Getting around from Brigade Lakefront
Brigade Lakefront opens onto Seetharampalya's EPIP Zone, with SAP Labs as the immediate neighbour. If you work there, the commute is a walk. ITPL, the tech park that anchored Whitefield's growth and hosts firms such as IBM, GE, TCS and Xerox, is in the same locality. The developer has not published distances or minutes to any of these, so time your own route at the hour you would actually travel.
Day to day, you are in the settled part of Whitefield rather than a new fringe. Hoodi and Mahadevapura are close, with Doddanekundi and Chinnapanahalli on the other side. That means shops, schools and clinics already exist around you, but it also means peak-hour traffic on the approach roads is a fact of life. Ask residents how the exit onto the main road behaves at 9 am and 6 pm.
Because this is a resale purchase, you can do what a buyer of an unbuilt project cannot: visit on a weekday evening, wait in the car park, ride the lift and walk to the nearest bus stop. Note how many minutes each errand takes, and whether the route you plan to drive to work crosses the ITPL traffic or avoids it.
Homes and prices at Brigade Lakefront
Brigade Lakefront was built in two layouts, both large by Whitefield standards: a three-bedroom plan of roughly 2,790 sq ft and a four-bedroom plan of roughly 3,360 sq ft, quoted as built-up area. Carpet areas were not published. Inside, the specification lists large vitrified tiles in the living and dining spaces and laminate wooden flooring in the master bedroom. The main door has a teakwood frame, and the windows are UPVC or aluminium sliders with bug screens.
Power supply was rated at 5 kW for a 3 BHK and 6 kW for a 4 BHK, with backup of 3 kW and 5 kW respectively. Kitchens were handed over with provision for a modular fit-out and split air-conditioning points, so what you find in a given flat depends on what the owner added since 2017.
There is no entry price because every home is a resale. A figure of about Rs. 6,340 per sq ft was published earlier and is useful only as a reference point. For any flat you like, ask the seller and the association for:
- The registered sale deed and the area stated in it
- Recent registered prices for the same layout in the same tower
- The no-dues certificate from the owners' association
- The transfer fee and maintenance deposit payable on change of ownership
- Any renovation done without association approval
- Stamp duty and registration, calculated on the full consideration
Paperwork and approvals for Brigade Lakefront
Brigade Lakefront has no RERA number published by Brigade Group, and with handover in September 2017 it may predate the registration regime for completed buildings. You can still search the Karnataka RERA website (rera.karnataka.gov.in) by project name. The published approval is from BBMP or BDA, which is the sanctioning authority you should see named on the plan.
Because this is a completed, occupied community, the documents that protect you are the ones a resale needs. Ask the seller for:
- The occupancy certificate for the tower
- The sanctioned building plan with your flat marked on it
- The seller's registered sale deed and the chain of earlier deeds
- The khata in the seller's name and the latest property tax receipt
- An encumbrance certificate covering the years since 2017
- A loan closure letter, if the seller bought with a mortgage
- The association's no-objection and no-dues certificate
Register the purchase on a fresh sale deed in your name, then apply for the khata transfer and update the electricity and water connections. If you are taking a loan, the bank's legal team will run the same checks, but do not rely on that alone; get the title opinion in writing from your own lawyer.
Living at Brigade Lakefront
Brigade Lakefront covers 20 acres with three 14-floor towers and the shared facilities set among them. Since the project is finished, everything below is built and in use, which lets you judge upkeep with your own eyes. Ask the owners' association for the sanctioned layout and check that the gardens, pool and courts on the ground match it.
A morning could begin on the jogging track, then move to the gymnasium or the yoga and meditation hall. The swimming pool, spa and sauna are in the clubhouse. Children have a play area and a cricket space, and older residents have a corner set aside for them, which few communities of this age offer. There is also a library for the quiet hours.
Evenings bring the basketball and outdoor courts into play, and the games room covers billiards and table tennis when it rains. Family functions go to the party area or the community hall. Common areas were finished with marble in the reception and granite or vitrified tiles in the lobbies and corridors, and each block has two passenger lifts. With 1,139 households, lift waits and parking discipline are the things to ask about at the association office, along with the monthly maintenance charge and the reserve fund.
