Brigade Orchards

Brigade Orchards lies on Boodigere Road, off NH 207, at Devanahalli, pincode 562110, with the estate's own spinal road carrying you from the gate to your street. Devanahalli is a town on the northern edge of Bengaluru rather than a suburb inside it, and that shapes daily life here more than any single distance. Inside the estate you have shops, a hospital and pharmacy and a stadium, so many errands never leave the gate.

The developer says both Kempegowda International Airport and the city are reached by road and has not published how long either trip takes. If you fly often, or someone in the house works at the airport, this location has an obvious pull. If your office is in the south or east of the city, the daily run will be long, and you should drive it in both directions at your usual hour before you decide anything.

Devanahalli is also a historic town with its own fort and old streets, and the area is planned to carry business parks in the years ahead. Treat that as context rather than a promise; buy for what is there now. Walk Boodigere Road from the highway to the gate and see how it handles trucks and rain. Ask residents what a school run or a hospital visit outside the estate looks like.

Brigade Orchards has one villa on offer: a four-bedroom house of about 4,900 sq ft built-up, across two or more levels as the plans show. The specification puts a master bedroom with a four-fixture bathroom, three further bedrooms, a servant's room and toilet, a family room and space for a home theatre and gym inside that figure. Carpet area and plot size have not been published; ask for both, since a villa price rests on the land as much as the built area.

The starting price is Rs. 4.44 Crore. Set against 4,900 sq ft that is about Rs. 9,060 per sq ft, while the developer's published rate is Rs. 7,590 per sq ft. Both appear here because both were published. Get the rate, the area and the total on one signed sheet before you compare it with a villa elsewhere.

A completed villa carries no GST. You pay stamp duty and registration on the full consideration, and if you buy from an owner, the association's transfer fee. Ask the cost sheet to show:

• The plot area and the rate, if any, charged on land separately
• The built-up and carpet areas the villa price is based on
• Clubhouse membership and the maintenance deposit for the estate
• Any charge for a corner plot, a park-facing position or a golf-course view
• Stamp duty and registration as separate lines
• What is included: fittings, fixtures, garden and any developer warranty still running

Brigade Orchards has BBMP/BDA approval named by the developer, but no RERA registration number has been published. Handover began in December 2014, which is before Karnataka's RERA rules took effect, so a number may simply not exist. Even so, ask Brigade Group whether any later phase is registered and search for the project on the Karnataka RERA website, rera.karnataka.gov.in, before paying a booking amount.

For a villa in a completed township, the file you want to see looks like this:

• The completion or occupancy certificate for the villa
• The sanctioned plan, so the built house matches what was approved
• Layout approval for the township and the release of your plot from the overall layout
• Title documents for the land and an encumbrance certificate running to the present day
• Khata in the current owner's name and tax receipts up to date
• A no-dues letter from the estate's owners' association, if the seller is an owner

If the villa comes from developer stock, you will sign an agreement for sale and then a sale deed. If it comes from an owner, you will sign a fresh sale deed built on their earlier deed, so have a lawyer trace the chain back to the developer. After registration, apply for the khata transfer into your name and ask the association to record you as the member for the villa.

Brigade Orchards spreads 130 acres around a spinal road, with villas, apartment blocks of up to seven floors, golf greens, a stadium and a small commercial strip sharing the ground. The developer has not published the split between homes and open land, so ask for the layout plan and walk it. The plan you are shown is the township as planned by the developer; the estate you walk through is the one that has been running since 2014.

A day here can begin with a round on the golf greens or a circuit of the jogging track, then the gymnasium and a swim. Children have their own play area and the landscaped gardens, and the outdoor courts and stadium take over once school is out. The games room and indoor games cover the hot part of the afternoon.

What sets this estate apart is what you do not have to leave for. There is a hospital and pharmacy inside the gate, and retail spaces for daily shopping. Security, maintenance staff, round-the-clock power backup and rainwater harvesting are part of the running of the place. Ask the association how the hospital and shops are staffed today, what the clubhouse fee is, and how much of the maintenance bill goes to the golf course, because a course is costly to keep green.
