today's price is what you and the seller agree. No GST applies to a completed flat with its occupancy certificate. Stamp duty and registration apply on the full consideration. Ask the seller to confirm in writing:
- The built-up and carpet area in their sale deed
- The car parks and any terrace rights that transfer with the flat
- The current maintenance charge and any arrears
- Any loan on the unit and how it will be closed before registration
- The association's transfer fee
- Fittings and modifications that stay
Paperwork and approvals for Brigade Cosmopolis
Brigade Cosmopolis has no RERA registration number published by the developer, and a September 2017 handover may place the project before registration became mandatory in Karnataka. Ask the seller or Brigade Group, and search the project name on rera.karnataka.gov.in regardless. The developer lists BBMP/BDA approval for the plan, so the sanctioned plan and the occupancy certificate are your primary approval documents here.
Since you are buying a finished flat from a private owner, the checks are those of a resale. Ask the seller for:
- Their registered sale deed, and every earlier deed if the flat has changed hands since 2017
- The occupancy certificate for the block
- The sanctioned building plan showing the flat as built, and the terrace if it is a penthouse
- Khata in the seller's name with the latest property tax receipt
- An encumbrance certificate for the years since the developer's allotment
- A no-dues certificate from the owners' association
- The bank's loan closure letter and release of originals, if a loan exists
Have a lawyer trace the chain of title from Brigade Group's allotment to the current seller before you pay an advance. At registration you sign a fresh sale deed, then apply for the khata transfer and have the association record you as the owner. Ask for the developer's handover file too, useful for any warranty or defect claim.
Living at Brigade Cosmopolis
Brigade Cosmopolis spreads 12 blocks of up to 17 floors across 9 acres, arranged around the shared ground, which holds the pool, the courts and the gardens. The developer has not published the open-space share, so ask the owners' association for the site plan and walk it; here nothing is a render, and the planting has had years to grow in. Which block you buy in decides how far you walk to the clubhouse and how much of the main road you hear.
A day could begin with the jogging track, the gymnasium or a swim, and end on the tennis, badminton or basketball courts, with other outdoor courts for whatever else the neighbours play. Indoors there is a games room with table tennis and indoor games, a library for a quiet hour, and a cafeteria so a coffee does not mean leaving the gate. The spa and sauna are the weekend reward.
Children have a play area and the landscaped gardens for the evening run around. Family functions go to the community hall or the party area. With 880 homes sharing all of this, ask what the monthly charge covers and whether any facility has been closed since 2017. Ask how the party spaces are booked and what reserve the association holds for lift and pool repairs.
