Brigade Insignia

Brigade Insignia will stand at Maruthi Nagar in Yelahanka, on the north side of Bengaluru, pincode 560064. Yelahanka is an established residential area on the road out to Kempegowda International Airport. Hebbal and the city centre are reached by road, the airport lies further north, and a rail link serves the area. Brigade Group has not published distances or travel times to any of them, so we do not quote any.

The airport road shapes life here. If you fly often, the location works in your favour; if your office is on the south or east side of the city, the drive across town is the thing to test. Leave the gate at the hour you would actually go, drive your route, and repeat it in the evening. Try the train once as well, and time the ride from the site to the station.

Yelahanka already has its own schools, hospitals and shops, so daily errands do not depend on the project's facilities. Residents of nearby completed communities can tell you how the roads behave. Look at the approach road and the gate with 379 households in mind, and ask which of the six towers face the main road and which face inward, since that changes both noise and price.

Brigade Insignia offers four layouts, all quoted as built-up area; carpet areas have not been published, so ask for them. The three-bedroom with study is about 2,145 sq ft. The three-bedroom with maid's room and study is about 2,481 sq ft. The four-bedroom with maid's room and study is about 3,066 sq ft. The five-bedroom duplex penthouse is about 4,137 sq ft.

Each plan is priced as a band: Rs. 3.59 Crore to Rs. 3.89 Crore for the three-bedroom with study, Rs. 4.39 Crore to Rs. 4.69 Crore with the maid's room, Rs. 5.29 Crore to Rs. 5.89 Crore for the four-bedroom, and Rs. 6.99 Crore to Rs. 9.89 Crore for the penthouse. At the bottom of each band the rate is about Rs. 16,700 to Rs. 17,700 per sq ft. Floor, facing and tower decide where in the band your unit lands, so insist on a unit-wise quote.

The towers are under construction, so GST applies on the construction portion of the price, and stamp duty and registration are paid when the sale deed is registered. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium for your unit
• Car parking and the number of bays included
• Clubhouse membership, maintenance deposit and corpus fund
• GST as its own line
• Stamp duty and registration on the full consideration

Brigade Insignia does not yet show a published RERA number. Ask Brigade Group for it and open the entry on the Karnataka RERA website, rera.karnataka.gov.in, before paying a booking amount. The entry shows the sanctioned plan, the land documents filed, the promoter's declared completion date and any complaints. That declared date is the one to hold against the 2029 possession promise.

For a home still being built, ask for:

• The RERA certificate and the project's portal page
• The sanctioned building plan, with your unit and parking bays marked
• Title documents for the 6 acres at Maruthi Nagar, with an independent lawyer's opinion
• The land conversion order and the encumbrance certificate for the parcel
• An agreement for sale that states the carpet area, the handover date and the payment schedule
• The allotment letter and a receipt for every instalment

At handover, ask for the occupancy certificate for your tower before you take the keys, register the sale deed, and apply for the khata in your name. Penthouse buyers should also ask how the two levels and any exclusive-use areas are described in the plan and the agreement, since what is drawn there is what you own.

Brigade Insignia is planned as six 18-floor towers on 6 acres, with the clubhouse, the pool and the gardens on the ground between them. Brigade Group has not published the share of the site left open, so ask for the sanctioned site plan and see how the towers divide the land and where your tower stands relative to the clubhouse. Every image you see is a render, as planned by the developer.

A morning here might start on the jogging and skating track, move to the meditation and yoga deck and end in the gymnasium or the swimming pool. Dog owners have a dedicated pet area, which is rare enough in Bengaluru to be worth a look. Children have a play area and the sports courts once school is done, and the indoor games room and the multimedia lounge cover a rainy evening. The party area handles family functions.

With 379 large homes, most of them for families, ask how many lifts serve each tower and how many flats share a floor. Ask which facilities open with the first handover in 2029 and which are built afterwards. Ask what the clubhouse membership costs and what the monthly maintenance charge is expected to be, since a home of 2,000 sq ft or more pays maintenance on every square foot.
