Brigade Plumeria

Brigade Plumeria Overview

Brigade Plumeria, from Brigade Group, is a completed apartment project along Kanakapura Road, south Bangalore, completed in December 2018. It stands at No. 122, Saalu Hunase Village, facing the Anjaneya Temple near Udayapura; the developer lists the pincode as 560047. It has 1 BHK, 2 BHK and 3 BHK flats and is sold out, so the only way in is a resale from an owner. It suits buyers who want a finished flat inside a large, established development, where a small one-bedroom home is as welcome as a three-bedroom.

The project is part of a 60-acre development, and its own share is 14 blocks of eight floors carrying 800 apartments. Three plans were built, all quoted as built-up area: a one-bedroom flat of about 748 sq ft, a two-bedroom flat of about 1,172 sq ft and a three-bedroom flat of about 1,460 sq ft. The specification also mentions a one-bedroom plan with a study, so ask sellers exactly which plan their flat follows.

With nothing left at the developer, there is no list price; the developer's own rate was given as on request even when it was selling. Each owner names a figure, and in an eight-floor block the floor, the facing and the state of the interiors will move it. Ask the owners' association what the monthly charge is, how the lifts have been serviced, and whether any levy is pending before you talk numbers with a seller.

This fits a single buyer or an investor after a compact flat, and a family that wants three bedrooms in a complex where the courts and pool have been in use for years. It is the wrong fit if you want a new home with a developer warranty, a construction-linked payment plan, or a four-bedroom plan, which was never built here. Kanakapura Road is busy, so drive your own commute from the temple gate before you decide.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Brigade Plumeria

Brigade Plumeria has its address at No. 122 in the south of the city; the developer lists the pincode as 560047, and the site faces the Anjaneya Temple, near Udayapura, in Saalu Hunase Village. The temple is your landmark for autos and deliveries. Kanakapura Road is the route north into the city, and the developer points to the NICE corridor nearby as the way east to Electronic City and Bannerghatta Road.

For the ordinary week, the developer describes schools, hospitals, malls and banks along Kanakapura Road itself. Banashankari, JP Nagar and Jayanagar are named as reachable by road for bigger errands and older markets. No distances or travel times have been published for any of these, and we do not estimate them. A settled road like this one usually has what you need within a short drive; the question is how long the drive takes at 8.30 in the morning.

So test it. Drive from the temple gate to your office at your usual time and back in the evening, once by the NICE road and once through the city, because the two routes behave differently. Walk the frontage too, and note where the nearest bus stop is and how the road crossing works, since a main-road address is only convenient if you can get across it. Ask residents which school their children attend and how long that run takes.

Homes and prices at Brigade Plumeria

Brigade Plumeria was built in three plans, all quoted as built-up area: a one-bedroom flat of about 748 sq ft, a three-bedroom of about 1,460 sq ft and a two-bedroom of about 1,172 sq ft. The specification also refers to a one-bedroom flat with a study, so a fourth plan may exist. Carpet areas have not been published, so take a tape measure to the viewing.

There is no developer price to quote. The developer never published a rate for this project, and it sold out before handover in December 2018, so what you pay is agreed with an owner. In an eight-floor block a higher floor with a clear outlook will cost more than a low floor facing another block. View several before you settle on a number.

A completed flat with its occupancy certificate carries no GST. Stamp duty and registration are due on the agreed price, and the association may charge a transfer fee. Ask the seller to set out in writing:

  • Block, floor and facing, and the number of car parks that transfer with the flat
  • Monthly maintenance, the sinking fund balance and any repair levy raised since 2018
  • Whether the flat is the plain one-bedroom or the study variant, with the plan to prove it
  • What wardrobes, kitchen fittings and appliances are included
  • Any change made to walls or plumbing since handover
  • The price on the seller's own sale deed and the date they bought

Paperwork and approvals for Brigade Plumeria

Brigade Plumeria has BBMP/BDA approval named by the developer, but no RERA registration number has been published. Ask the seller whether the project was ever registered and search the Karnataka RERA website, rera.karnataka.gov.in, yourself. For a complex handed over in December 2018, the RERA entry, if there is one, is a footnote; the occupancy certificate and the sanctioned plan are what protect you.

