Brigade Exotica is a completed apartment project by Brigade Group at Aavalahalli, just short of Budigere Cross on Old Madras Road, east Bangalore, pincode 560049, with possession from December 2017. Every home was sold by the developer years ago, so anything you buy here comes from an existing owner, not from Brigade. It suits resale hunters on Old Madras Road who want a genuinely large flat, 3,000 sq ft and up, in a tower with a view.

The site runs to 10 acres and carries only two blocks, each 35 floors tall, with 454 homes between them. Two towers on that much land means most of the ground is not built on, and the height gives upper floors a long view over the eastern edge of the city. It also means lift dependence: a home on the 30th floor lives or dies by how well the lifts and the power backup are maintained eight years on.

Three layouts were built. The 3 BHK, named Burgandy, measures about 2,990 sq ft. The 4 BHK, called Azure, is about 3,630 sq ft. Penthouses of about 4,500 sq ft top the towers; the developer has not published their bedroom count. When the homes were on sale the published rate was about Rs. 5,940 per sq ft, a number that only tells you what the first owners paid, not what a seller will ask today.

Choose this project if your household needs three or four big bedrooms, you are comfortable in a high-rise, and you value a finished, lived-in community over a fresh launch. Look elsewhere if you want a home under about 2,000 sq ft, prefer a low-rise block, or need the developer warranty and payment plan that only a new booking brings. Because the pool of homes is fixed, your choice will be limited to whatever owners list at the time you search.

Brigade Exotica stands at Aavalahalli on Old Madras Road, a little before Budigere Cross on Bengaluru's eastern fringe, pincode 560049. The developer has not published distances to any workplace, station or school, so treat what follows as a map of the neighbourhood rather than a timetable. Old Madras Road itself is your main artery: it runs west towards KR Puram and the city, and east towards Hoskote.

Most working households here will be heading for Whitefield's or Marathahalli's IT parks, both reached by road, with Whitefield's ITPL end the closest of the office belts. Ramamurthy Nagar and Horamavu are the neighbouring residential areas, useful for schools, clinics and weekend shopping. The airport is further north, so an early flight means a cross-country drive rather than a hop.

Before you commit, make the Budigere Cross junction your test. Drive it at 9 am and again at 6 pm on a weekday, since that crossing decides whether the tower's distance from the office is a number on a map or a real half hour. Ask the owner how residents get to the nearest bus stop and whether the approach road from the highway floods in the monsoon.

Homes and prices at Brigade Exotica

Brigade Exotica was built with three homes, all quoted in built-up area; carpet figures have not been published, so ask the seller for the sale deed area. The 3 BHK Burgandy is about 2,990 sq ft. Your price will be set by the individual owner, the floor, the facing and the condition of the flat.

Because the project is complete and has been occupied since 2017, no GST applies to a resale purchase. Stamp duty and registration are payable on the full agreed value. Before you make an offer, ask the seller for:

  • The exact built-up and carpet areas as they appear in the seller's own deed
  • The number of car parks allotted to the flat and whether they are in the deed
  • Pending maintenance dues and the current monthly charge
  • Any transfer fee the owners' association levies
  • Interior fit-out age: the specification lists vitrified tiles, teak main door frames and Kohler or Queo grade fittings

Paperwork and approvals for Brigade Exotica

Brigade Exotica has no RERA registration number published by Brigade Group, and a scheme completed in 2017 may pre-date registration or have closed its entry. Ask the seller whether one exists and search the Karnataka RERA website, rera.karnataka.gov.in, by project name. The approval the developer shows is BBMP or BDA sanction; ask for the sanctioned plan and confirm the flat you are buying matches it.

For a completed, occupied tower the documents that matter are the ones that prove the building was finished lawfully and that the seller owns what they are selling:

  • Occupancy certificate for the block, issued when the tower was completed
  • Mother deed and the seller's registered sale deed, plus the chain of any earlier resales
  • Encumbrance certificate covering the years since the seller bought
  • Khata certificate and extract in the seller's name, with the latest property tax receipt
  • No-dues letter from the owners' association
  • Loan closure or lender's consent, if the flat is mortgaged

At registration you will sign a sale deed, not an agreement to sell, and pay stamp duty and registration on the declared value. After that, apply for the khata transfer into your name and tell the association to update its records. Keep the original occupancy certificate copy; a future buyer will ask you for it.

Living at Brigade Exotica

Brigade Exotica is two tall towers standing on 10 acres, with the clubhouse and gardens filling the ground between and around them. Because only 454 homes share that land, the open area per household is generous by city standards. The developer has not published the exact open-space share, so ask the association for the sanctioned site plan. This is a completed project, so the facilities are real and can be walked, not renders.

An ordinary weekday could start with a run on the jogging track that loops the gardens, a session in the gymnasium and a swim before work. Children have a play area of their own and the basketball and outdoor courts after school. Indoors, the games room and table tennis take care of a wet evening, and the spa and sauna are there for the weekend.

The party area handles birthdays and festivals without the noise reaching your flat. What you should check, as a resale buyer, is how these spaces have aged since 2017: ask to see the pool and the gym on a visit, ask how the clubhouse is staffed, and read the association's accounts. The specification sheet lists Otis or equivalent lifts and full power backup for lifts and common areas; on the 30th floor those two items matter more than any garden.
