Brigade Parklane

Brigade Parklane Overview

Brigade Parklane is a completed apartment project by Brigade Group on Kanakapura Road, south Bangalore, completed in December 2020, on the stretch of the road beyond the NICE Ring Road. It offers 2 BHK and 3 BHK homes priced from Rs. 51.3 Lakhs, as part of a 60-acre development. It suits Kanakapura Road buyers with a budget between Rs. 50 Lakhs and Rs. 70 Lakhs who want a finished flat and not a construction-linked wait.

Two plans are offered. The two-bedroom flat starts at about 1,210 sq ft and runs up to about 1,340 sq ft, priced from Rs. 51.30 Lakhs to Rs. 56.81 Lakhs. The three-bedroom flat starts at about 1,490 sq ft and runs to about 1,600 sq ft, priced from Rs. 63.17 Lakhs to Rs. 67.84 Lakhs. On the smallest size of each, both plans work out to about Rs. 4,240 per sq ft. The developer has not published the unit count, the number of blocks, the floors or a street address.

A price band on a completed project raises a question you should put to Brigade Group directly: is the flat you are offered unsold developer stock or an owner's resale? The answer changes the paperwork, the negotiating room and who you pay. Either way, a home with its occupancy certificate carries no GST, so the price you see is closer to the price you pay than it would be on a site still under construction.

This fits a first home for a couple or a young family that wants to be moved in within a few months, plays tennis or badminton, and works toward Electronics City or Bannerghatta Road. It is a weaker fit if you need a four-bedroom home, want to be inside the ring road, or want a brand-new tower with a long list of indoor amenities; the list here is short and sporty. Ask what the maintenance charge is and how the courts have been kept since 2020.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Brigade Parklane

Brigade Parklane sits on Kanakapura Road on the far side of the NICE Ring Road, in the south of the city. The developer has not published a street address or pincode, so ask for both and check them against the sale documents. This part of the road has drawn people who work in software, and the daily pattern is simple. The NICE road takes you east toward Electronics City and Bannerghatta Road, and Kanakapura Road itself takes you north into the city.

For everyday life, the nearby localities named by the developer are Banashankari, Begur, Gottigere and Hulimavu, which between them cover shopping, hospitals and schooling. Further out along Kanakapura Road is Harohalli. No distances or travel times have been published for any of these, so we do not estimate them.

Test the two commutes that matter to you on a weekday, once in each direction, and note where the queue forms at the NICE toll and the junction onto Kanakapura Road. Then walk the last stretch from the main road to the gate. On a 60-acre development the walk from a bus stop to your block can be longer than the map suggests, and you will want to know how long it takes with shopping bags in the rain.

Homes and prices at Brigade Parklane

Brigade Parklane offers two plans, both quoted as built-up area. The two-bedroom home comes in sizes from about 1,210 to 1,340 sq ft. The three-bedroom home comes in sizes from about 1,490 to 1,600 sq ft. Carpet areas have not been published; ask for the plan of your unit and, since the building is finished, take a tape measure to the flat.

Prices are published as bands. The two-bedroom flat is Rs. 51.30 Lakhs to Rs. 56.81 Lakhs and the three-bedroom flat Rs. 63.17 Lakhs to Rs. 67.84 Lakhs. Divide the lowest price by the smallest size and both plans come to about Rs. 4,240 per sq ft, which suggests the band tracks size and floor rather than a different rate per plan. Ask for the unit-wise sheet to confirm.

Since handover began in December 2020, a flat with its occupancy certificate carries no GST, and that alone saves a noticeable slice against an under-construction alternative. Stamp duty and registration are payable on the full agreed price. Ask the cost sheet to break out:

  • Base rate, and whether it is charged on 1,210 or a larger figure for your flat
  • Floor and facing premium, if the developer applies one
  • Car parking and how many bays are included
  • Clubhouse membership and the maintenance deposit
  • Stamp duty and registration as separate lines
  • If the seller is an owner, the association transfer fee and a no-dues letter

Paperwork and approvals for Brigade Parklane

Brigade Parklane has BBMP/BDA approval named by the developer, and no RERA registration number has been published. Ask Brigade Group for it and search for the project on the Karnataka RERA website, rera.karnataka.gov.in. If a number exists, the entry will show the promoter, the sanctioned plan and the declared completion date, which you can then match against the December 2020 handover.

What you ask for next depends on who is selling. From the developer, for unsold stock in a finished block, get:

  • The occupancy certificate for the block
  • The sanctioned building plan, with your flat marked on it
  • Title documents for the land and an encumbrance certificate
  • A draft sale deed, since a completed flat registers on a sale deed rather than an agreement to sell
  • The khata for the property and the latest tax receipt

From an owner, add the seller's own sale deed, the khata in the seller's name, tax receipts to date and a no-dues letter from the owners' association. Have a lawyer confirm the chain from the developer to the seller. After registration, the khata moves into your name through the local office and the association records you as the member for the flat. Keep every receipt from the day you take the keys.

Living at Brigade Parklane

Brigade Parklane arranges its blocks around courts and open ground, inside a 60-acre development of which it is one part. The developer has not published the number of blocks, the floors or the open-space share, so ask for the layout plan and walk it. Any plan you are shown is the layout as planned by the developer; the courts and clubhouse you see were finished before December 2020 and have had several seasons of use.

A day here leans toward sport. Early risers can take the tennis or badminton court before the sun is high, or start in the clubhouse gymnasium. Children have a play area, and the basketball court will pull the older ones out after school. There is no pool, spa or indoor games list on the developer's sheet for this project, so if those matter to you, ask what the wider development offers and on what terms.

Behind the front door the building carries intercom to the gate, security cover and round-the-clock power backup. The specification is brief: ceramic tile on the staircases and modular switches in the flats, and little else has been published. That makes a site visit more important, not less. Open the taps, check the windows and look at the paint on the external walls, then ask the association what the maintenance charge covers and whether the courts are resurfaced on a schedule.

Frequently Asked Questions

What will a flat at Brigade Parklane cost me?
The two-bedroom plan is priced from Rs. 51.30 Lakhs to Rs. 56.81 Lakhs and the three-bedroom from Rs. 63.17 Lakhs to Rs. 67.84 Lakhs. Both start at about Rs. 4,240 per sq ft on the smallest size. Add stamp duty and registration; a completed flat carries no GST.
How big are the flats at Brigade Parklane?
The two-bedroom plan runs from about 1,210 to 1,340 sq ft and the three-bedroom from about 1,490 to 1,600 sq ft, quoted as built-up area. Carpet areas have not been published, so ask for the plan of the exact unit and measure the rooms on your visit.
Is Brigade Parklane ready to move into?
Yes. The developer lists the project as completed, with handover from December 2020. You can inspect the actual flat, the block and the courts rather than a show unit. Ask whether the flat you are shown is developer stock or a resale, because the paperwork differs.
Is Brigade Parklane convenient for Electronics City?
The developer describes Electronics City and Bannerghatta Road as within reach from this part of Kanakapura Road, without publishing a distance or a time. Drive it yourself at your usual hour in both directions, since the NICE road link is what makes or breaks that commute.
Does Brigade Parklane have a RERA number?
The developer has not published one. Ask Brigade Group for it and search the Karnataka RERA website before you pay a booking amount. For a completed project, ask for the occupancy certificate at the same time; that document matters more once the building is finished.
What amenities does Brigade Parklane have?
Courts for tennis, badminton and basketball, a gymnasium inside the clubhouse, and a children's play area, backed by intercom, security and power backup. It is a compact, sports-led list rather than a long menu, so if you want a pool or a spa, check what the wider 60-acre development offers.
