Brigade Gateway Hyderabad stands at 8, Movie Tower Road in Kokapet, close to Narsingi, pincode 500075. Kokapet has become one of the more sought-after pockets of Hyderabad in recent years. The developer has not published distances to workplaces, schools, hospitals or the airport, so none are quoted here.

Some daily needs will be met without leaving the site. The plan includes a commercial tower with a supermarket, a coffee station and a co-working and conference area, so groceries and a day of remote work need not involve a drive. A creche on campus also helps parents of small children.

Quoted ranges are Rs. 4.6 Crore to Rs. 5.1 Crore for the 3 BHK Lifestyle and Rs. 5.08 Crore to Rs. 5.57 Crore for the 3 BHK Luxe. The 4 BHK Luxe costs Rs. 6.06 Crore to Rs. 6.9 Crore, and the 4 BHK Grand Rs. 7.61 Crore to Rs. 8.18 Crore. The entry plan works out to about Rs. 15,000 per sq ft. In a tower this tall, your floor will move the price a great deal. GST is payable because the homes are under construction, along with stamp duty and registration. Ask for a cost sheet with:

• Base rate and the area it is charged on
• Floor-rise charge for your floor
• Car parking bays included
• Clubhouse, maintenance and corpus deposits
• GST shown on its own line
• The construction-linked payment schedule

Brigade Gateway Hyderabad has no RERA number published for this project. Ask Brigade Group for it and check the entry on the Telangana RERA portal (TS-RERA) before paying a booking amount. The entry shows the declared completion date, which you should compare with the December 2028 date you are quoted.

While the towers are going up, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the land
• The sanctioned building plan showing your tower and floor
• The fire safety clearance a building of this height needs
• A draft agreement for sale with the handover date and delay compensation
• A list of lenders that have approved the project

When your tower is finished, see the occupancy certificate before you take possession. Then register the sale deed and have the property tax assessment put in your name. Keep a file of every payment receipt, since a long build means many instalments.

Brigade Gateway Hyderabad places two 57-floor residential towers and a commercial tower on 9.7 acres, with 297 homes in all. That is a lot of land per family, but the developer has not published how much of it stays open, so ask for the site plan. All images are renders as planned by the developer until the towers are complete.

A morning could start in the aerobics and yoga area or the gymnasium, then a swim and some time on the pool decks. The health club and indoor games area fill the rest of the week, and the multipurpose court serves team games. Small children have a play area, and working parents can use the creche.

If you work from home, the co-working and conference area gives you a desk away from the flat, with coffee from the station on site. Evenings belong to the landscaped gardens and the amphitheatre, while larger family events go to the multipurpose party hall. Ask which of these open with the first handover and which come later.
