There is no two-bedroom plan at all, so the step up from the smallest home is a large one.

Taking over a booking on a tower that is years from handover is not like buying a finished flat. You pay the original buyer for what they have paid so far plus whatever premium you agree, then step into their agreement with Brigade Group and carry the remaining milestone payments. GST applies to the construction portion, the developer must consent to the transfer and will usually charge for it, and the December 2028 date is a promise rather than a fact.

This fits a buyer who wants three or four bedrooms in a big Brigade Group community in the east, can wait until 2028 and beyond, and is comfortable with the extra paperwork of a transfer. It is the wrong fit if you need to move within two years, want a two-bedroom flat, or would rather not carry construction risk. If a finished home in this belt is what you need, look at a completed project instead.

Getting around from Brigade Sanctuary

Brigade Sanctuary stands opposite the Muneswara Swami Temple at Chikkavaderapura, in Dommasandra, on the eastern fringe where the Varthur belt gives way to open land, with pincode 562125. The developer gives a Plus Code, VPWX+2JP, which will drop a pin on the exact plot. The temple is the only landmark published, and no distance or travel time to any office, school, hospital or station has been given, so we do not quote one.

What you can do now is drive. Put the pin in your map and run the trip to your workplace at your normal departure time, then back in the evening, and do it on a weekday rather than a Sunday. The east's traffic is peculiar to its junctions, and a short distance on the map can be a long one at 9 in the morning. If you have children, run the school route at the morning bell as well.

Then think about 2028. The roads around a site this far out will change by the time you move in, for better or worse, and 1,200 households arriving at once will add their own cars to the local lanes. Ask the developer what road access is planned to the gate, how wide the approach road is today, and where the nearest bus route runs. Buy for the roads that exist, not the ones that are promised.

Homes and prices at Brigade Sanctuary

Brigade Sanctuary sold four plans, all quoted as built-up area. The smallest is a one-bedroom flat of about 656 sq ft. The two three-bedroom plans are about 1,424 sq ft with two bathrooms and about 1,728 sq ft with three. The largest is a four-bedroom flat with four bathrooms of about 2,491 sq ft. Nothing was offered between the one-bedroom and the three-bedroom. Carpet areas have not been published.

Because the developer lists every plan as sold, there is no current price to quote; any figure you hear comes from a seller who booked earlier. You pay them what they have already paid to Brigade Group plus the premium they ask, then carry the remaining milestone payments yourself. In a 27-floor tower the floor and the facing change the value of the same plan a great deal.

GST applies to the construction portion of every payment still due. Stamp duty and registration fall due at the sale deed, and the developer will charge a fee for endorsing the booking in your name. Ask for a written sheet that shows:

  • The original agreement price, the amount paid to date and every remaining instalment with its trigger
  • The premium asked by the seller, separately from what they have paid
  • GST on the remaining instalments, as its own line
  • The developer's transfer fee and any charge for a fresh agreement
  • Car parking, clubhouse membership and the maintenance deposit
  • Stamp duty and registration on the full consideration

Paperwork and approvals for Brigade Sanctuary

Brigade Sanctuary has no RERA registration number published by the developer, which is the first thing to fix before you go further. Ask Brigade Group for it and search the Karnataka RERA website, rera.karnataka.gov.in. For towers that are years from handover, the entry is your best evidence. It carries the sanctioned plan, the declared completion date, the number of units and the quarterly progress the promoter has filed. Compare that date with the December 2028 handover you have been told.

Taking over a booking adds a layer of paperwork on top of the usual under-construction file. Ask to see:

  • The RERA certificate and the sanctioned building plan, with your tower and unit marked
  • Title documents for the 14 acres and an encumbrance certificate
  • The seller's agreement for sale with Brigade Group and every payment receipt they hold
  • Written consent from the developer to the transfer, and its fee
  • A fresh agreement or endorsement in your name, stating the handover date and the remaining instalments
  • Proof that no loan is running against the seller's booking, or the bank's consent if one is

Pay the seller only against the developer's endorsement, not before it. At handover you will need the occupancy certificate for your tower, then the sale deed registered in your name, and after that the khata transfer. Keep a file of every instalment receipt from the day the booking becomes yours.

Living at Brigade Sanctuary

Brigade Sanctuary rises as eight 27-storey towers on 14 acres, with the shared life of 1,200 households arranged at ground and podium level between them. The developer has not published the share of the site left open or where each tower stands in relation to the amenities. Everything you are shown at this stage is a render, as planned by the developer, so ask for the sanctioned layout and see where your tower falls on it.

A morning here, once it is built, could begin on the jogging and skating track or on the meditation and yoga deck, then move to the gymnasium and the swimming pool in the clubhouse. The multiple sports courts and the indoor games zone are for the evenings and weekends. Children have their own play area and the landscaped gardens, and a health centre on the grounds handles the small emergencies.

What makes a community of this size work is the retail. Shops inside the development mean milk, medicines and a haircut without joining the traffic, and the multipurpose party area takes the celebrations a flat cannot hold. Ask the developer how many lifts serve each 27-floor tower, and which amenities open with the first towers and which wait for the last. Ask too how the maintenance charge will be shared across 1,200 homes and the retail units. Those answers matter more than any picture.
