Brigade Stellaris stands in Velachery, a long-settled residential and commercial part of south Chennai. The developer has not published a street address, a landmark or distances to offices, schools or stations, so none are quoted here. Ask the sales team for the exact site address and visit it before you go further.

An established neighbourhood like this means shops, clinics and schools are already around you rather than promised for later. The commute is the part to test. Drive from the site to your workplace at your usual hour, and make the return journey in the evening peak as well, noting where traffic slows.

Because the towers are still going up, a visit today shows a construction site, not the finished approach. Ask where the main gate will open, which road it faces, and how cars will enter and leave at peak times. Check how many parking bays come with each layout, especially the duplexes. Look at what stands on the plots next door, since a new building there could change your view and light later.

Brigade Stellaris offers five layouts. Only two areas have been published, so ask for the carpet and built-up area of every plan. The layouts and their starting prices are:

Where both figures exist, the rate is about Rs. 22,100 to Rs. 22,300 per sq ft. The homes are under construction, so GST is charged on top of the price. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• The base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration on the full value

Brigade Stellaris is registered with RERA as TNRERA/29/BLG/0052/2026. Look it up on the TNRERA portal of Tamil Nadu and read the entry: it names the promoter, the approved plan, the number of homes and the declared completion date. Since no possession date has been published, that declared date is your best reference.

You are buying a home that is still being built, so ask for:

• The RERA registration certificate
• The approved building plan showing your unit
• Title documents for the land and an encumbrance certificate
• A draft agreement for sale with the handover date and delay terms
• The payment schedule, linked to construction milestones

For a purchase of this size, have a lawyer check the title before you pay a booking amount. If you take a home loan, check that your lender values the home at the price in your agreement. At handover, ask for the completion or occupancy certificate before you take the keys. Then register the sale deed and move the property tax and electricity accounts into your name.

Brigade Stellaris has four towers on 5.19 acres, with 284 homes in all. For the size of the land that is a small number of households, so the grounds should feel less crowded than a typical high-rise community. The developer has not published the floor count or the open-space share, so ask to see the master plan and the tower sections. All images are renders as planned by the developer.

A morning here could start in the fitness studio or with laps in the swimming pool. Racquet players have a squash court and a badminton court, which suit an early game before work or a match with the children at the weekend.

If you work from home some days, the business centre gives you a desk and a meeting room away from the family. The multimedia lounge is the place for a film night or a match with friends. The published amenity list is short and aimed at adults, so families with young children should ask what play space is planned. Also ask when each facility will open, and what the maintenance charge per sq ft will be.
