Casa Grande Neona

Casa Grande Neona Overview

Casa Grande Neona is a completed villa community by Casagrand on Sarjapura Road, east Bangalore, with possession from December 2019, so every home is standing, occupied and available to inspect. It offers 3 BHK and 4 BHK villas priced from Rs. 1.2 Cr. It suits Sarjapura Road buyers who want a villa they can see finished rather than promised on a brochure. Casagrand places the layout beside Azim Premji University, on the stretch that runs out from the Koramangala and HSR Layout junction towards Sarjapura village.

Two configurations were built. The three-bedroom villa measures about 2,200 sq ft and was priced from Rs. 1.20 Crore; the four-bedroom villa is about 2,600 sq ft from Rs. 1.47 Crore. That puts the smaller home at about Rs. 5,450 per sq ft, a figure that reflects when the villas were sold rather than what a seller will ask today. Casagrand describes each villa with two living rooms, large windows, a private garden and two covered car parks.

The site figures need a note. The developer's project summary gives 3.25 acres, while its specification sheet says 46 villas on 3.5 acres. Both numbers are published and neither has been withdrawn, so ask which one the sanctioned plan carries. Shared facilities are deliberately few: a pool, a gym inside the clubhouse, a lobby, a community hall and a children's play area. What you gain instead is your own garden and your own front door.

Choose this community if you want an independent home on the south-eastern side of the city, prefer a small, settled neighbourhood of villa owners over a large township, and can budget upwards of Rs. 1.20 Crore for a resale unit. Skip it if a long amenity list matters to you, if you need a new-build warranty, or if your work is far from the Sarjapura corridor. Since the homes are several years old, put the condition of the individual villa ahead of the brochure.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Casa Grande Neona

Casa Grande Neona stands on Sarjapura Road, south-east of the city centre, on the stretch that heads out towards Sarjapura village from the Koramangala and HSR Layout junction. Casagrand places the community directly beside Azim Premji University, which the developer's material also calls Wipro University. Beyond that neighbour, the developer names no specific school, hospital or office and publishes no distances, so treat any figure a broker quotes as theirs to prove.

The corridor matters more than the address. The Outer Ring Road, Electronic City, Whitefield and Koramangala are all reached by road from here, which is why so many technology employees live along this stretch. The same fact cuts the other way at peak hour. Before you commit, drive from the gate to your office at your usual time, and do the return leg in the evening.

Daily life on a villa street is car-led. Each home has two covered car parks, and the developer describes the surroundings as full of colleges, hospitals, international schools and company campuses. Walk the approach road on a weekday, check how far the nearest grocery run is, and ask the residents' association about water supply and road condition. A community that has been occupied since December 2019 has neighbours who can answer those questions honestly.

Homes and prices at Casa Grande Neona

Casa Grande Neona was built in two villa plans, both quoted as built-up area. The three-bedroom home is about 2,200 sq ft and the four-bedroom home about 2,600 sq ft. Casagrand lists two living rooms in each, large windows for cross ventilation, a private garden and two covered car parks. Carpet areas and plot sizes are not published, and for a villa the plot size drives the price, so ask for both.

At launch the three-bedroom villa started at Rs. 1.20 Crore, about Rs. 5,450 per sq ft on the built-up figure, and the four-bedroom at Rs. 1.47 Crore, about Rs. 5,650 per sq ft. Those are the developer's historical prices. With the community completed and handed over in December 2019, what you will pay is a resale price set by the owner. Use these numbers only to judge how much a seller is asking above the original cost.

