Brigade Lumina Apartments

Brigade Lumina Apartments stands at Chikkabidarakallu Village in Dasanapura Hobli, pincode 560073, off Tumkur Road on the north-western edge of Bengaluru. This is a corridor that is still turning from village land into city, which cuts both ways. Land is cheaper and the roads are wider than in the older suburbs, but the shops, schools and clinics you will lean on in 2031 are partly still to come.

Brigade Group has not published distances or travel times to any workplace, station or school, so we quote none. What you can do now is drive from the site to your office, your children's school and your nearest relatives at the hours you would actually travel. Tumkur Road carries heavy long-distance traffic, so test both the morning run into the city and the evening return.

Ask the sales team two location questions in writing. First, which side of Tumkur Road the entrance opens onto and how you cross to the other side. Second, what public transport the developer expects to serve the site by the December 2030 handover. Then walk the surrounding lanes yourself, because what the area looks like on a weekday afternoon tells you more than any map.

Brigade Lumina Apartments lets you choose between three layouts, each quoted as built-up area. The two-bedroom, two-bath home is about 1,090 sq ft. The three-bedroom, two-bath home is about 1,440 sq ft, and the three-bedroom, three-bath home is about 1,770 sq ft. Carpet areas have not been published, so ask for them.

Published prices run in bands: Rs. 1.45 Crore to Rs. 1.59 Crore for the two-bedroom, Rs. 1.90 Crore to Rs. 2.05 Crore for the smaller three-bedroom, and Rs. 2.28 Crore to Rs. 2.45 Crore for the larger. On the entry figures, that is about Rs. 13,300, Rs. 13,200 and Rs. 12,900 per sq ft respectively, so the bigger home is slightly cheaper per foot. Floor and facing set where you land inside each band.

Because the homes are under construction, GST is payable on the construction value on top of the price. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and how many bays are included
• Clubhouse fee, maintenance deposit and corpus fund
• GST as its own line, with the rate applied
• Stamp duty and registration on the full consideration
• The milestone schedule with the percentage due at each stage

Brigade Lumina Apartments has no RERA registration number published by Brigade Group. Do not pay a booking amount until you have it, and check it yourself on the Karnataka RERA website (rera.karnataka.gov.in). The RERA entry will show the promoter, the sanctioned plan, the declared completion date and the quarterly progress filings. Read the completion date against the December 2030 handover the developer quotes.

For an under-construction home, these are the documents to see before you sign:

• RERA registration certificate for the project or the relevant phase
• Sanctioned building plan from the planning authority, with your unit marked
• Title documents and an encumbrance certificate for the 4 acres
• Land conversion order, since the address is a village in Dasanapura Hobli
• Commencement certificate for your tower
• Draft agreement for sale in the RERA format, with the milestone schedule attached

Keep every payment receipt and demand letter. At handover, insist on the occupancy certificate before you take the keys, then register the sale deed in your name and apply for the khata transfer. If you are borrowing, the bank's legal team will run its own checks, but read the agreement yourself, especially the clauses on delay, refunds and area changes.

Brigade Lumina Apartments is planned as three 18-floor towers on 4 acres, with the shared facilities laid out between and around them. Brigade Group has not published how much of the ground stays open, so ask for the sanctioned site plan and look at the gap between towers, where the podium ends and where the gardens begin. Every image you see now is a render, as planned by the developer, because nothing is built yet.

A weekday morning could start on the jogging track, move to the gymnasium or the activities and yoga zone, and finish with a swim before work. If you work from home, the business centre gives you a desk away from the flat. Parents get a creche beside the kids' play area, which is a real convenience in a tower community.

Evenings and weekends bring the sports courts, the indoor games room and the landscaped gardens into use. The open amphitheatre is where community events and festival evenings will happen, and the party lawn takes family functions. With 416 homes sharing three lift cores, ask how many lifts each tower gets and which facilities open with the first handover rather than the last. Ask, too, what the monthly maintenance charge is expected to be, since a full amenity set costs money to run.
