Brigade Icon has its address at No. 180, Anna Salai, the road most people still call Mount Road, in the Express Estate part of Thousand Lights, pincode 600002. This is central Chennai, one of the city's main arterial roads, lined with offices, shops and older homes. The developer has not published distances to specific offices, stations or hospitals, so none are quoted here.

A central address changes your day more than any amenity list. Many errands, meetings and meals could be a short drive rather than a trip across town. The flip side is a busy main road, with traffic and noise for much of the day.

Visit the site on a weekday morning and again in the evening, and time the drive to your office and to your children's school. Ask where the building's entry and exit open onto Anna Salai, and how cars will turn in and out during peak traffic. Check how many parking bays come with each home, where drivers will wait, and whether visitors have space of their own.

Brigade Icon offers two plans, quoted as built-up area; carpet areas have not been published, so ask for them. Both include a staff room and a studio.

• 3 BHK with staff room and studio: about 2,750 sq ft, Rs. 7.8 Crore to Rs. 9.2 Crore
• 4 BHK with staff room and studio: about 3,200 sq ft, Rs. 9.5 Crore to Rs. 11.1 Crore

That is about Rs. 28,400 to Rs. 33,500 per sq ft for the 3 BHK, and about Rs. 29,700 to Rs. 34,700 for the 4 BHK. In a tower this tall, floor level and facing account for most of the gap. The home is under construction, so GST applies on top of the price. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• The base rate and the area it is charged on
• Floor-rise and facing premiums for your unit
• Car parking and the number of bays
• Clubhouse, maintenance deposit and advance maintenance
• GST as its own line
• Stamp duty and registration on the full value

Brigade Icon is registered with RERA as TN/29/Building/0392/2024. Look it up on the TNRERA portal of Tamil Nadu and read the entry: it names the promoter, the approved plan, the number of homes and the declared completion date. Quarterly progress updates should appear there too.

At this stage you are buying a home that is still being built, so ask for:

• The RERA registration certificate
• The approved building plan showing your unit
• Title documents for the land and an encumbrance certificate
• A draft agreement for sale with the handover date and delay terms
• The payment schedule, linked to construction milestones

Check that the unit number, area and price match across the agreement, the cost sheet and the RERA entry. Keep every receipt and letter from the developer. At handover in 2029 or later, ask for the completion or occupancy certificate before you take the keys. Then register the sale deed and move the property tax and electricity accounts into your name.

Brigade Icon rises as a 38-floor building on 4 acres of central land, with 200 homes in all. That is a small number of homes for its height, so each floor will carry only a few apartments, and you will share lifts with fewer neighbours. The developer has not published the tower count or the open-space share, so ask to see the master plan before you pick a unit. All images are renders as planned by the developer.

Life here centres on the home and a short list of indoor amenities. A morning might start in the fitness studio, and an evening end in the sky lounge, looking over the city from high up. The multimedia lounge suits a film night or a match with friends, and the spa and salon cover grooming without leaving the building.

There is no pool, garden or children's play area in the published list, so families with young children should weigh that. Service lifts with their own lobbies keep deliveries and staff apart from residents. Ask which floor holds the amenities, how they will be run, and what the maintenance charge per sq ft will be.
