CasaGrand Boulevard

CasaGrand Boulevard stands on Chikkagubbi Road at Doddagubbi, in the Visthar and Sonam Layout pocket, pincode 560077, on the north-eastern side of Bengaluru. The lane runs off Hennur Road, and Hennur Road becomes the spine of your daily movement. It carries you towards Kalyan Nagar and the Outer Ring Road in one direction and towards the outer suburbs in the other, and Manyata Tech Park is reached by road along this stretch.

Expect a day that starts on Hennur Road. Schools, hospitals, supermarkets and eating places are strung along it, so most errands are a short drive or auto ride rather than a trip into the city. The developer has not published distances or travel times to any of these, so we do not quote any. Drive the route from the gate to your office at your usual hour, then again on the way back, before you decide.

A low-rise community of 528 homes sends a lot of morning traffic through one or two gates. Ask how many entry points the site has and where they open onto Chikkagubbi Road. Check the width and surface of the approach lane too, since the last kilometre often matters more to your commute than the main road does.

CasaGrand Boulevard has four layouts on sale, all quoted as built-up area; carpet areas have not been published, so ask for them. The 1 BHK is about 683 sq ft, the 2 BHK Elite about 1,099 sq ft, the 3 BHK Elite about 1,620 sq ft and the 4 BHK Signature about 2,181 sq ft. Elite and Signature are the developer's grade names, so ask what changes between the grades beyond size.

Starting prices are Rs. 35 Lakhs for the 1 BHK, Rs. 58 Lakhs for the 2 BHK, Rs. 82 Lakhs for the 3 BHK and Rs. 1.10 Crore for the 4 BHK. Divided by their sizes, those come to about Rs. 5,100, Rs. 5,300, Rs. 5,100 and Rs. 5,000 per sq ft, a narrow band. Floor, facing and a corner position will move a specific unit off these figures, so get a quote for the exact flat.

Because the project is complete, no GST is payable on a home that has its occupancy certificate. Stamp duty and registration are due on every purchase in Karnataka. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• Any floor or facing premium on the unit you choose
• Stamp duty and registration on the full consideration

CasaGrand Boulevard has no RERA registration number published by the developer. Ask Casagrand for it, or for the reason the project is outside RERA, and check the entry on the Karnataka RERA website at rera.karnataka.gov.in before paying a booking amount. The portal also records the promised completion date and the sanctioned plan, which you can compare with what stands on site.

For a completed home the key paper is the occupancy certificate, which confirms the building was finished according to its sanction and may be lived in. Ask to see it for your block, then ask for:

• The sanctioned building plan with your unit marked
• Title documents and an encumbrance certificate for the 7.67 acres
• The khata for the property and the latest tax receipt
• A draft sale deed, since a finished flat transfers on a sale deed rather than an agreement to sell
• The apartment owners' association bylaws and the current maintenance rate

At registration you receive the sale deed in your name; after it, apply for the khata transfer and take the first property tax receipt in your own name. If a unit is offered without an occupancy certificate, treat it as unfinished and ask why.

CasaGrand Boulevard covers 7.67 acres with buildings no taller than four floors, which leaves more of the ground for gardens, courts and walking routes than a tower scheme of 528 homes would. The developer has not published the open-space share or the number of blocks, so ask for the sanctioned layout and compare it with what you see on the walk. Because the project is complete, nothing here should be a render; every facility ought to be built and in use.

A morning could begin in the meditation and yoga area, then move to the gymnasium or a few laps in the swimming pool. Parents drop younger children at the creche and older ones at the play area, and the jogging track loops the site for anyone who prefers to run outdoors. The outdoor courts cover several sports, so evenings are for a game rather than a screen.

Weekends lean on the clubhouse: the games room and AV room for a film, the spa and sauna in the health centre for recovery, and the party area for birthdays. The sunken amphitheatre is the community's stage for festivals and open-air evenings, with the landscaped gardens around it. Ask the owners' association what the monthly maintenance charge is and how well the pool and gardens have been kept since 2023.