Because the villa has its occupancy already, no GST applies to a resale. Stamp duty and registration fees are charged on the full consideration, and a villa deed carries land value, which pushes the registration bill above an apartment of the same price. Before agreeing a number, get in writing:

  • The plot area and built-up area of the specific villa
  • The seller's original allotment letter and sale deed
  • Any dues pending with the owners' association
  • Transfer charges, if the association levies one
  • Stamp duty and registration on the agreed price

Paperwork and approvals for Casa Grande Neona

Casa Grande Neona has no RERA registration number published by Casagrand, which is common for a community handed over in December 2019. You can still search the Karnataka RERA website (rera.karnataka.gov.in) by project name to see whether an entry exists. The developer's page lists BBMP/BDA approval for the layout; ask which authority actually sanctioned the plan, since the two are different bodies.

For a completed villa bought from an existing owner, the documents that matter are the ones that prove the home is legal and the seller can sell it:

  • The sanctioned layout plan and the building plan for the individual villa
  • The occupancy or completion certificate
  • The parent title documents for the land and an encumbrance certificate covering at least the last 15 years
  • The seller's registered sale deed and the khata in the seller's name
  • The latest property tax receipt and the association's no-dues letter

Check that the built villa matches the sanctioned plan, because deviations on private plots are common and become your problem after registration. If the seller has extended the home or covered the garden, ask whether that was approved. At registration you will sign a fresh sale deed, and afterwards you should apply for the khata transfer and update the tax records in your name.

Living at Casa Grande Neona

Casa Grande Neona is a small community rather than a township. Casagrand's summary gives 3.25 acres, and its specification sheet says 46 villas on 3.5 acres, so ask the developer which figure the approved plan carries. Either way, most of the ground is given over to the villas and their private gardens, and the shared spaces are compact. Images of the layout are renders as planned by the developer, though here you can compare them with the built site.

A day at home begins in your own garden rather than on a podium. The clubhouse, with its lobby, holds the gymnasium, and the swimming pool is where children head after school alongside the play area. The community hall is the one large room the neighbourhood shares, used for festivals, meetings and family functions. That is the whole list, and the developer does not pad it.

What that list buys you is quiet. Fewer households share the pool and the hall, so booking a slot is rarely a problem, but the maintenance bill is also spread across fewer homes. Ask the owners' association what the monthly charge is and what it covers, whether the pool and gym are staffed, and how the private gardens are meant to be maintained. Since the villas have been lived in since December 2019, a walk through the common areas will tell you more than any render can.

Frequently Asked Questions

Is Casa Grande Neona still on sale from the developer?
The community was completed with possession from December 2019, so the developer's original stock has long been handed over. Any villa available today comes from an existing owner as a resale, at a price the seller sets. Treat the launch prices of Rs. 1.20 Crore and Rs. 1.47 Crore as a reference, not a quote.
How big are the villas at Casa Grande Neona?
Two plans were built: a three-bedroom villa of about 2,200 sq ft and a four-bedroom villa of about 2,600 sq ft, both quoted as built-up area. Each has two living rooms, a private garden and two covered car parks. Plot sizes are not published, so ask the seller for the plot dimensions.
How many villas are there, and how large is the site?
The developer's own figures do not agree. The project summary gives 3.25 acres, while the specification sheet says 46 villas on 3.5 acres. Ask Casagrand or the owners' association which figure the sanctioned layout plan carries before you rely on either.
What does a resale villa here cost per sq ft?
At launch the three-bedroom villa worked out to about Rs. 5,450 per sq ft and the four-bedroom to about Rs. 5,650, on built-up area. A resale asking price will differ, so compute the rate on the actual figure quoted and compare it with other completed villas on Sarjapura Road.
Does Casa Grande Neona have a RERA number?
Casagrand has not published one, which is usual for a community handed over in December 2019. Search the Karnataka RERA website by name to check for an entry, then rely on the completion certificate, the sanctioned plan and the seller's title documents as your main protection.
Who is this community right for?
A family that wants an independent villa on the Sarjapura corridor, is comfortable with a short amenity list, and values a settled neighbourhood over a brand-new one. If you want a large clubhouse, a fresh builder warranty, or a budget under Rs. 1.20 Crore, look at other options on the same road.
