Brigade Sonata stands in Vasanth Nagar, the oldest part of the city, a short distance from Palace Road. From here MG Road is an easy trip, whether for work, shopping or an evening out, and the school run can be short: Sophia High School is close to the project. Bangalore Palace is a neighbour, and Vikram Hospital is near enough for an emergency without a long drive.

Public transport is a real option in this pocket. BMTC city buses and the Volvo services pass through the area, so a second car is not essential for every household. Colleges, restaurants and shops are within the neighbourhood, and the roads, drains and civic services have been in place for decades.

What you trade for that is space and quiet. Central streets carry heavy traffic at peak hours, and parking on the road outside is tight. Time your commute from the gate at your usual hour, and ask how many covered car bays come with the flat. The developer has not published distances in metres or minutes to any of these places, so measure them yourself on the visit.

Brigade Sonata offers a single layout, a 3 BHK of about 2,560 sq ft, quoted as built-up area. Carpet area has not been published, so ask for it; at this size the gap between the two figures can run to several hundred square feet. Expect three bedrooms with space left over for a study or a formal dining room, though the exact plan should be checked on the floor plan itself.

No price has been published. The developer lists the home as price on request, and there is no per-sq-ft figure to compare against. If any units remain with Brigade Group, ask for a written quote; if you are buying from an owner, ask for the last two or three registered sale values in the building to anchor your offer.

Because the project was handed over from December 2015, GST does not apply. Stamp duty and registration are payable on the full consideration. Ask for a cost sheet, or in a resale a written breakdown, that shows:

• Base price and the area it is quoted on
• Car parking bays included and any charge for extra bays
• Association transfer fee and maintenance deposit
• Pending maintenance dues, with a no-dues letter from the association
• Stamp duty and registration as separate lines

Brigade Sonata has no published RERA registration number. Ask Brigade Group whether one exists and search the Karnataka RERA website, rera.karnataka.gov.in, by project name. The listing states that the project carries BBMP/BDA approval; ask for a copy of the sanctioned plan and confirm your flat matches it.

With possession given from December 2015, this is a completed building, so the documents to insist on are:

• Occupancy certificate for the building
• Sanctioned building plan and the approved layout
• Khata certificate and extract in the seller's name
• Latest property tax receipt
• Mother deed and title chain, with an encumbrance certificate covering the years since handover
• Draft sale deed, since a completed home registers on a sale deed rather than an agreement to sell

If the seller is an individual owner, add the association's no-dues certificate and the allotment letter from the original purchase. A lawyer should read the title chain before you pay a token amount. At registration, take the sale deed and apply for the khata transfer into your name straight away.

Brigade Sonata comes without a published land area, number of homes or block layout, so ask for the sanctioned site plan before you decide. On a central plot the building usually covers most of the ground, and the shared facilities are fitted around and above it. See for yourself how the pool, the play area and the garden, if there is one, are placed.

A day here could begin with laps in the swimming pool or a session in the gymnasium, followed by a quiet half hour in the meditation hall. The library gives you a room to read or work away from the flat, and the health facilities cover routine wellness needs without leaving the compound. Children have their own play area within the gate.

Security staff and on-site maintenance staff run the building, and 24-hour power backup keeps lifts and lights on through cuts. Because the homes have been occupied since December 2015, none of this is a promise. You can inspect each facility, ask what the monthly maintenance charge is and how much of it goes into a sinking fund. Any renders you are shown belong to the launch; judge the building as it stands today.
