Brigade Northridge

Brigade Northridge stands at Survey No. 108/2, Kogilu Road, Markandhaiha Nagar, Venkatala II Division, in Yelahanka, north Bengaluru, pincode 560064. Jakkur is the neighbouring locality, a pocket that has grown up along the railway line and is home to JNCASR (Jawaharlal Nehru Centre for Advanced Scientific Research), whose campus is there. Nehru Nagar and Dasarahalli are the Jakkur sub-localities closest to you.

For the commute, Yelahanka and Hebbal are the two nodes most residents head for by road, and the airport is further north along the same axis. Brigade Group has not published distances or travel times, and Kogilu Road traffic changes a great deal by the hour, so drive your own route at 8.30 and 6.30 on a weekday before you decide. Ask residents whether the railway line helps them, since Jakkur runs alongside it.

With 600 households leaving through one campus, the approach road and the gate matter as much as the highway. Watch the exit at school drop-off time, count the minutes to the nearest bus stop, and see where visitors park. A community this established has residents who can tell you exactly how the neighbourhood has changed since 2018, so ask them what still needs a car and what does not.

Brigade Northridge gives you five layouts to choose between, all quoted as built-up area. The two two-bedroom plans are about 1,230 and 1,290 sq ft. The two plain three-bedroom plans are about 1,660 and 1,760 sq ft, and the three-bedroom with a servant's room is about 1,880 sq ft, with its own small bathroom. Carpet areas were not published; measure the flat or read the sale deed.

There is no developer price list, because every home is a resale. A rate of about Rs. 5,490 per sq ft was published at the original sale and is useful only to see how far the market has moved. Kitchens were handed over with provision for a modular fit-out, a water purifier point and a refrigerator point, so what you find in a flat now reflects what the owner added.

No GST is due on a completed home. Stamp duty and registration apply on the full sale consideration. Before agreeing a price, ask the seller and the association for a written statement covering:

• The registered sale deed and the built-up area stated in it
• Recent registered prices for the same plan in the same block
• Block, floor and facing of the flat, and what it looks out over
• Car parking bays allotted, and whether they are covered
• Association transfer fee and any maintenance or tax arrears
• Stamp duty and registration on the full consideration

Brigade Northridge has no RERA registration number published by Brigade Group, and it was handed over from 2018. You can search the Karnataka RERA website (rera.karnataka.gov.in) by project name to see whether an entry exists. The published sanction is from BBMP or BDA, and that authority's approval is what should appear on the building plan you are shown.

A resale in a completed community is a title check. Ask the seller for:

• The occupancy certificate for the block
• The sanctioned building plan with the flat marked
• The parent title documents for the 7 acres at Survey No. 108/2
• The seller's registered sale deed and the earlier deeds in the chain
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate for the years since handover
• A no-dues and no-objection certificate from the owners' association

If the seller has a home loan, get the closure letter or the bank's consent and make sure the lien is lifted before registration. The purchase is registered on a sale deed, after which you apply for the khata transfer and move the electricity and water accounts to your name. Have your own lawyer read the title opinion, even if your bank's legal team has already done one.

Brigade Northridge has seven 11-floor blocks on 7 acres, around shared gardens, courts and a clubhouse. Because the project is finished, you are looking at real upkeep rather than a render. Ask the association for the sanctioned layout and walk it, noting which blocks face the gardens and which face the road. That will explain much of the price difference between two flats of the same plan.

A morning might start on the jogging track, move to the yoga and meditation hall and finish in the gymnasium. The swimming pool, spa and sauna are in the clubhouse. Tennis, badminton and basketball courts give teenagers and adults something to do in the evening, and the games room covers billiards and table tennis when it rains. Children have a play area, and older residents have a corner set aside for them.

Family functions go to the community hall or the party area. Inside the flats, the specification listed vitrified tiles in the living spaces, laminated wooden flooring in the master bedroom and a teakwood-framed main door with a PU polish. Power was rated at 4 kW for a two-bedroom and 6 kW for a three-bedroom, with 2 kW and 3 kW of backup. Ask the association what the monthly maintenance charge is, how the reserve fund stands after eight years, and how the courts are booked.
