This suits a buyer who wants to build a house of their own design in the airport corridor and can carry the land for a while before building. The house is yours to design, within the setbacks and floor limits the sanctioned layout and the local bylaws allow. Have those limits confirmed in writing before you brief an architect. Frontage, depth, orientation and a corner position change what can be built as much as the area does.

GST does not apply to land. It applies only to a construction contract you sign later, on the value of that contract. Stamp duty and registration are paid on the land value when the sale deed is registered. Ask the seller and the owners' association for a written statement covering:

  • Maintenance charges and property tax paid to date, and anything outstanding
  • The association's transfer fee, if any
  • Any deadline or penalty for leaving the plot unbuilt
  • Water, power and drainage connections at the plot boundary

Paperwork and approvals for Brigade Oasis Plots

If a house already stands on the plot, add the sanctioned building plan and the completion or occupancy certificate for it. Have a lawyer read the chain before you pay an advance. After registration, apply for the khata transfer in your name, because property tax and the maintenance account follow the khata. You will also need it in your name before you apply for a building permit.
