If a house already stands on the plot, add its sanctioned building plan and check that the structure matches it. You register the purchase on a sale deed and then transfer the khata to your name. When you build, you will need your own plan sanction before work starts, and the layout's setback and height rules will bind your architect, so read them before you buy rather than after.

Brigade Oasis Phase 3 Plots divides 40 acres into 460 plots along a grid of internal roads, with the standard plots on one pattern and the garden plots on another. In a plotted community the master plan is what you are buying: it fixes your road width, your frontage, your setbacks and where the drains run. A day here can include a swim, a yoga or aerobics session and a game of squash, which is more than most plotted layouts offer. Table tennis and a library with a reading room cover the quieter hours, and the children's play area is where younger families meet.
