Brigade Neem Grove

Brigade Neem Grove lies on Boodigere Road off the NH 207 at Devanahalli, pincode 562110, reached by the Spinal Road that serves Brigade Orchards. That Spinal Road is the internal artery for this part of Devanahalli, and the layout opens onto it. That gives you a paved approach from day one rather than a village track, which is not something every plotted layout in the area can claim.

Brigade Group has not published distances or travel times to the airport, to any office park or to schools, so we quote none. Devanahalli is airport country, and most residents here commute towards the city or to workplaces along the highway. Drive the route yourself at 8.30 on a weekday and again in the evening, and note where NH 207 traffic joins your road.

Because the layout is finished, walk it before you talk price. See which plots face the gardens and which back onto the boundary wall, where the entrance gate is and how far the nearest shops and a doctor are today rather than on a plan. Ask a resident owner what daily life needs a car for. Then ask the seller which exact plot number you are looking at and find it on the approved layout.

Brigade Neem Grove has no floor plans, because you are buying land and will design the house yourself. What you choose between is plot size. Five types were released: Type 1 at about 4,005 sq ft, Type 2 at about 3,294, Type 3 at about 2,341, Type 4 at about 1,554 and Type 5 at about 1,086 sq ft. The smaller types suit a compact two-storey house; the larger ones leave room for a garden, a car court and generous setbacks.

Brigade Group's launch price started at Rs. 56 Lakhs, which over the 1,086 sq ft Type 5 was about Rs. 5,150 per sq ft. All plots are sold, so that figure is history. A resale price depends on plot size, position and whether any construction already stands on it. Frontage and orientation move the price between two plots of the same type.

Land carries no GST. Stamp duty and registration are charged on the sale value when you buy; GST enters only if you later sign a building contract, and then on that contract alone. Before you agree a figure, get the following from the seller in writing:

• Plot number, dimensions and area as shown on the approved layout
• Whether the plot is a corner, garden-facing or interior position
• Any structure on the plot, with its sanctioned plan
• The layout maintenance charge and any arrears
• Property tax paid to date
• Stamp duty and registration on the full consideration
• Setback and height limits that apply to your future house

Brigade Neem Grove has no RERA registration number published by Brigade Group for this layout. Ask for it, and search the Karnataka RERA website (rera.karnataka.gov.in) by project name; a plotted layout of 82 plots handed over in 2024 would ordinarily be registered. If an entry exists, it shows the approved layout plan and the promoter's declarations, which you can compare with what the seller gives you.

Land needs a different set of papers from a flat. Ask the seller for:

• The land conversion order permitting residential use
• The layout approval from the planning authority, with the plot marked
• The release order for the plot, showing it is not part of the land held back for the authority
• Brigade Group's sale deed to the seller, and any earlier deeds in the chain
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate for at least the period since handover
• A no-dues letter from the owners' body for layout maintenance

If a house already stands on the plot, add its sanctioned building plan and check that the structure matches it. Register your purchase on a sale deed, then transfer the khata to your name. When you build, you will need your own plan sanction before work starts, and the layout's setback and height rules will bind your architect, so read them before you buy.

Brigade Neem Grove cuts 7 acres into 82 plots along a small grid of internal roads, with the Neem Grove Gardens as the green centre the layout is named after. In a plotted community the master plan is the product: it fixes your road width, your frontage, where the drains run and how far you must set your walls back from the boundary. Ask for the approved layout plan and check your plot's shape on it.

A day here is quieter than in a tower. A morning could start on the bicycle track, move to the outdoor gymnasium and end in the gardens. The multi-purpose court and the badminton court take the evening, and the children's play area is the meeting point for younger families. There is no clubhouse, pool or indoor games room in the published list, so if you want those, this is not the layout.

These common areas belong to all 82 owners together, and since the developer has handed over, ask who maintains them now and what the monthly charge is. Also ask what has been built so far on neighbouring plots, because in a young layout your view and your privacy depend on your neighbours' house plans as much as on your own. Any image you are shown of the finished street is a render, as planned by the developer, until the houses exist.
