Brigade Parkside East

Brigade Parkside East has its address on Hadosiddapura Road at Chikkannahalli, a turn off Sarjapur Road; St. Stephens Marthoma Church is the landmark, Carmelaram the pocket and 560035 the pincode. Sarjapur Road is the spine of the south-east, and your days will run along it: out to the main road in the morning, back down the side road at night. The developer has not published distances or travel times to offices, stations or schools, and we do not invent them.

What you can do is test the road yourself. Drive from the gate to your workplace at your usual hour, then reverse it in the evening, and note how long the turn from Hadosiddapura Road onto Sarjapur Road takes when the corridor is full. Try the same trip on a Saturday, when the shopping traffic replaces the office traffic.

Then walk. A side-road address is quieter than a main-road one, but it also means the last stretch to a bus or an auto is on foot, so see how the pavements, lighting and drains look. Ask residents where they shop, which clinic they use and how a school run works from here. In a settled area a neighbour's answer is worth more than any map, and a resale gives you neighbours to ask.

Brigade Parkside East was built in two plans. The one-bedroom flat measures about 704 sq ft and the two-bedroom flat about 1,144 sq ft, both quoted as built-up area. The step between them is about 440 sq ft, which buys a second bedroom and a larger living space. Carpet areas have not been published; ask the seller for the unit plan and measure the rooms on your visit, which a finished flat lets you do.

There is no developer price. Brigade Group sold out, and the figure you pay is agreed with an owner. In a four-floor block the floor matters less than in a tower. What moves the price is the block's position, whether the flat looks onto the garden or the compound wall, and the state of the interiors after several years of use. See two or three units before you settle.

A completed flat carries no GST. Stamp duty and registration are due on the agreed price, and the association may charge a transfer fee. Before you agree a figure, ask the seller to set out:

• Block number, floor and facing, and how many car parks transfer with the flat
• Monthly maintenance, the sinking fund balance and any repair levy voted since 2020
• Whether the sale price includes wardrobes, kitchen fittings and appliances
• Any alteration made to the flat and whether it touched a wall or the plumbing
• The date the seller bought and the price on their own sale deed

Brigade Parkside East has no RERA registration number published by the developer. Ask the seller whether one exists and run a search on the Karnataka RERA website, rera.karnataka.gov.in, before you pay a token. If an entry turns up, it will show the sanctioned plan and the promoter's declared completion date, which you can then hold against the December 2020 handover.

For a completed flat bought from an owner, the file you want to see is this:

• The occupancy certificate for the seller's block
• The sanctioned building plan and the plan of the flat itself
• The seller's registered sale deed and the earlier deed from the developer
• Khata in the seller's name and property tax receipts up to date
• An encumbrance certificate covering the years since 2020
• A no-dues letter from the owners' association

Have a lawyer read the chain from Brigade Group to the seller and confirm that the seller's name, block and flat number agree on every page. If a bank loan is running on the flat, the originals are with the bank and the sale has to clear that loan first. You register a fresh sale deed in your name, then move the khata through the local office and have the association enter you as the member for the flat. Keep every receipt from the day you get the keys.

Brigade Parkside East has 17 four-floor blocks spread over four acres, with the shared spaces threaded between them, all finished and in use since 2020. The developer has not published the share of ground left open, so walk the site and judge the gaps between the blocks yourself. Any plan you are shown is the layout as planned by the developer; the gardens and courts you see on the day are the real ones, a few years into their life.

A morning here might begin on the jogging track that loops the grounds, then a stint in the clubhouse gymnasium or a swim in the pool. Children have a play area of their own and the landscaped gardens, and the basketball and outdoor courts take the older ones after school. The games room, with table tennis, covers a wet afternoon, and there are health centres on the grounds for the small things.

Evenings and celebrations turn to the party area. With no lifts to speak of in a four-floor block, the daily question is stairs: a top-floor flat is quieter and brighter but you carry the shopping up. Ask the association how the pool and the courts are maintained and what the monthly charge covers. Ask too whether the blocks have been repainted since handover, because the exterior of a low-rise shows the weather quickly.
