Brigade Laguna

Brigade Laguna sits at Dasarahalli Village, opposite Rachenahalli Lake Park, in the Jakkur belt on the north side of Bengaluru, pincode 560092. The lake park across the road is the feature that shapes daily life here: a place to walk in the morning and a stretch of open sky in a part of the city that is filling in fast. Brigade Group has not published distances or travel times to workplaces, stations or schools, so we do not quote any.

Test the commute yourself. Leave the gate at your usual hour, drive to work and back, and note how the roads around the lake behave, since a lakeside road can carry walkers and parked cars as well as through traffic. Do the school run as well. Because the project is finished and occupied, the residents can tell you what has changed on the roads since they moved in.

Walk out of the gate on a weekend and find the nearest grocery, pharmacy and clinic on foot; retail spaces are planned inside the project as well, so ask which have opened. Look at where the four blocks stand relative to the road and the lake, because a flat facing the water and a flat facing the internal road are different purchases at different prices.

Brigade Laguna was built in three layouts, all quoted as built-up area; carpet areas were not published, so take the number from the seller's sale deed. The two-bedroom is about 1,188 sq ft. The three-bedroom Comfort plan is about 1,584 sq ft with two bathrooms, and the three-bedroom Grand is about 1,847 sq ft with three bathrooms. Ask which block, floor and facing you are being shown.

There is no developer price today. Brigade Group's launch price started at Rs. 1.55 Crore for the two-bedroom, about Rs. 13,050 per sq ft, and no launch prices for the three-bedroom plans were published. A resale price is set by the owner, and a lake-facing flat on a high floor will ask more than the same plan facing inward. Compare the asking price with recent registered sales of the same plan in the same block.

No GST is due on a completed flat with its occupancy certificate. Stamp duty and registration apply on the sale consideration. Before agreeing a price, ask the seller and the association to put in writing:

• The built-up area in the registered sale deed, and the carpet area
• Block, floor and facing, and any floor-rise or view premium the seller paid
• Car parking bays allotted and whether they are covered
• The association transfer fee and the current monthly maintenance charge
• Any maintenance or property tax arrears on the flat
• Stamp duty and registration on the full consideration

Brigade Laguna carries no RERA registration number published by Brigade Group. Ask the seller for it and search the project name on the Karnataka RERA website, rera.karnataka.gov.in. If an entry exists it shows the sanctioned plan and the promoter's completion filings, which you can set against the December 2025 handover. If it does not, the completion paperwork carries the weight.

For a finished flat bought from an owner, ask for:

• The occupancy certificate for the block
• The sanctioned building plan with the flat and parking marked
• Title documents for Survey Nos. 59/2 and 60/3 at Dasarahalli Village
• The seller's registered sale deed and Brigade Group's agreement for sale, since the seller is likely the first owner
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate covering the period since the seller bought
• A no-dues and no-objection letter from the owners' association, or from the developer if the association is not yet formed

If the seller has a home loan, the bank's closure letter or consent comes before registration. You register a sale deed, then apply for the khata transfer and move the utility connections to your name. Because possession began so recently, ask whether the developer's defect-liability period is still running and whether it passes to you.

Brigade Laguna has four 14-floor blocks on 2.85 acres, arranged around shared gardens and a clubhouse, with the lake park across the road. Two hundred and twelve homes share the ground, which is compact for that number, so the open space is more courtyard than parkland. The developer has not published the open-space share, but the project is built, so walk it and see. Any brochure image is a render as planned by the developer; the built site is what counts.

A day here could begin with a jog on the track or a walk across to the lake park, move to the health club and the gymnasium, and end with a swim. The clubhouse holds the indoor games room for a rainy evening. Children have a play area and the multipurpose sports courts, and the amphitheatre is where the community gathers for festivals and performances. The party area covers family functions.

Retail spaces within the project should cover small errands. Because handover began only in December 2025, the owners' association may still be forming. Ask who runs the pool, the gardens and the security today, what the monthly maintenance charge is, and whether the developer has handed over the corpus fund. In a young project those answers tell you more than the amenity list.
