Brigade Valencia Phase 2 Brillio stands on NH 44 at Kithaganahalli and Banahalli, inside the Bommasandra Industrial Area, pincode 562106, with the Brigade watch tower marking the site. This is the southern edge of Bengaluru along Hosur Road, near Electronic City. If your job is in the industrial belt or the IT parks around it, the daily journey is short; if it is in the city centre, the whole of Hosur Road stands between you and your desk.

Brigade Group has not published distances to specific offices, schools or hospitals, so none are quoted here. Shops, schools and hospitals do line the Hosur Road corridor, but which ones matter is your question to answer. Drive the commute at 8.30 am and again at 6.30 pm, then try the school run, and note how you cross or join the highway from the site, because the turn onto NH 44 decides how every trip begins.

Because the project is still being built, there is nobody living here to ask. Visit the earlier phase of Brigade Valencia on the same site instead, if residents have moved in, and ask them what the access road, the highway noise and the water supply are like. Then ask the developer, in writing, what road works and service connections are promised before 2029.

Brigade Valencia Phase 2 Brillio offers two layouts, both quoted as built-up area. The three-bedroom home with three bathrooms measures about 1,701 sq ft. The four-bedroom home has three bathrooms plus a maid's room and measures about 2,491 sq ft. Carpet areas have not been published, but RERA requires the carpet area in the agreement for sale, so insist on that figure before you sign.

Prices come as bands, not single numbers. The three-bedroom plan runs from Rs. 1.95 Crore to Rs. 2.08 Crore, and the four-bedroom plan from Rs. 2.74 Crore to Rs. 2.89 Crore. On the entry price that is about Rs. 11,500 a sq ft for the smaller home and about Rs. 11,000 for the larger. A high floor with the better facing will be at the top of its band, so ask what the bottom figure buys.

GST is payable on the instalments you pay before the occupancy certificate. Stamp duty and registration apply when the sale deed is registered. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premiums for the exact unit
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• GST as its own line on each milestone
• Stamp duty and registration on the full consideration
• The milestone schedule through to 2029, with what is due at booking and at each slab

Brigade Valencia Phase 2 Brillio has no RERA registration number published by Brigade Group for this phase. For an under-construction home that is the document that matters most. The entry on the Karnataka RERA website (rera.karnataka.gov.in) carries the promoter's declared completion date, the sanctioned plan and the quarterly progress filings. Ask for the number, check that the entry covers these three towers, and compare its completion date with the 2029 handover the developer quotes.

Before you pay a booking amount, ask for:

• The RERA registration certificate for this phase
• The sanctioned building plan and the commencement certificate
• Title documents and an encumbrance certificate for the 15 acres
• The draft agreement for sale, with the handover date, grace period and penalty for delay stated
• The milestone-linked payment schedule
• The allotment letter and receipts for every payment

Have a lawyer read the agreement before you sign, and keep every receipt in one file until 2029. At handover, ask for the occupancy certificate for your tower and register the sale deed in your name. Then apply for the khata transfer, because property tax and the maintenance account follow the khata. Do not take possession or begin interiors until the occupancy certificate is in hand.

Brigade Valencia Phase 2 Brillio is planned as three 27-floor towers on 15 acres, with the shared spaces laid out between them, all as planned by Brigade Group. The developer has not published the share of the plot left open, so ask for the sanctioned site plan and see how much ground the towers take. Every image you are shown is a render until the sales team confirms that a facility is built and open.

A weekday here could begin on the yoga deck, move to the gymnasium, and end with laps in the swimming pool before the drive to work. If you work from home some days, the co-working spaces give you a desk away from the flat. Children have a play area of their own and, after school, the sports courts and the jogging and skating track.

Evenings are for the landscaped gardens and the clubhouse, where an indoor games room covers a rainy weekend. Family functions book the party area. Commercial spaces inside the development are meant to cover the small errands, so you are not driving onto Hosur Road for milk.

Ask three things. How many lifts serve each tower, because 779 households across three cores will feel any shortfall at 9 am. Which facilities open with the first tower and which wait for the last. And whether the clubhouse and courts are shared with the earlier phase of Brigade Valencia or reserved for this one, since that changes how crowded they will feel.
