Brigade Northridge Neo

Brigade Northridge Neo stands at Survey No. 108/2, Kogilu Main Road, Markandhaiha Nagar, Venkatala II Division, in the Yelahanka area on the north side of Bengaluru, pincode 560064. Kogilu is a residential strip on the north side of the city, within the Yelahanka area. It has grown quickly since the 2022 handover, so the shops and services around the gate today are more than the launch brochure promised.

Brigade Group has not published distances or travel times to any workplace, station or school, so we quote none. What you should do instead is simple: leave the gate at your usual hour, drive to work and back, and note where Kogilu Main Road slows. Do the same for the school run. On a weekend, walk out of the gate and see how far the nearest grocery, pharmacy and clinic are on foot.

Because this is a small resale community rather than a launch, the people who can answer your location questions are the owners. Ask them how the road has changed since they moved in, whether the area floods in the monsoon, and which side of the building faces the traffic. A two-block layout means every flat faces either the road or the inside of the site, and that choice is worth knowing before you compare prices.

Brigade Northridge Neo was built in two layouts, both quoted as built-up area. The two-bedroom is about 1,386 sq ft and the three-bedroom about 1,691 sq ft, a difference of roughly 300 sq ft. Carpet areas were not published, so read the area off the seller's sale deed or measure the rooms on your visit. Every flat is in one of two blocks of 11 floors, so ask which block, floor and facing you are being shown.

The developer's launch price was Rs. 1.11 Crore for the two-bedroom, about Rs. 8,000 per sq ft; no price for the three-bedroom was published. Both plans are sold out, so a resale price is a negotiation with the owner, and the market since October 2022 will have moved it. Compare the asking figure with recent registered sales of the same layout in the same block.

No GST is payable on a completed flat. Stamp duty and registration apply on the sale consideration. Before agreeing a price, get the seller and the association to confirm in writing:

• The built-up area in the registered sale deed
• Block, floor and facing, and any floor-rise the seller originally paid
• Car parking bays allotted and whether they are covered
• The association transfer fee and the current maintenance charge
• Any maintenance or property tax arrears on the flat
• Stamp duty and registration on the full consideration

Brigade Northridge Neo has no RERA registration number published by Brigade Group. A building handed over in October 2022 would ordinarily have been registered, so ask the seller for the number and search the Karnataka RERA website (rera.karnataka.gov.in) by project name. The entry, if it exists, gives you the sanctioned plan and the promoter's completion filings to compare with the documents the seller hands over.

For a completed flat bought from an owner, ask for:

• The occupancy certificate for the block
• The sanctioned building plan with the flat marked
• Title documents for the 1.7 acres at Survey No. 108/2
• The seller's registered sale deed, and Brigade Group's agreement if the seller was the first buyer
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate covering the period since 2022
• The association's no-dues and no-objection certificate

If the seller bought with a loan, the bank's closure letter or consent must come before registration. You will register a sale deed, then apply for the khata transfer and move the utility connections to your name. Because the building is recent, also ask whether any developer defect-liability period is still running and whether it transfers to you.

Brigade Northridge Neo has two 11-floor blocks on 1.7 acres, with the shared facilities on the ground between and around them. Brigade Group has not published how much of the plot stays open, but since the project is complete you can walk it and see for yourself. Ask the association for the sanctioned site plan, and check which block faces the internal garden and which the road.

A morning here could start on the jogging and skating track, move to the meditation and yoga area and end in the gymnasium or the swimming pool. The golf greens are the unusual feature: a putting surface you rarely find in a project of this size, and one to inspect closely, since turf needs constant care. Sports courts take the evening, and the games room and the party area cover weekends and functions.

Children have a play area and the landscaped gardens for the rest. With only 100 households paying for a full amenity set, ask the association what the monthly maintenance charge comes to. Ask whether the golf greens and pool are maintained by contract or by in-house staff, and how the reserve fund stands three years in. Small communities offer closeness and quick decisions; they also spread fixed costs across fewer homes, so the numbers deserve a look.
