Brigade Lakecrest

Brigade Lakecrest sits at 166, Old Madras Road, in Rifco Shantiniketan Layout at Hosabasavanapura, KR Puram, on the east side of Bengaluru, pincode 560049. Old Madras Road is one of the city's older arterial roads, and KR Puram has a railway station, so you have a rail option as well as the road. Whitefield and the Outer Ring Road are reached by road. Brigade Group has not published distances or travel times to any of them, so we do not quote any.

An address on an arterial road cuts both ways. The approach is wide and the bus and rail links are close, but the traffic and noise are constant, so ask which towers face the road and which face inward. Drive your own commute from the gate at the hour you would leave, then repeat it in the evening. Try the train once as well, timing the walk or ride from the site to the KR Puram station.

Daily needs are covered within KR Puram, where schools, hospitals and shops are already established, and retail spaces are planned inside the project. Visit the site on a weekday and a weekend to see how the road behaves, and ask residents of the layout around you how the water supply and drainage have held up through a monsoon.

Brigade Lakecrest plans six layouts, all quoted as built-up area; carpet areas have not been published. The studio is about 482 sq ft and the one-bedroom about 775 sq ft. Two-bedroom homes come at about 1,315 sq ft, or about 1,568 sq ft with a study. Three-bedroom homes are about 1,784 sq ft, or about 2,153 sq ft with a maid's room or office.

Prices are bands, with floor and facing deciding where a unit lands. The studio runs from Rs. 59 Lakhs to Rs. 62 Lakhs and the one-bedroom from Rs. 91 Lakhs to Rs. 96 Lakhs. Two-bedroom homes start at Rs. 1.44 Crore, or Rs. 1.78 Crore with the study. Three-bedroom homes start at Rs. 1.95 Crore, or Rs. 2.53 Crore with the maid's room, and the top of the range is Rs. 2.63 Crore. The entry rate is about Rs. 12,200 per sq ft on the studio and Rs. 10,900 to Rs. 11,750 on the rest.

Homes are under construction, so GST applies on the construction portion, and stamp duty and registration are paid when the sale deed is registered. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium for your unit
• Car parking bays included
• Clubhouse, maintenance deposit and corpus fund
• GST as a separate line
• Stamp duty and registration on the full consideration

Brigade Lakecrest has no RERA number on record yet. Ask Brigade Group for it and open the entry on the Karnataka RERA website, rera.karnataka.gov.in, before you pay anything. The entry carries the sanctioned plan, the land documents filed, the promoter's declared completion date and any complaints. That declared date is what the March 2030 possession promise should be checked against.

For a home under construction, ask for:

• The RERA certificate and the project's portal page
• The sanctioned building plan, with your unit and parking bay marked
• Title documents for the 5.37 acres, with an independent lawyer's opinion
• The land conversion order and the encumbrance certificate for the parcel
• An agreement for sale stating the carpet area, handover date and payment schedule
• The allotment letter and a receipt for every instalment

At handover, ask for the occupancy certificate for your tower before you take keys, register the sale deed, and apply for the khata in your name. Studio and one-bedroom buyers planning to let the flat should also ask what the owners' association rules will say about tenants, and get the answer in writing before booking.

Brigade Lakecrest puts towers of 22 floors on 5.37 acres, around a shared ground of gardens, courts and a clubhouse. Six hundred and four homes will share it, which makes this a mid-sized community with a real owners' association to come. The developer has not published the number of towers or the share of the site left open, so ask for the sanctioned site plan and count for yourself. Every image you see is a render, as planned by the developer.

A morning could begin on the jogging and skating track, move to the meditation and yoga area and finish in the gymnasium or the pool. Dog owners have a pet park, which is still rare in Bengaluru projects and worth a look if you have a pet. Children have a play area and the sports courts once school is done, and the indoor games zone covers the monsoon. The party lawn takes the weekend gatherings.

Retail spaces inside the project should handle milk, medicines and small errands without a trip out onto Old Madras Road. With 604 homes across 22-floor towers, ask how many lifts serve each tower and how many homes share a floor, since a studio-heavy mix can mean many households per landing. Ask which facilities open with the first handover in 2030 and which are built later.