From the seller, before a token changes hands, ask for:

  • The occupancy certificate for the seller's block
  • The sanctioned building plan and the unit plan, so you can see whether the flat is a plain one-bedroom or the study variant
  • The seller's registered sale deed and the earlier deed from the developer
  • Khata in the seller's name and property tax receipts to date
  • An encumbrance certificate covering the years since 2018
  • A no-dues letter from the owners' association

Have a lawyer read the chain from Brigade Group to the seller and confirm that the name, block and flat number match on every page. Because this project is part of a larger 60-acre development, ask which association runs your block and whether a separate federation collects charges for the shared land. If a loan is running on the flat, the bank holds the originals and the sale must clear it first. You register a fresh sale deed, then move the khata into your name and have the association record you as the member.

Living at Brigade Plumeria

Brigade Plumeria has 14 blocks of eight floors within a 60-acre development, with its own pool, courts and gardens between them and the larger estate's roads and greenery beyond. The developer has not published how much of the ground is open, so ask for the layout plan and walk it. Any plan you are shown is the layout as planned by the developer; what you see on the day has been in use since December 2018.

A morning here might start on the jogging track, then move to the basketball or outdoor courts before they fill, or to the clubhouse gymnasium and a swim. The meditation hall is the quiet room for the start or end of the day. Children have their own play area and the landscaped gardens, and the games room with table tennis takes them in on a wet afternoon. Health facilities on the grounds cover the small things.

Evenings and festivals go to the party area. Underneath it all the buildings collect rainwater, and the specification puts two passenger lifts on every core, with one staircase for a core of four flats and two for a core of eight. Provision for intercom is built in. Ask the association how the lifts and pumps are serviced, what the monthly charge covers, and whether the pool is open all year, because a 800-home complex lives or dies by its upkeep.

Frequently Asked Questions

Can I buy directly from Brigade Group at Brigade Plumeria?
No. All 800 flats were sold and handover took place in December 2018, so every purchase now is from an owner. Each seller sets a price, so compare a few flats of the same plan on different floors and facings before you make an offer.
What sizes were built at Brigade Plumeria?
A one-bedroom flat of about 748 sq ft, a two-bedroom flat of about 1,172 sq ft and a three-bedroom flat of about 1,460 sq ft, all built-up figures. The specification also refers to a one-bedroom plan with a study. Carpet areas have not been published, so measure the flat when you view it.
Is GST charged on a resale at Brigade Plumeria?
No. A completed flat that holds its occupancy certificate carries no GST. You pay stamp duty and registration on the agreed price, and the owners' association may levy a transfer fee. Ask the seller for a no-dues letter so old maintenance arrears do not become yours.
Was Brigade Plumeria registered under RERA?
The developer has not published a RERA number. Ask the seller and search the Karnataka RERA website. For a complex handed over in December 2018, the occupancy certificate and the sanctioned building plan are the documents that carry the weight, so ask for those before anything else.
How is the electrical supply set up in the flats at Brigade Plumeria?
The specification gives a sanctioned load of 3 kW for a one-bedroom flat, 4 kW for a two-bedroom and 5 kW for a three-bedroom, with generator backup of 1, 2 and 3 kW respectively. Every bathroom has a geyser point. Ask the association whether these figures still hold.
How do I get to Electronic City from Brigade Plumeria?
The developer describes the NICE corridor nearby as the link to Electronic City and Bannerghatta Road, and Banashankari, JP Nagar and Jayanagar as reachable by road. No distances or times have been published, so drive the route at your usual hour in both directions before you commit.
