Casagrand Athens stands at Kuppam, on Vanagaram Main Road, Mogappair, pincode 600053, in west Chennai. Mogappair is a settled residential area, so schools, hospitals and shops are already around it rather than planned for later. The developer has not published distances to any of them, so none are quoted here.

Vanagaram Main Road is the spine of your day: it carries traffic from Mogappair towards Porur, and Anna Nagar and Ambattur are reachable by road. If you work in one of those directions, drive the route at your usual hour and time the return in the evening. Parents should do one school run on a working day before booking.

Inside the gate there are retail spaces, which can save short trips for daily needs. Outside it, 953 households will share the road frontage, so peak-hour queues at the gate are likely. Visit once in the morning and once after dark to judge traffic, lighting and noise. Ask which block faces the main road, since that side will hear it most.

Casagrand Athens was built in five layouts, all quoted as built-up area. The two-bedroom Elite, about 926 sq ft, costs Rs. 39 Lakhs, near Rs. 4,200 per sq ft. Two 3 BHK Elite plans follow: about 1,351 sq ft at Rs. 58 Lakhs and about 1,529 sq ft at Rs. 65 Lakhs, both near Rs. 4,300. The 3 BHK Signature costs Rs. 83 Lakhs for about 1,850 sq ft, about Rs. 4,500.

The 4 BHK Signature, about 2,222 sq ft, has sold out, so any four-bedroom home here comes through resale. Carpet areas are not published for any plan. Since the flats are built, stand in each one you shortlist and compare real room sizes, light and ventilation.

A flat in a block with its occupancy certificate carries no GST; stamp duty and registration always apply. Ask for a cost sheet that shows:

• The price of your specific unit, with floor and facing
• The area the price is charged on, and the carpet area
• Car parking and whether it is included
• Clubhouse membership and maintenance deposit
• GST, if the block is still awaiting its certificate
• Stamp duty and registration on the full value

Casagrand Athens has no published RERA registration number. Ask Casagrand for it and search it on the Tamil Nadu RERA portal (TNRERA) before you pay a token amount. The entry shows the promoter, the approved plan and the declared completion for each block.

A finished home should come with finished paperwork. From the developer, ask for:

• The occupancy or completion certificate for your block
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the land
• A draft sale deed with the built-up area and undivided land share
• Your bank's approval of the project, if you are borrowing

For a resale four-bedroom home, add the seller's registered sale deed and the chain of earlier deeds. Also ask for an encumbrance certificate, the latest property tax receipt and a no-dues letter from the owners' association. After registration, transfer the property tax account and the electricity connection into your name, and keep a written list of any snags noted at handover.

Casagrand Athens has three blocks of 14 floors and 953 homes, with a 40,000 sq ft club building at the centre of shared life. The developer has not published the land area or the share kept open, so walk the grounds and see how the blocks, gardens and courts are laid out. Brochure images are renders as planned by the developer; the finished site is the better guide.

A morning could start on the jogging track or in the gymnasium, followed by a swim. Children have a play area and a learning centre, and the outdoor courts take over after school. Anyone working from home can use the business centre instead of the dining table.

Evenings bring the spa and sauna, the landscaped gardens, and the games and AV room. The mini theatre and the amphitheatre suit films and community events, and birthdays go to the party areas. Retail spaces on site cover small errands. With so many households sharing one clubhouse, ask about booking rules for the party areas and the monthly maintenance charge.
