Brigade Wisteria

Brigade Wisteria Overview

Brigade Wisteria is a completed apartment project by Brigade Group off Kanakapura Main Road in south Bangalore, inside a development of 60 acres, with handover in December 2018. It offers 3 BHK homes, with price on request. It suits Kanakapura Road buyers who want a finished three-bedroom flat in a large gated community, rather than an off-plan booking. The homes have been lived in for several years.

Brigade Group lists the price as on request and has not published a unit count, a tower count or the number of floors for this project. Nor has it published a RERA number or a street address. After a 2018 handover, most homes will change hands through resale. Ask the sales office two questions first: is any developer stock left, and if not, does it keep a list of owners who want to sell.

One layout was offered: a three-bedroom home of about 1,450 to 1,480 sq ft, quoted as built-up area. The developer's specification gives vitrified flooring in the living and dining areas, the kitchen and the secondary bedrooms. The master bedroom has laminated wooden flooring, and the doors are wooden-frame flush doors. Carpet areas were not published, so measure the flat or read the seller's agreement.

This suits a family that wants three bedrooms under 1,500 sq ft in a gated setting off Kanakapura Road, with the NICE corridor close for road trips across the south. It also has to be happy buying a home that is several years old. Look elsewhere if you need a developer's warranty period, a price list to anchor on, or a home larger than 1,500 sq ft. Read the owners' association accounts before you make an offer, because in a 60-acre development the maintenance bill is a real number.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Brigade Wisteria

Brigade Wisteria stands off Kanakapura Main Road in the south of Bengaluru. Brigade Group has not published a street address, a pincode or distances to any office, school or station, so none appear here. What it does say is that the NICE corridor runs nearby, and that is the fact that shapes your week. From it you reach Mysore Road one way and Bannerghatta Road and Electronic City the other, without driving through the city centre.

For the older southern neighbourhoods, Banashankari, JP Nagar and Jayanagar are all reached by road. The developer describes the surrounding suburbs as settled, with greenery, made-up roads and civic services. It names schools, colleges, hospitals, banks, malls and multiplexes in the locality without saying which ones. Drive your own routes at 8.30 am and 6.30 pm, then the school run and the weekly shop, before you decide.

Because families have lived here since 2018, the best source is a resident. Ask which gate they use at peak time, how long Kanakapura Road takes into town, where the water supply is weak, and which side of the community takes road noise. Walk the nearest stretch outside the gate for a grocer, a pharmacy and an auto stand, since those decide how often the car comes out.

Homes and prices at Brigade Wisteria

Brigade Wisteria was offered in one layout: a three-bedroom home of about 1,450 to 1,480 sq ft, quoted as built-up area. Carpet areas were not published, so measure the flat or ask the seller for the figure in their agreement. The specification gives vitrified flooring in the living and dining areas, the kitchen and the secondary bedrooms, laminated wooden flooring in the master bedroom, and wooden-frame flush doors. After several years of use, check all of it in person.

Brigade Group lists the price as on request and has published no rate per sq ft. If developer stock remains, ask for the unit-wise price list and the floor and facing behind each figure. If it does not, the seller sets an asking price and you negotiate from what comparable flats inside the community have fetched recently, adjusting for floor, facing and the state of the interiors.

A completed flat with an occupancy certificate carries no GST. Stamp duty and registration apply on the full consideration in every case. Ask the seller, or the developer, and the owners' association for a written statement covering:

  • The last sale price of a comparable flat in the same block
  • Pending maintenance dues and property tax on the unit
  • The association's transfer fee and any deposit that moves to you
  • The parking bay that comes with the flat, and whether it is in the sale deed
  • Fixtures, fittings and alterations that stay, listed item by item

Paperwork and approvals for Brigade Wisteria

Brigade Wisteria has BBMP/BDA approval listed by Brigade Group, but no RERA registration number has been published. Search the project name on the Karnataka RERA website (rera.karnataka.gov.in) before you assume anything. A project handed over in December 2018 may have completed before registration applied to it, in which case the planning authority's approvals and the documents below carry the weight.

For a resale of a finished flat, ask the seller for:

  • The occupancy certificate for the block, with the unit number on it
  • The seller's registered sale deed and the earlier title chain
  • The khata certificate and extract in the seller's name
  • The latest property tax receipt
  • An encumbrance certificate for the flat covering the years since 2018
  • The sanctioned plan showing the unit as built, with any alterations noted
  • A no-dues letter and a transfer no-objection from the owners' association

If Brigade Group still holds unsold units, the purchase is from the developer instead. Then ask for the occupancy certificate, the approved plan, title documents for the land and a draft sale deed, since a completed home registers on a sale deed rather than an agreement to sell. Either way, have a lawyer read the chain before you pay an advance, and apply for the khata transfer in your name as soon as the deed is registered.

Living at Brigade Wisteria

Brigade Wisteria is a gated community inside a 60-acre Brigade development, with the apartment blocks set among landscaped gardens and the courts and pool shared by everyone inside the gate. The developer has not published the number of blocks, the number of homes or the share of the land left open, so ask for the sanctioned layout and see for yourself where your block stands in it. Because the project is complete, nothing here is a render: walk every facility and judge how it has been kept since 2018.

A morning could start on the jogging track, move to the gymnasium or the yoga, aerobics and meditation room, and end with a swim before work. Children have a play area, and after school the tennis, badminton and basketball courts. The landscaped garden is where the evening walk happens and where neighbours meet.

The quieter facts matter too. Rainwater harvesting is part of the layout, the community is gated, and security is in place at the entrance. Ask the owners' association how each court and the pool are booked, what the monthly charge per sq ft is, whether the sinking fund is healthy, and which facilities have been renewed since handover. In a community this size the state of the accounts tells you more than the amenity list.

Frequently Asked Questions

What does a flat at Brigade Wisteria cost?
Brigade Group lists the price as on request and has published no rate per sq ft. Ask the sales office whether any developer stock remains; if it does not, the price is whatever a reselling owner accepts. Build your own benchmark from recent sales of the same layout inside the community and ask a valuer to confirm it.
How big are the homes at Brigade Wisteria?
One layout was offered: a three-bedroom home of about 1,450 to 1,480 sq ft, quoted as built-up area. Carpet areas were not published. The developer specified vitrified flooring in most rooms and laminated wooden flooring in the master bedroom, which you can check on a visit since the homes are complete.
Is Brigade Wisteria ready to move in?
Yes. The project is completed and handover took place in December 2018. Before you sign, ask for the occupancy certificate for the block and walk the flat you are offered. Check the water pressure, the lifts and the condition of the fittings after several years of use.
Does Brigade Wisteria have a RERA number?
Brigade Group has not published one; it lists BBMP/BDA approval instead. A project handed over in 2018 may fall outside registration, but search the name on the Karnataka RERA website before you rely on that. For a resale, the occupancy certificate, sale deed and khata carry more weight.
Is GST payable on a home at Brigade Wisteria?
Not on a completed flat that holds its occupancy certificate, which should be the case after a 2018 handover. You pay Karnataka stamp duty and registration on the full consideration, plus any transfer fee the owners' association charges on a resale. Ask the association office for the current figure.
How do I get around from Brigade Wisteria?
The community is off Kanakapura Main Road with the NICE corridor nearby, which carries you by road towards Mysore Road, Bannerghatta Road and Electronic City. Banashankari, JP Nagar and Jayanagar are reached by road too. Brigade Group has not published distances, so time your own commute at peak hour.
