Brigade Gem

Brigade Gem has its address on Doddakannelli-Chikkanayakanahalli Road at Chikkanayakanahalli, a pocket reached from Sarjapura Road on the south-east side of Bengaluru, pincode 560035. The developer has not published distances to offices, schools or hospitals, and we will not guess at them. What matters more is the shape of the trip: your daily drive will begin on a village road and join Sarjapura Road before it goes anywhere else.

That first stretch is the one to test. Drive from the gate to the Sarjapura Road junction at 8.30 am and again at 7 pm, then continue towards your workplace. A short distance on a two-lane connector can take longer than a long run on the main road, and this is where the difference between a good and a bad commute is decided.

Because the homes have been occupied since August 2024, the neighbourhood is no longer a construction zone, and you can see what has opened around it: the nearest grocery, pharmacy and school run. Ask residents how they manage school transport and whether autos wait outside. With only 138 households behind the gate, there is no retail inside the project, so everything from milk to a plumber comes from the streets around you.

Brigade Gem sold two homes, both quoted as built-up area. The 2 BHK is roughly 1,121 sq ft. The 3 BHK is roughly 1,513 sq ft, a step of about 390 sq ft that usually buys a third bedroom and a larger living room. Carpet areas, bathroom counts and balcony counts have not been published, so ask the seller for the plan and the deed area of the specific flat.

Brigade Group has no homes left to sell, so there is no developer entry price today. Its last published starting price was Rs. 1.34 Crore, which against the 2 BHK's area comes to about Rs. 11,950 per sq ft. Use that only as a reference for what the first owners paid; a resale price is set by the owner, and in a completed low-rise scheme facing and tower position count for more than floor.

The project is complete and occupied, so a flat with an occupancy certificate carries no GST. Stamp duty and registration apply on the agreed value. Ask the seller for a written breakdown covering:

• The area the price is quoted on, and the carpet area alongside it
• Car parking: how many bays, and whether they appear in the deed
• Current monthly maintenance and any arrears on the flat
• Transfer fee, if the owners' association charges one
• The seller's own purchase price and date, which frames your negotiation

Brigade Gem has no published RERA registration number. Ask the seller, and search for the name on rera.karnataka.gov.in. If the project was registered, the entry will also show the promoter's declared completion date, useful to set against the August 2024 possession. If there is no entry, the completion paperwork carries the weight instead.

Since the towers are built and occupied, the documents you want are those of a finished building and a clean title:

• Occupancy certificate for your tower, issued on completion
• Sanctioned building plan, with your flat and parking marked on it
• Mother deed for the 2 acres and the seller's registered sale deed
• Encumbrance certificate for the period since the seller bought
• Khata certificate and extract in the seller's name, plus the latest tax receipt
• No-dues letter from the owners' association, and a copy of its registration
• Bank consent or loan closure letter, if the flat carries a home loan

Your purchase completes on a sale deed, not an agreement to sell, and stamp duty and registration are paid on it. After that, apply for the khata to be transferred into your name and ask the association to update its member list. If the association is not yet formed, find out who is running the common areas and holding the corpus; in a young project that answer tells you a lot.

Brigade Gem is laid out as four squat blocks, each four storeys, on 2 acres with the open ground shared between them. The developer has not published the open-space share, and no amenity list has been released for this project at all, so we cannot describe a clubhouse, a pool or a gym. Ask the owners' association what the common areas actually contain and go and look at them.

What a low-rise plan changes is the texture of each day. With four floors, the lift is a convenience rather than a lifeline, stairs are a real option, and your neighbours are counted in dozens, not hundreds. Children can be watched from a balcony rather than a 20th-floor window. Noise from the road and from other flats is easier to trace and easier to fix.

The other side of that coin is thin shared facilities: 138 households cannot fund the kind of club a 2,000-unit township runs, so maintenance should be modest and the amenity list short. Before you buy, ask for the sanctioned site plan to see where your tower stands relative to the entrance and the parking. Ask how many visitor bays exist, and whether the association has taken over the common areas from the developer. Any brochure images you are shown are renders as planned by the developer; the built site is what counts.
